00:14I bought nine acres in Appalachia.
00:44This calls for a celebration and lots of explaining.
00:48Here we go.
00:49The property is shaped something like this, it's 8.7 acres.
00:54The beauty about this property is all of this right here is national forest, which means
01:01great hunting and it can't be developed.
01:04There's a road that enters the property about right here and it takes you to one of the main
01:08outcroppings.
01:09There's another trail and it'll take you up to one more outcropping around this zone.
01:15And if you keep going up, up, up, there's another outcropping up top.
01:22Alright, so I'm going to give you guys a bit of a tour of the property.
01:25When you first get to the top of the property, there's this huge pavilion here.
01:30The thing is kind of caving in, so I don't think I'm going to be keeping it.
01:35I just think it's a bit of a hazard more than anything.
01:37I wouldn't put my camper under it, I don't really trust it.
01:40So that will be coming down, but there is power already on the property.
01:45I've got 240, power's here, and it's probably maybe two acres to the road.
01:51So it was quite a ways to get up here and yeah, I'm really glad that that's done.
01:56There's two more little leveled sections.
01:59So the property is almost kind of like a staircase.
02:02So you come in on the far right side, you come up this road, you have clearing number one,
02:07which is the biggest, and I'll take you guys up this little road here, and this is definitely
02:11more of like a four-wheel trail rather than a car trail.
02:16So it kind of comes around this bend here, a potential build site with some clearing done
02:20already, but for the most part it's flat, which is awesome.
02:23And there's kind of this ravine, as I mentioned, and then I'll take you guys up to the tip top
02:28here.
02:29I'm going to leave my beer down here so I can use both hands.
02:33So it's a bit of an incline here, so excuse the heavy breathing, but it's got so much
02:38life on it.
02:39I mean, every time I've been up here, except for today, there's always been white-tailed
02:42deer running around.
02:43There's bugs everywhere.
02:45The birds go crazy, all the little Carolina wrens and such.
02:49Tons of rhododendron.
02:51This is sassafras here.
02:52When I was a kid, sassafras was always the go-to plant to make arrows for like a bow and
02:59arrow.
03:00They're just, they're always pretty straight.
03:02They're easy to carve away.
03:03So this here is one of the, this is the third outcropping that I was talking about and it's
03:09already generally cleared.
03:11I mean, it is just like, it's gorgeous up here.
03:13It's insane.
03:15I think my favorite part about the property is the fact that it's tiered.
03:19So it just feels like you can kind of have multiple build sites, which kind of leads
03:23me to my next point of why I bought this property.
03:26The main thing I want to do with this land is build untraditional, strange cabins and
03:32living spaces.
03:33Incorporating the landscape, incorporating the trees.
03:37The one thing I've just can't get out of my brain is building a tree house.
03:41I want to put a music studio in it and workspace.
03:44That's kind of the plan is just to build stuff like that, you know, stuff like the coop, stuff
03:49like my old tiny home, things like the Shake Shack, you know, untraditional little pieces
03:54of architecture, if you could call it that, sort of strange cabins that are fun to build,
04:01fun to watch me build, and kind of just a way of expression and a way of creativity.

04:25I'm going to kind of put you guys on this log here as I talk.

04:29So, what brought me back to this area?
04:32Um, as you guys might know, I've been living in Oregon.
04:34I've been living on the West Coast for the better part of a decade, maybe like seven,
04:38eight, nine years.
04:39I've kind of lost track.
04:40I grew up in Tennessee.
04:42Family, a partner, community, get back to the place that raised me, made me the man that
04:47I am.
04:48There's just so many reasons to come back to Tennessee.
04:50And I could afford to buy property here.
04:54Um, I sold my sailboat back in January and I took that money and I bought this.
05:00I just spent a little bit extra on the property.
05:02But for the most part, that sailboat paid for the entire property, which is incredible.
05:07But I'm hopeful that this is, one, a place of refuge, a place to get back to my roots,
05:11a place to get back to the landscape and the plants that I grew up around, you know?
05:15Making sassafras arrows and building teepees out of dead oak limbs.
05:21Like, there's just so many things that bring me back to this area, make me feel at home
05:25in this area.
05:26And I'm just excited to take you guys along the ride with me.
05:29Building things, exploring the property, growing my own food.
05:34Um, just a place of freedom.
05:37I think that's kind of the plan.
05:39This is going to be a really fun journey and I just have been so giddy since I came here.
05:45Like, pulling up, I'm setting up camera angles to get shots of me driving the truck in and
05:49I'm just like sprinting around like a little kid.
05:51So, look at Sadie.
05:54Sadie, girl.
05:56You seems like you're stepping into your element, huh?
05:59That could be a coyote den.
06:01There could be snakes in there.
06:05The wildlife definitely wants to kill you a little bit more, I would say, in Appalachia.
06:10Um, on the west coast you've got big animals like grizzly bears and cougars and stuff like
06:16that, maybe rattlesnakes, but out here it's like the little things and there's an abundance
06:20of things that want to hurt you.
06:21You've got lots of poison ivy, you've got Lyme's disease and Rocky Mountain spotted fever
06:26carrying ticks.
06:27There's a lot of mosquitoes and, uh, cottonmouths.
06:32And there is bears.
06:33Bears have been seen on the property.
06:34It was what the previous owner told me.
06:37Um, but it's a place like so full of life.
06:40And I think that's what's just been so cool is to get back to a place that helped me be
06:45the man that I am today.
06:47Oh, so with that being said, there's a lot of work that needs to be done.
06:53Um, there is this really big pavilion right here that will be coming down.
06:58The previous owner was, he's such a nice guy.
07:01He lives like right down the road and he even picked me up in a side-by-side and gave
07:05me
07:05a full tour of the property, which was really cool.
07:08Um, he mainly used the property for hunting.
07:10Um, but he built this structure here to house his, um, fifth wheel trailer, like his camper
07:17RV.
07:17And he put septic in and there's power.
07:20So there's already two of the three utilities water.
07:23I don't know what the case is going to be with water.
07:26That's kind of a big question mark.
07:27I've had two guys come out here from two separate companies to look at the land, kind
07:32of look at the topography, see if they have any records of other properties neighboring
07:36me, if they have, if there is water down below to drill a well, but I don't think that there's
07:41many answers they can give me besides it's going to be expensive.
07:43And there's like a two year wait to get, um, an appointment to come up here and drill the
07:48well.
07:48So, but if you drill a well, you might not find water and it might end up being like
07:54a $20,000 hole.
07:55So I'm not super keen to start drilling for a well right now.
08:00Um, I don't know where I'm going to build.
08:02I don't know where I'm going to end up putting the well.
08:05So there's a lot of question marks still on my end, but there is a Creek that is right
08:11now dried up, but it's the first time I've seen it dried up and we are in a pretty substantial
08:15drought.
08:16Um, everyone in the area that I've been talking to says that this is like a monumental spring
08:21drought.
08:21So the fact that it just now dried up makes me think that if I do get a heavy rain,
08:27um,
08:28I can pump it into a tank.
08:30I would love to do rainwater and catchment on something, maybe some sort of structure
08:34like this.
08:34So there's a lot of plans with that.
08:37And we've shown you guys the property.
08:38I think it's time to go and try and fish.
08:41Um, I have a trout fish in a little while and considering there's gorgeous streams and rivers
08:46just the stones throw away, we're going to go see what the fishery is like.
