00:00This time...
00:01Oh, come on!
00:03Finding the perfect solution for beleaguered buyers in South Wales
00:07takes some figuring out.
00:09No idea which way it will go.
00:11Limits may be tested.
00:13It feels quite shiny.
00:15Yeah, it's right on the edge.
00:16And the numbers may not always add up.
00:18I think I'm about 95% there.
00:20Might be an idea to get the old calculator out.
00:22But no matter how difficult it gets...
00:25You can't force the feeling.
00:26Come on, do the right thing.
00:28You can count on us.
00:29Oh, wow.
00:30...to work it out.
00:31Very well. 20 out of 10.
00:34This is great.
00:43We're in wonderful Wales,
00:45where this calm country is hiding battles being fought but not won.
00:50My couple have said so long to South Africa
00:52and are now desperate to find their own corner
00:55of this country's capital, Cardiff.
00:57My couple are certainly not newbies to Newport,
01:00but after 20 viewings and three defeats,
01:02they need a helping hand across the line.
01:05You rugby man, Phil.
01:07Ah, well, in my day, though I was.
01:12I'm glad you've got experience, Phil,
01:13because the Welsh property market looks like a bit of a scrum.
01:18Well, at least we'll be tackling it together in beautiful surroundings.
01:22Castles, coastlines and captivating countryside.
01:26Wales is a small nation with a big heart
01:28and its capital, Cardiff, is frequently voted a top place to live.
01:34Average property prices here in Wales are 23% below the UK figure.
01:40But a vibrant market, particularly in the cities,
01:42can make for fraught searches.
01:46Putting unwanted pressure on South Africans Tish and Ramon,
01:49who are looking to lay down permanent roots
01:51in their adopted hometown of Cardiff.
01:55This creative couple both work in digital design.
01:58They found each other through a dating app nine years ago
02:01whilst living in Cape Town.
02:04It was love at first sight.
02:06I was like, she's where out of my league.
02:09But then when we started talking, it was just magic.
02:13He pulled at my heartstrings immediately, so yeah.
02:17Not long after, the wedding bells were ringing.
02:20Then, three years ago, Operation Move to Cardiff swung into action
02:24when Ramon accepted a job in the Welsh capital.
02:27So I was originally here in 2004 and 2005.
02:31I was touring here with my band at the time.
02:37And unfortunately, I needed to go back to South Africa,
02:39but my heart was left here.
02:43Ramon told me on our first day how much he loved Wales
02:46and how one day we would move there.
02:47And it's amazing.
02:50Since moving here,
02:51they've been renting a new-build house in Radha,
02:54a smart Cardiff suburb.
02:56It's been great, but they won't feel settled
02:59until they have a place to call their own
03:00and they put their three-year search behind them.
03:05When we originally started looking,
03:06we had a much lower budget of $290,000.
03:10And the reason for that is because we still needed
03:12to sell our property in South Africa.
03:14In that time, we looked at 52 properties.
03:17Which was a little bit crazy.
03:19Having drawn a blank at this lower price point,
03:22they thought that an increase of $160,000
03:24from the sale of their Cape Town home would crack it.
03:26But even with a sizable £450,000,
03:30the perfect three-bed house continues to elude them.
03:34This has been very tough.
03:35The Cardiff market is very competitive.
03:37You'll say you want to go view a property
03:39and then you'll find out that there's already four offers.
03:42Added to which,
03:43these two are pulling in different directions.
03:46Ramon is the practical one,
03:48favouring modern and efficient homes
03:50over Tishy's love of character and curb appeal.
03:53But happily,
03:55they've found a very pragmatic solution.
03:58I'm definitely going to have the final say.
04:01You can have whatever you want.
04:02Thanks.
04:03Sounds like a smart attitude to me
04:05that this bear have been searching
04:06for three years for their dream home.
04:08It's my job to ensure a happy ending.
04:11For some reason,
04:12Cardiff seems to be bucking the trend
04:14of the rest of the country.
04:15And it is still quite a heated market.
04:19But you already know that.
04:21We've seen 52 properties
04:23and we just couldn't find the right property for us.
04:27What are your top three?
04:28I want something that feels like a home.
04:31Curb appeal is very important for me.
04:33So beautiful character house would be amazing.
04:35And then storage.
04:37Right.
04:37I know in the UK,
04:38there's not a lot of storage.
04:40Yeah.
04:40And then my top three would be
04:42off-road parking space for two cars.
04:44Pretty much turnkey.
04:46I don't want any projects.
04:48I don't mind decorating.
04:49That's fine.
04:49A separate utility room if possible.
04:52That's quite important.
04:54I got in real trouble a few years ago
04:56for pointing out how bad we were
04:58at separating kitchen and laundry in the UK.
05:00That is bizarre.
05:01Your maximum budget is $450.
05:03That's correct, yeah.
05:04Right.
05:05Area-wise.
05:06There's so many beautiful areas in Cardiff.
05:08Ponkena.
05:09I love Lisvain is beautiful.
05:11Yeah, Redda's really nice.
05:12Redda's also nice where we can't.
05:14There we are now.
05:15It's really important that we learn from each house.
05:18Only one thing I ask of you,
05:19and that's total honesty.
05:21Do not hold back.
05:22Yeah, we promise to be honest.
05:24Yeah, as you know,
05:24South Africans can be quite a risk.
05:26Oh, yes.
05:26We're quite a risk.
05:29They'll feel very much at home with you then,
05:32eh, Kirsty?
05:33That's the objective, Phil.
05:35Tish and Ramon have a top spend of 450 grand
05:38and are looking for a house in turnkey condition
05:41with three bedrooms so Ramon can work from home,
05:45parking for two cars
05:47and a low-maintenance garden.
05:50While Tish has her eye on a character property,
05:53Ramon remains focused on practicalities.
05:58We'll be searching for their dream house
05:59in Cardiff's many smart suburbs,
06:02mostly to the north of the city
06:03and no more than a 30-minute commute to Tish's work.
06:08Whereas I'll be 13 miles northeast of the capital in Newport,
06:13homing in on a handful of very carefully chosen locations
06:16in and around the city.
06:23Gemma is a veterinary nurse
06:24and her partner Alice works as a laboratory manager
06:27for a pharmaceutical company.
06:30We actually met online on a dating app,
06:32which I never thought would happen,
06:35and it's been five years.
06:37First line to her was,
06:38so you need me to teach you how to ice skate then,
06:40not knowing that she can actually ice skate already.
06:42She was not impressed with me at first.
06:45After a frosty first date,
06:47these ice-skating enthusiasts
06:48quickly slipped into a happy routine
06:50when Gemma moved into Alice's one-bed bachelor pad in Cardiff
06:54with furry friend Sully in tow.
06:56Not long after, Frankie made them fall.
06:59This is your favourite one, isn't it?
07:01These Welsh natives want to start a family,
07:04so they're looking for a three-bed house
07:06and have their sights on Gemma's hometown of Newport,
07:10where average prices are 18% lower than Cardiff.
07:13But their search so far has not been a happy one.
07:17So we viewed probably over 20 properties within five months.
07:22We offered on three, outbid on two,
07:25and unfortunately one fell through due to survey issues.
07:30Newport's fast-moving market has only made things worse.
07:34Agents are telling us that demand for three-bed houses
07:37in their chosen areas and price bracket is super competitive.
07:42Stuff was just coming on the market during the week
07:44and it would be gone by the weekend.
07:46I feel very deflated with our search at the moment.
07:50With the sale of Alice's flat about to complete,
07:53they'll be temporarily moving in with his dad in Cardiff.
07:56Ideally, we would have gone straight from the flat to a house of our own,
07:59but he's quite excited to have us.
08:01I think he's more excited to have the dog than he is to have us.
08:03Yeah.
08:04I'm sure everyone will be welcome.
08:07But clearly, it's time these two had their own place
08:10so they could start putting their plans into action.
08:13Phil is almost our only option left
08:16for us to be able to find an ideal property.
08:18I'm hoping he can take us out of our comfort zone.
08:20We need to be pushed now.
08:23Sounds like the motivation is there, Phil.
08:24You just need to apply a bit of pressure in the right places.
08:28So in about three weeks' time,
08:30you'll have to move out into Dad's house with dog and cat.
08:34I mean, a lot of our furniture's going to storage.
08:36So that is going to eat into our savings that we put towards the house.
08:40We don't want to be there for a long period of time.
08:42What is the budget?
08:44£250,000.
08:45We can definitely stretch up to £265,000.
08:48But for that, we'd want absolutely perfect.
08:50Describe it to me.
08:51Ideally, a three-bedroom house.
08:53We do want to try and have a family,
08:54but definitely a garden for the dog.
08:56OK.
08:57I'd like a good-sized living room, good-sized kitchen,
08:59because we like to entertain our friends.
09:01Even the £265,000 is just a little bit short
09:04for some of the best areas of Newport.
09:07We know that it is fairly unrealistic.
09:09Well, look, we have got a few days together this week.
09:12Yeah.
09:13So we've got to nail this.
09:15Yeah.
09:15Shall we make a start?
09:16Absolutely.
09:17Come on, let's do this.
09:17Good, powerful coffee.
09:19We're going to need this.
09:20Oh, hi, yes.
09:22Especially if you're hunting for a rare bit
09:24of Welsh real estate, Phil.
09:26Hmm.
09:27Best leave the dad jokes to me, Kirsty.
09:31Gemma and Ellis have a comfortable budget of £250,000,
09:35but could stretch to £265,000 for the perfect place.
09:40They're looking for a three-bed character property,
09:43somewhere they can start a family.
09:44A spacious kitchen diner is important to keen chef Ellis,
09:48as well as a big lounge for hosting friends.
09:51They also want a pet-friendly garden
09:54and ideally parking for two cars.
09:57Minor cosmetic work isn't a problem,
09:59but the right Newport location is essential.
10:03Is that a car coat?
10:05Yeah.
10:05It's very well observed.
10:06It is new.
10:07It is smart.
10:08So, what's going on with you?
10:10Well, local couple, so they really know the patch.
10:14Yeah.
10:14Which I understand is different from yours.
10:16Oh, yeah.
10:16No, my couple, South African.
10:18I love their enthusiasm for Wales.
10:20This is great.
10:22Wales is fantastic.
10:23It is.
10:23It's beautiful.
10:24Phil, when did this phrase turnkey become a thing?
10:27We've been searching together for 25 years,
10:30so turnkey probably came about 10 years ago.
10:32So I've got a turnkey couple.
10:34You can move straight in, unpack, get on with your life.
10:37I know.
10:38It's so alien to me.
10:39Some people are constant fiddlers.
10:41Well, I'm not a constant fiddler.
10:43It's all fiddling is improving.
10:46Well, both of our searches could do with a revamp, Kirsty,
10:50so you may be on to something.
10:52I'm certainly hoping to fix up Gemma and Ellis
10:55with the perfect property.
10:57So, for our first nibble of Newport,
11:00we're kicking off in the popular suburb of Beechwood.
11:03This fabulous Victorian end of terrace house
11:05delivers the future-proof family home thereafter,
11:08but the location is just outside their preferred patch,
11:12so I'm taking a bit of a risk with this one.
11:15Quietly tucked away in the end of this cul-de-sac.
11:18Well, you know where we are.
11:19Yeah.
11:20That is what we're going to come and have a look at.
11:22It's really pretty on the outside, yeah.
11:24Yeah.
11:24Definitely a nice house.
11:26Let's have a look inside.
11:26OK.
11:28I'm relieved that the location isn't phasing them
11:31because this house would make a great first home for them.
11:35The living room is spacious
11:36and the open-plan kitchen dining room
11:39should be spot-on for keen chef Ellis
11:42and perfect for entertaining pals.
11:45There's also a handy utility room and downstairs WC.
11:51Upstairs, there are two charming doubles and a single,
11:54so plenty of space for children further down the line,
11:57plus a modern family bathroom.
12:00The garden isn't huge, but it is enclosed,
12:03perfect for pets and within walking distance
12:05of two beautiful parks.
12:07If that wasn't enough,
12:08the guide price of £230,000 to £240,000
12:12is certainly appealing.
12:13An impressive chunk under their maximum spend of £265,000.
12:19Let's see what you think.
12:22So sweet.
12:23It is, isn't it?
12:24It's a really sweet living room.
12:26Oh, it's nice.
12:27It's got the character we're looking for as well.
12:28Really comfortably in budget at £230,000.
12:32Really? Wow.
12:33That's definitely food for thought.
12:35Yeah.
12:36And the kitchen is just as tasteful.
12:39Definitely get our dining table in here.
12:41Yeah.
12:42They've opened it up brilliantly.
12:43It makes it really spacious.
12:45You can watch Ellis cook.
12:48Liquor paint, the price that it's at,
12:50we'd have that comfortable space to do what we needed to do.
12:53Why don't you have a squeeze round,
12:54I'll get the doors open at the garden.
12:56I love the way Gemma and Ellis are embracing the possibilities here.
13:00I'm sure they'd enjoy making it their own.
13:03That's a really nice size.
13:04That's a really big window for this kind of room, isn't it?
13:07Yeah.
13:08Well, I guess seeing as I chose the house,
13:10I shouldn't sound surprised,
13:11but as a first viewing, I think it's going remarkably well.
13:15They definitely pricked their ears up at the price.
13:18£230,000.
13:19Very affordable for them.
13:21So it's a good start.
13:23It's merely a question of whether it has everything they want, Phil.
13:27A little bit outside of our search radius, but...
13:30Yeah, it's right on the edge, but it's a good choice.
13:33Yeah.
13:34I'm not sure Ellis is completely convinced,
13:36but it's certainly got them thinking.
13:39So as a package, very reasonable price, definitely.
13:42Good space for kids and the dog.
13:44That works really nicely.
13:45Well, we aim to please.
13:46We're in a good place.
13:48Great start, Phil.
13:50Yes, but I'd still say if I can get them closer
13:53to where they want to be, I might just beat it.
14:05We're in Wales.
14:06I'm with Tish and Ramon,
14:08who have moved here with big life plans,
14:10but implementing them is proving challenging.
14:13And I'm with Gemma and Ellis,
14:14who have viewed plenty of property
14:15but are struggling to find their future family home.
14:19And they need to get their skates on.
14:21With the sale of Ellis' bachelor pad about to complete,
14:24they're moving into his dad's spare room
14:27until they find their Newport nest.
14:29Things are looking up after property one, though,
14:32but it did test them on location.
14:34A little bit outside of our search radius.
14:37Yeah, it's right on the edge.
14:39South Africans Tish and Ramon have begun their dream move,
14:43sailing up in Cape Town and relocating to Cardiff
14:45after Ramon fell in love with the city more than 20 years ago.
14:49But after 52 viewings,
14:51their exhausting three-year search
14:52shows no sign of coming to an end.
14:55Hopefully, my first house will break the deadlock.
14:58We're in St Fagins,
14:59a stone strove from the village of Radha,
15:01where they currently rent.
15:03An area they know and love.
15:05This smart, detached house sits on a modern development.
15:08It has all the practicalities that Ramon is looking for,
15:10and it's a handsome house, so should please Tish.
15:14We are about a mile from where we're currently living.
15:16Does it feel different?
15:18It feels more established here, which is nice.
15:20We do walk around here quite often.
15:21We love the location.
15:22OK, well, we can get straight in then.
15:25As first impressions go, Kirsty,
15:27that's a pretty glowing endorsement.
15:30Wait till we get indoors, Phil.
15:32It gets even shinier.
15:34The kitchen diner is slick and modern.
15:36Ramon gets his utility room and a handy WC to boot.
15:40The lounge is homely and well-proportioned.
15:44Whilst upstairs, there's a generous main bedroom with en-suite,
15:49double or potential home office for Ramon,
15:52and a single with plenty of storage,
15:54which we know is a crowd-pleaser.
15:57The rear garden is low-maintenance,
16:00with grass and a patio area for sunny days,
16:03off-street parking for two cars,
16:05and an integrated garage complete the picture.
16:09At £420,000,
16:11it's a very comfortable £30,000 under their maximum spend.
16:15But first things first, let's get the honesty ball rolling.
16:19So, I will say from the outset,
16:22this sofa is too big for this room.
16:24Yeah, we don't need it.
16:27Moving in here,
16:29we have a kitchen, utility room, all that.
16:34Oh, nice.
16:34Yes.
16:35What are you feeling at this moment?
16:38It feels quite shiny.
16:39I would say it's a little bit pokey.
16:40Yeah, it's wrong, yeah.
16:41And I can touch the ceiling.
16:43That I cannot change.
16:44But go and have a look upstairs,
16:46just so that you get a feel for what you get.
16:50Okay.
16:51Great.
16:53That could have gone better.
16:55But they haven't seen the full package yet.
16:58Oh, whoa.
16:59Oh, wow.
17:00This is quite big, actually.
17:02Unexpected.
17:03Ceiling height?
17:04Um, I can still touch it, so, yeah.
17:07Maybe it's just something we have to live with.
17:09Yep.
17:10New builds and high ceilings rarely go together.
17:14It's no secret.
17:15It's got to be a special new build before I really like it.
17:18But if you want no work, if you want off-street parking,
17:22that is probably what you're going to get, a new build.
17:26So you have to decide where your compromises lay.
17:30Oh, wow.
17:31This is nice.
17:32Oh, this is lovely.
17:33At least I have cupboard space, because that's a big thing.
17:36Well, what it lacks in headspace, it's making up for in storage space.
17:42I'm not sure if that'll be enough for Tish and Ramon.
17:45It's in really good condition.
17:46It is turnkey.
17:48It feels slightly dark and, like Ramon said, a little bit pokey.
17:53The ceiling heights.
17:54You can't really change that.
17:55If you haven't got the feeling, you haven't got the feeling.
17:58You can't force the feeling.
17:59We're learning all the time.
18:01Yeah.
18:01Absolutely.
18:02Absolutely.
18:02Off to you.
18:03Cool.
18:04Fortunately, with my next house, I'll be taking a slightly different approach.
18:09As for Gemma and Ellis, we've moved from the edge of Beechwood to its heart,
18:13a spot Gemma loves, so location should get the thumbs up.
18:18This fabulous Victorian mid-terrace property delivers their wish list with bells on,
18:23and they wouldn't need to pick up a paintbrush.
18:27It's been completely refurbished, so absolutely turnkey, ready to go.
18:31Amazing.
18:31Amazing.
18:31There is also parking and a double garage at the back.
18:35Oh, really?
18:35Oh, wow.
18:35So you're getting quite a lot.
18:37It's very nice on the outside.
18:38Yeah.
18:38And the street?
18:39I think it looks really nice and tidy, yeah.
18:42Yeah.
18:42I'm excited to go.
18:43So have a look.
18:43Come on, then.
18:44They're suddenly keen, Phil.
18:47And they've got every reason to be, as this would make a great first home for them.
18:52The living room is a good size.
18:55The living room is a good size, perfect for entertaining friends.
18:57And the kitchen diner gives Ellis more than enough space to cook up a storm.
19:02There's also a utility and a downstairs WC.
19:06Upstairs, there are two very generous doubles with far-reaching views and a single.
19:11Plenty of space for future family, plus a contemporary bathroom.
19:16As we know, there's a double garage at the bottom of the garden and parking to the rear.
19:21Putting down a bit of turf for their furry friends would certainly liven the space up a bit.
19:26There are also solar panels which would help bring down their electricity bills.
19:30At offers over £240,000, we'd expect it to go for more than property one, but still within their top
19:38spend of £265,000.
19:40Wow.
19:41Yeah, it is a bit wow.
19:42This is very wow.
19:44I thought this worked really well for entertaining.
19:47Love the breakfast bar.
19:48Asking for offers over £240,000.
19:51I never thought that would be in our price range.
19:54Yeah, this is really exciting.
19:55I love the area, I love the kitchen.
19:57Have a wander around upstairs.
19:58If you've got any questions, give me a shout.
20:01I'm not surprised that this place is winning their hearts.
20:04They get all the character of a period property with none of the renovation worries.
20:09I love the big windows.
20:11Wow.
20:11Picture everything in here.
20:13Yeah.
20:14Excellent size room as well.
20:17The price at the first house was very attractive to them, but sharing them this really demonstrates
20:22what an extra bit of cash could get them.
20:24I think it would make a better, longer-term family home.
20:27So, if it was me, that's what I'd be doing.
20:30And I think they're in agreement, Phil.
20:32This seems like a new front-runner.
20:35Struggling to pick holes, if I'm honest.
20:37Yeah, I like it.
20:38It's got a good feeling.
20:41And they haven't even seen the bonus space out back yet.
20:45Wow.
20:46That is a big garage.
20:47It's massive.
20:49I'm starting to think, man-key.
20:51Man off's my own heart.
20:53Is it somewhere you could picture yourselves?
20:55Yeah.
20:56I could, yeah.
20:57But it's never that easy, is it, Phil?
21:00There is an offer on this, and I'm led to believe if he gets 250 from someone who can proceed,
21:05he'll take it.
21:06Okay.
21:07And they're going to give you the jitters tonight.
21:09I think we'll have a very serious conversation.
21:12Yeah.
21:13Have a chat with the dog and see what he feels.
21:15And the cat.
21:16Don't forget the cat.
21:16Don't forget the cat, yes.
21:20Oh, the cat.
21:21But with another offer already on the table, some quick decisions will need to be made.
21:29As for Tish and Ramon, after an informative but underwhelming first viewing, I'm rather
21:34excited about my second offering.
21:36We've come to Heath, a smart suburb four miles north of Cardiff city centre, which they know
21:42and like.
21:43This fabulous Victorian end of terrace strikes a rare balance between practicality for Ramon
21:49and character for Tish.
21:52You've done very well with us.
21:54Very, very well.
21:55It's a great house.
21:56They want parking, they want original features.
21:58Surely they'll be impressed with that.
22:01Hello.
22:01Great to meet you both.
22:03So, period property, off-street parking.
22:06When you walked up here, I was like, there's no way there's going to be off-street parking.
22:09It's because it's the end of terrace.
22:12Yes.
22:12I love the look of this.
22:13Yes.
22:14It's beautiful.
22:14Period features, it's amazing.
22:16I love the location.
22:17I think this is a fantastic house.
22:21It does need work.
22:23I think work's quite a big work.
22:26To make it what you would want it to be in the long term.
22:30Still want to go inside?
22:31Of course.
22:31Yes.
22:31Definitely.
22:34This house is in great nick, but it's not a new build.
22:37Downstairs is virtually move-in ready, with two delightful reception rooms, both with the
22:42original parquet flooring, which should thrill Tish.
22:46The kitchen has a quirky layout due to the shape of the plot, but it's modern and well-equipped.
22:51Plus, there's a utility room off to one side, so Ramon should be happy.
22:56Upstairs is perfectly livable, but the three generously-sized bedrooms could do with some
23:00cosmetic renovations to bring them in line with the rest of the house.
23:04The family bathroom is stylish, and there's an additional WC.
23:09The garden is low-maintenance, which they wanted, and let's not forget the precious parking.
23:16Priced at £425,000, it's £25,000 under their maximum spend, but it's just come on the
23:22market, and already there's a long line of people waiting to view it.
23:27Amazing hall.
23:28Wow.
23:28Just wonderful staircase.
23:30Lots of character features.
23:31Ramon, give it a try.
23:33Yeah, no, this is perfect.
23:35So, original parquet floor.
23:37Oh, I love it.
23:37The whole house is double glazed.
23:39It feels very welcoming.
23:41It's going to go on at £425,000.
23:43Oh.
23:44OK.
23:44That's interesting.
23:45Four viewings booked in for Saturday, which is the open day.
23:48Oh, wow.
23:49But we're the first to sit.
23:50A little bit of pressure on us.
23:51Given the amount of interest, a bidding war isn't out of the question.
23:56Let's not get ahead of ourselves, though.
23:58They haven't had a proper look around.
24:00The kitchen goes front to back.
24:03Wow.
24:04Which is quite rare in itself.
24:05Yeah.
24:05Got loads of storage.
24:07Yeah.
24:07Very nice.
24:08Access to the garden.
24:09Fantastic.
24:11Oh, wow.
24:12Oh, this is lovely.
24:13Oh, it's so light in here.
24:15This is a house with loads of original features.
24:17Absolutely.
24:18And you want them to sing.
24:19Yes.
24:20If you've got that thing where you want to go, oh, I think I'll strip the wallpaper in here today.
24:26Then this is the right house, because it's got great bones.
24:29So that appeals to me completely, but I don't know if it's going to appeal to Ramon.
24:33Kirsty said to me that you are more inclined towards the clean lines and there are no maintenance.
24:38Ultimately, I do like character features, as long as you don't have to do major work to it.
24:44This place doesn't need a complete overhaul.
24:47It's just a question of whether the minor renovations needed will give Ramon second thoughts.
24:52I think you've nailed it.
24:5350-50.
24:54Oh, come on.
24:56No, no, no.
24:56I think you're a bit down on this house.
24:57No, I'm not.
24:58I love...
24:58No, I'm not down on this house.
25:00This is an incredible find.
25:02It's an incredible find.
25:04I just think Ramon is quite cautious.
25:07It needs a bit of work, let's be honest, but it's beautiful.
25:10Wow, look at this.
25:12I mean, they're all so huge.
25:13Wow, they're huge.
25:14Look at the high seat.
25:15Storage, Tish.
25:16Storage, very important.
25:17I've got the feeling he's probably going to be led by Tish, and her face was just a picture.
25:21I hope you're right, Phil.
25:23Well, there's only one way to find out.
25:26Ask the man himself.
25:28Ramon, what do you think?
25:30I think it's lovely.
25:31It's so different to a new build.
25:33You've got the ceiling high.
25:34It's going to get a bit tense.
25:36It is.
25:36I think I'm about 95% there.
25:38I think Tish is 100% there.
25:40We do need to discuss it.
25:41A lot to think about.
25:43Yes.
25:44After you.
25:44Good luck sleeping tonight.
25:46Thanks.
25:48I'm really pleased that this place seems to be working for them.
25:51But with other buyers waiting in the wings, I'd hate for them to be pipped at the post.
26:05This time, we're in wonderful South Wales.
26:08I'm with Ramon and Tish, who made the life-changing move from South Africa to Cardiff three years ago.
26:13But after 52 viewings, they have yet to find a slice of the city that they can call their own.
26:19So far, we've had a hit and a miss.
26:22Property one was too small.
26:24Property two was supposedly perfect.
26:26But what's the betting?
26:28It's too big.
26:29And that Goldilocks ends up in property number three.
26:32Well, both my first and second properties were positive.
26:36But I've still got a little way to go to guarantee a fairytale ending.
26:43Once upon a time, Gemma and Ellis were excited about starting a new chapter of their lives in Newport.
26:49But after five months of frantic searching, their enthusiasm has not been rewarded.
26:55With the sale of Ellis' flat about to complete, the pressure's on them to find their first home together.
27:01Property two in Beechwood is our front runner, but there is an offer on it.
27:06So while Gemma and Ellis consider their next move, I want to show them an exciting alternative.
27:11This fabulous 1930 semi is in Bishpool.
27:16A Newport suburb bordering one of their top spots.
27:20But the price may prove a problem.
27:23At least it's reminding my all-weather friend of home.
27:26They said it rains 70% of the time in Wales.
27:29To be fair, it's probably true of Devon as well.
27:31So I'm hopeful for this.
27:33Yeah, you could.
27:33This is an amazing house.
27:35Top flyer.
27:35Well, someone will fly if they go down that slope too fast.
27:39Let's not bring this viewing downhill, Kirsty.
27:43I'm really excited to show you this.
27:45Given that you were pretty impressed with the second house and the fact that that was turnkey,
27:50we've stepped up a gear here because the finish is at next level.
27:54Excited.
27:54It's, I'm afraid, slightly over your budget.
27:57They're asking 270 for it.
27:58Okay.
28:01Honestly, I think this house is tailor-made for them.
28:05The living room is lovely and modern, and the contemporary kitchen has its own informal dining area, giving their guests
28:13the full chef's table experience.
28:15There's also a laundry room and a handy WC.
28:19Whilst upstairs, it has the desired three bedrooms, two good-sized doubles and a single, so plenty of space for
28:26future offspring.
28:28Plus a family bathroom.
28:31Plus a family bathroom.
28:31The huge rear garden should get the poor of approval from their pets.
28:34Ellis gets his off-street parking, and there's also a bonus garage.
28:39As we know, the guide price is £270,005,000 over their maximum spend, so if they love it, we'll
28:46need to negotiate it.
28:48Oh, wow.
28:48The kitchen is in a different league.
28:50Absolutely.
28:51That looks straight into the garden.
28:53I mean, it's a really lovely spot, that.
28:56It's really bright in here.
28:57It's just wow.
28:58It really is.
28:59I can picture myself cooking here, put it that way.
29:02They are already loving it, and they haven't even seen upstairs yet.
29:06I reckon Gemma's going to be bowled over by the bedrooms.
29:10It's a really good size.
29:11Are you feeling that feeling inside, or are you thinking now £270,000, £270,000?
29:16My anxiety has always been the cost of things.
29:18Right.
29:18I think it's definitely a contender.
29:20Playing it cool.
29:21Yeah, 100%.
29:23I've not seen many properties done as well as this.
29:27I'm pleased you like it.
29:28I love it, but it's not my decision, it's not my money.
29:31And this is going to stretch the boundaries of your budget.
29:34Understandably, that's a worry for them both.
29:37It feels like it's a house worth pushing for.
29:39That's exactly where I am.
29:41I'm definitely excited about this one.
29:43Just need to crunch the numbers, I think.
29:45Sit down and have a talk about that.
29:46Yeah.
29:48They said to me at the beginning, we'd go to £265,000.
29:50So this is really close.
29:52Maybe they could get this for £265,000.
29:53Maybe they could get it for £265,000.
29:55I hope so.
29:56I hope so too.
29:56But if they max out the budget, it's got to be perfect.
30:01How are you feeling about the whole package?
30:03The price is my worry.
30:05It will always still be my worry.
30:06It's a question of, does this meet the absolute perfection?
30:10And I think it's probably about as close as we'd get.
30:12You could have a great garden.
30:14Yeah.
30:15Might be an idea to get the old calculator out.
30:17I think so, yeah.
30:19So this house is now their new front-runner.
30:23Let's hope those sums add up.
30:25As for Tish and Ramon,
30:27they were both bowled over by the character of Property 2,
30:30but the work needed made it less than 100% for Ramon.
30:33So for my final offering,
30:35I want to show them what completely stress-free looks like.
30:38We've come to the sought-after village of Lisvain,
30:40one of their most loved locations,
30:42to see this smart, detached, three-bed modern home.
30:46Here we are.
30:47Wow.
30:4820 out of 10.
30:49Oh, fantastic.
30:50That's what we need to hear.
30:51And how are we feeling about house number two at the moment?
30:54I was 95% there yesterday.
30:56And after we took off our rose-tinted glasses,
30:59we realised that the practicalities of the property,
31:03there were just too many projects.
31:04Too big a chunk to chew.
31:06Yes.
31:07It appears your gut instinct was right, Kirsty.
31:11Yes, Phil,
31:12but it means that all of my property eggs
31:14are now in this handsome new-build basket.
31:17I've double-checked.
31:18The ceiling height is considerably higher than that's number one.
31:21Fantastic.
31:23Let's just go in and see what you think.
31:28With Property 2 out of the picture,
31:29there's a lot of pressure on this house to deliver,
31:31which is exactly what it does.
31:35Beautifully presented throughout,
31:36there's a lovely lounge to the front
31:38and a delightful kitchen diner.
31:40The utility is more of a closet than a room,
31:42but it still does the job.
31:44Plus, there's a downstairs WC.
31:46On the first floor,
31:48there were three good-sized bedrooms, as requested.
31:50The main room has an en-suite
31:52and lots of storage,
31:54which we know will please them,
31:55plus a contemporary bathroom.
31:59The garden is landscaped,
32:00and there's a garage and driveway for parking.
32:03Every practicality taken care of.
32:08The only potential spanner in the works is the price.
32:10Just shy of £460,000,
32:13it's £10,000 over their maximum spend.
32:15But I think a deal could be done.
32:19This is just a good-sized corridor.
32:22Yes.
32:23This is a really generous kitchen.
32:25Just for fun, put your hand up.
32:26It's perfect.
32:27It's perfect.
32:28Look at the size of the table that you can fit in here.
32:30In cupboard space.
32:31It's on the market at nearly £460,000.
32:34Oh, wow.
32:35£4,000, £5,000, you know, those figures.
32:37OK.
32:38I'm in love with it.
32:39If you're in love with it now,
32:40there's certainly nothing upstairs
32:42which is going to change your view.
32:43Oh, wonderful.
32:44Great.
32:44Let's see here.
32:45Great.
32:46The bedrooms are beautiful,
32:48but I'm betting the cupboard space
32:50is going to be the real clincher.
32:53Look at this, Tish.
32:54Oh, wow, this is so cute.
32:56This is so cute.
32:57And look, it's big.
32:58Look, built-in cupboards for them.
33:00It's amazing, gosh.
33:01It's immaculate.
33:02This house is in beautiful nick.
33:05It's got all the bells and whistles.
33:07I think it's a negotiation, really.
33:09If they want this house,
33:10I've got to drill down into the fact
33:11that I think it is a little overpriced.
33:13So I definitely feel this is the one.
33:15It just feels more like home.
33:18Tish and Ramon seem absolutely smitten with this place,
33:21but after their change of heart on property too,
33:24nothing is certain.
33:26Where are your heads at on this one?
33:28100%.
33:29This is 100%, not even a question.
33:31100%.
33:31100%.
33:32I love it.
33:33What do you feel about the price?
33:35Obviously, it's at our ceiling, a 450.
33:37I would take your advice on that completely.
33:39Wouldn't want to lose the property.
33:41Well, in which case,
33:42let's go and sit down and talk turkey.
33:45Okay.
33:45Great.
33:46We may just have found the house
33:48that completes Tish and Ramon's dream move from South Africa.
33:53With Ellis and Gemma,
33:55frontrunner Property 3 is pushing their budget.
33:58My Last Place can solve that
34:00if they're willing to rethink location.
34:03We're heading six miles north of Newport to Combran,
34:06a popular town surrounded by dramatic countryside.
34:09We've come to see this 1980s end terrace,
34:13which delivers the wish list with a rural twist.
34:16How do you feel about Combran?
34:18I like the peacefulness.
34:19It's somewhere that we kind of looked a little bit.
34:22It's a 1980s house.
34:23It's beautiful.
34:24I really like it, yeah.
34:25But it's really nicely done on the outside.
34:27Yeah, good.
34:28Hopefully.
34:29You only need one house, remember.
34:33Your risk-reward strategy
34:35certainly seems to be paying off this time, Phil.
34:38And the wish list satisfaction
34:40should continue on the inside as well.
34:43There's a smart, modern kitchen diner
34:46for keen chef Ellis
34:47and a good-sized lounge
34:49for get-togethers with friends.
34:53Upstairs, there's space for a growing family
34:55with three bedrooms
34:56and a stylish family bathroom.
34:59Whilst outside, there's a big garden,
35:01mostly paved but easily converted
35:03into a more pet-friendly space
35:06and off-street parking.
35:08The guide price is £240,000 to £250,000
35:12but expected to fetch something around the £245,000 mark,
35:16at least £20,000 cheaper
35:18than their current favourite, property three.
35:23This is an ex-rental property,
35:26so it's not viewing at its best,
35:28but the actual space is really good downstairs.
35:30Yeah, I really like the space in the kitchen.
35:32Guide is £240,000 to £250,000.
35:35Wow, OK.
35:36And there's a lot going for it in the house at the moment.
35:39Right, Ellis, why don't you head upstairs?
35:41Gemma, I'll show you the living room.
35:42Oh.
35:44I think they're starting to see
35:45the long-term lifestyle picture with this one, Phil.
35:48It's a really good space.
35:50Yeah.
35:51Put our own stamp on it.
35:52Yeah.
35:52I know you'd like to start a family.
35:54Yes.
35:55And it begs the question,
35:57where would you prefer to do that?
35:59For me, it would be a slightly rural setting,
36:01and Ellis is quite a city boy.
36:02He would probably rather Newport,
36:04so we might differ on where we want the house to be.
36:09Good luck with that.
36:10Thanks.
36:10You'd better find out.
36:14It's going to get interesting.
36:16No idea which way it will go.
36:18You do like a spot of drama, Pip.
36:20Both houses would work for them.
36:22They just need to agree on which one suits them best.
36:24Hello.
36:25Hey.
36:27Look at that.
36:28That's a really nice bathroom, actually.
36:29Yeah.
36:30Oh, looks like a little shower.
36:32Oh, wow.
36:34Oh, perfect.
36:36I started out worried that their budget
36:38might limit their options.
36:40Now I'm worried they've got too much choice.
36:43Well, I hope I haven't thrown too much of a spanner in the works.
36:46A little bit.
36:47It is part of the process, I'm afraid.
36:49Yeah, it's definitely given us a lot to think about.
36:51That is good.
36:52Why don't we go and get a drink and make a plan?
36:54Sounds good.
36:55Let's do it.
36:55So, we still have two houses in the running.
37:00Hopefully one of them will become their first family home.
37:11In wonderful South Wales, my pair, Tish and Ramon,
37:15have fallen head over heels for property three,
37:17the fabulous detached new build in the sought-after village of Lisvain,
37:21north of Cardiff.
37:22Problem is, it's ten grand over their maximum spend.
37:27As for my pair, Gemma and Ellis, they're torn between two houses.
37:31Property three, the fabulous 1930s Semi in Newport,
37:35five grand over their maximum budget.
37:37And property four, the 1980s End Terrace in Cumbrian,
37:4120 grand under budget.
37:43I'm keen to know which way they're leaning.
37:46There's no idea what you're going to do.
37:48I feel confident that I have put you in a position
37:51where you've seen some good stuff.
37:53We've had very lengthy discussions, numbers crunching.
37:57Did you reach a conclusion?
37:58So, we would like to go with property three, please.
38:01It's definitely looking like a forever home.
38:03OK, delighted.
38:04They are asking £270,000 for that.
38:07Yeah.
38:08Did you have anything in mind?
38:09We're going to max out at £265,000.
38:12So, I was thinking at least the starting offer
38:14is going to be around £257,000, thereabouts.
38:17I don't think you'll get it for that,
38:18but I think it's a good starting point.
38:22Happy?
38:23Nervous, but confident.
38:24That's OK. So am I.
38:27That's £13,000 under the asking price.
38:29Brave move, Phil.
38:33Debbie, hi, it's Phil.
38:34And I do have an offer for you.
38:37It's perhaps not quite where you might have hoped it would be.
38:42£257,000.
38:43I should say we are keen to do business today.
38:46Thanks, Debbie.
38:48Good luck.
38:49Bye.
38:51The waiting is never fun,
38:53but sometimes it's not for long.
38:57You OK?
38:58Yeah.
39:00Hi.
39:01What news?
39:03Yeah.
39:05OK, doing some figures.
39:10265, they've come back with.
39:13Um, can I just put you on hold for a minute, Debbie?
39:17Should we try 260?
39:19Is that your thought?
39:20I think we probably need to get a bit more than that.
39:23262 and a half.
39:24Yeah, let's do that, though.
39:27Um, we are squeezing the pips at this end.
39:29262 and a half.
39:32Thanks so much.
39:33You're doing well.
39:34Thanks.
39:35Bye.
39:37Come on, do the right thing.
39:38We can do this.
39:39Back to the waiting game.
39:41Let's hope we've done enough with that offer,
39:43as Gemma and Ellis are very close to maxing out their budget.
39:49Tish and Ramon have got a similar problem.
39:51They also love their third property.
39:53But at £459,950,
39:57it's £10,000 over their maximum spend.
39:59So we need a plan, and it'll need to be a good one.
40:03What is a comfortable sum
40:05that you would want to pay for that house?
40:10I don't know.
40:11I don't know either.
40:12Obviously, we have the ceiling of £450,
40:14and we will have to consider things like
40:17we don't have any furniture.
40:18We could go in at £445
40:22and see what happens.
40:25Shall we do that?
40:26Yes, please.
40:27OK.
40:29It's suddenly very real for Tish and Ramon.
40:32But I think you've picked a good number
40:34to open proceedings.
40:36Hi, Steph.
40:37They do really, really like it.
40:40But it is totally at the top end of their budget.
40:45They would like to try and secure it for £445,
40:49which is obviously £15,000 less than the asking price.
40:54OK, thank you. Bye.
40:57That was brilliant.
40:59What Steph said was,
41:01our offer is worthy of a strong conversation.
41:03Oh, that's good.
41:04OK.
41:05Fingers crossed.
41:06Yeah, fingers crossed.
41:08Hopefully, that discussion goes our way.
41:12Gemma and Alice are also waiting to hear
41:14whether their optimistic offer
41:16of £262,500
41:19will be accepted.
41:21£7,500 below the asking price.
41:25It's touch and go.
41:28Come on, Debbie.
41:29We can do this.
41:30We can do this.
41:37We're happy to accept it.
41:39Brilliant.
41:40Ah!
41:42Excellent.
41:43Thanks so much.
41:44Bye.
41:46Woo!
41:47I'm literally, like, teetering on the edge of crying.
41:49Yeah, I went.
41:51I'm gone.
41:54I'm so relieved.
41:56And I can have a drink.
41:59Here's to you.
42:00Thank you so much.
42:01Fantastic news, Phil.
42:04Well, after five months of turmoil,
42:07these two finally have a dream family home.
42:13As for Tish and Ramon,
42:14we're on tent hooks,
42:15waiting to see if their low ball offer
42:17of £445,000,
42:19a full £15,000 under the asking price,
42:21will be enough to secure the Lizvain house.
42:26Steph?
42:31No, that would be a no.
42:33I'll bring you straight back.
42:36So they said no to 445.
42:39They counter offered with 455.
42:43I shut that conversation down.
42:45My gut is, go to 450.
42:49450, are you comfortable?
42:50I'm comfortable with it.
42:52Yeah, that's our home.
42:53We've got a five for it.
42:54Yeah, exactly.
42:55Love it.
42:57Hi, Steph.
42:58I have had a chat.
43:00450 is their absolute ceiling.
43:03450 is their sofa-less, table-less,
43:06boxes-on-the-floor scenario.
43:10Okie doke.
43:11OK.
43:11Fingers crossed, Steph.
43:13Thanks so much.
43:14OK, bye.
43:16I think that's our last shot.
43:19I just hope it lands.
43:25Steph, hello.
43:34That is really fantastic news.
43:36Thank you very much.
43:37I am very grateful.
43:38Steph, it has been a pleasure doing business with you.
43:40Thank you very much.
43:42Bye.
43:45Congratulations.
43:46We will find you.
43:47Yes, I'm like, I will sleep on the floor.
43:50I don't care.
43:50It's just, it's just so wonderful.
43:52I'm so happy.
43:56Nicely played, Kirstie.
43:58We've done the double.
43:59It feels good to have won them both exactly what they wanted.
44:06Three weeks later, and it's all systems go for Gemma and Ellis.
44:10With his bachelor pad now sold,
44:13they've got a little stopover with family in Cardiff
44:16until they complete on their superb semi in Bishpool.
44:20It's going really smoothly.
44:21Service has come back all good.
44:23Hopefully we have the keys in the next ten weeks.
44:26I think the first thing we might do
44:27is probably make use of the amazing kitchen.
44:30Get Ellis to cook a really good meal.
44:32They're hungry for their new home, and who can blame them?
44:35It may have been top of budget, but it was worth every penny.
44:39I think we found what is a perfect forever home for us.
44:42I'll hopefully start a family and build from there
44:44and build our little home.
44:46It's the best feeling.
44:48That's what it's all about.
44:50I don't think we would have found a house without Phil.
44:52And if we ever need any more Welsh cakes, you know where we are.
44:55That is a tasty offer, Phil.
44:57It's very sweet.
44:59I'm just glad we could rise to the occasion.
45:05Tish and Ramon are also keenly anticipating the big move
45:08into their very own corner of Cardiff,
45:10the swanky new build in Lisbeth.
45:12If everything goes smoothly,
45:14the estate agent said it would be just a couple of months.
45:16That would be amazing.
45:18It's all coming together nicely,
45:19and in the meantime, even this worker-versed pair
45:22are looking forward to a bit of homemaking.
45:25I can't wait to make it our own.
45:26Like, just do some wallpaper and some painting.
45:29Put up our wedding pictures.
45:32And then change the downstairs loo wallpaper.
45:36Yeah, it's perfect.
45:37It's a perfect house.
45:39This is the moment they've been dreaming about
45:41since they left South Africa three years ago.
45:43I'm sure it will look even more amazing once they've finished.
45:47To Kirsty, I just want to say thank you so much
45:50from the bottom of our hearts.
45:51It's a life-changing experience for us
45:53because our forever home in the UK is just incredible.
45:57We could not have done it without her.
45:59Agreed.
46:00It's been such a long time coming,
46:02but it is worth it to end up in just the right place.
