00:06:09Us cutting this in half and making it a private bedroom adds one bedroom to the appraisal.

00:07:06up above our countertop.

00:57:17it was not a flex space.
00:57:18It felt very much like it was kitchen, living,
00:57:21bedroom, and bathroom.
00:57:23But we thought it was really well done.
00:57:24If you are trying to use it as, it seems like,
00:57:27maybe like a rental income possibly as well,
00:57:30there might want to be a little bit more kitchen storage
00:57:33where things could be put away if somebody's going to be in there
00:57:35more than a night or two.
00:57:37I think making the bedroom is a super smart value add.
