00:03:15You know, this is a really decent size for a mother-in-law suite or an apartment rental.

00:04:24I know it sounds crazy, but it adds a ton of value to a rental suite.
00:04:28So dishwasher, sink, in the island, and that frees up this for the fridge and the stove.

00:04:37And now here's our next problem.

00:05:13we're going to accomplish this situation.

00:05:19I know it's not always like the sexiest thing, but you know, our budget for this is
00:05:2320,000 bucks.

00:05:55that matter A for our design or B for appraised value?
00:05:58Because if we create a bedroom in here with a wall, we have the same end result on an appraisal.
00:06:05This being one big space adds a bedroom to the appraisal.
00:06:10Us cutting this in half and making it a private bedroom adds one bedroom to the appraisal.
00:06:15Although we have a couple losses under our belt, we are not the type to be deterred by that.

00:06:57At least a 30 inch sink base, a 24 inch dishwasher, a 30 inch stove.
00:07:01We're going to have to pull around here, which is going to mean getting into these windows
00:07:05and bringing them up above our countertop.

00:10:37finishes and make it feel super homey, comfortable, moody, all the things.

00:56:57What did you think of Scott and Brooke's Multi-Gen Suite?
00:57:00I think as creative as we thought the floor plan was, it was very locked into that.
00:57:05So, if you didn't want it as an apartment, it was not a flex space.
00:57:08It felt very much like it was kitchen, living, bedroom and bathroom, but we thought it was really well done.
00:57:14If you are trying to use it as, it seems like, maybe like a rental income possibly as well, there
00:57:21might want to be a little bit more kitchen storage where things could be put away if somebody's going to
00:57:25be in there more than a night or two.
00:57:27I think making the bedroom is a super smart value add.
00:57:31The bathroom was beautiful.
00:57:33Only critique is that there's not really a place for a microwave.
00:57:37But overall, you guys did an amazing job, man.

00:57:52When I walked into Tanya and Drew's space, I immediately melted onto the countertop.
00:57:59I fell in love with it.
00:58:00I felt like I was in a high-end store.
00:58:02I loved the rug.
00:58:03I loved the floating bed in the middle of the room.
00:58:06I loved where they put the sofa.
00:58:07I loved how they did the kitchen.
00:58:08And honestly, I didn't even notice the ugly stuff that they had to work with from the competition.
00:58:14I think that the placement of the bed in the middle of the room was a huge risk.
