00:05We've got our sister clients coming up, Michelle and Kristen.
00:09Moving in together.
00:10Same as us when we were younger.
00:12We wanted to pool resources.
00:13Stretch a budget.
00:14Yeah, and I made the best mac and cheese.
00:16But we didn't have kids.
00:17It sounds like they're not as much on the same page as we were.
00:20When it's siblings, you're a little more brutally honest with each other.
00:23Yeah, but also it was easier when you and I were searching for a house together than it is now.
00:29To Brothers Helping Sisters.
00:30Oh, get it.
01:02What made you and your sister decide the team?
01:06Honestly, it was resources.
01:08I mean, I had been looking on my own.
01:10I wanted more space than my apartment because my son is planning on moving home after college.
01:15I got outbid a couple times and I know Kristen had been looking as well and we thought, why don't
01:20we just pool our money together and that way we can get a larger property and a more desirable area.
01:25We really want to stay within Burbank.
01:27We just love it here.
01:28Yeah, so I'm a single mom and my sister's a single mom.
01:32So we definitely rely on each other a lot.
01:35Being a single mom is really hard sometimes, you know, kids are expensive, life is expensive.
01:41And having that second person there to even just help with half the bills, like the electric and the gas,
01:48that's going to be super helpful.
01:49Having our kids be close is really important to us, but because there's going to be four of us, it
01:54makes it challenging to find kind of the right property.
01:57You know, we just are kind of feeling frustrated.
02:00We've seen a lot of places, but we both have to agree.
02:04So we're going to need help.
02:05Like, if I could have my way, everything would be, you know, bright turquoise or pink, more vintage.
02:12I know she's not really keen on a pool, which I would like.
02:15I know my daughter would like that.
02:17I think the brothers can definitely help narrow down things and pick things if we don't agree on something.
02:24That'll be the hardest part.
02:25Like, yeah.
02:32Burbank is such a sought-after area.
02:34I like it.
02:34You have the tree-lined street.
02:36It's very walkable.
02:37It's a cute house.
02:38Yeah, Kristen found a good one.
02:39Kristen picked it?
02:39Yeah.
02:40I guess they each picked a house they saw online, but they aren't sure the other will like it.
02:44Hi!
02:45How are you?
02:46Nice to meet you.
02:46Hi, Michelle.
02:47Kristen, nice to meet you.
02:48Nice to see you.
02:48Oh, my gosh.
02:49Hi.
02:49Pleasure to meet you.
02:50Michelle.
02:51Hi, I'm Kristen.
02:51All right.
02:52And so you picked this house.
02:53I did.
02:54I like the Spanish aspect of it.
02:56It's open concept.
02:58This is enough space for our kids, enough space for us.
03:01You need what out of a house?
03:03So I have a daughter.
03:04She's 11, and she has a son.
03:06Yes, he's 18.
03:07He is in college.
03:09Coming home for weekends.
03:10Comes home on weekends, and we'll be coming home summers, and obviously you're already
03:14planning on moving home after graduation, so four bedrooms.
03:17Four bedrooms.
03:19Enough space to entertain.
03:21Yeah, for sure.
03:22I know you were looking for a pool.
03:23I love a pool.
03:24Yeah.
03:25This house does seem to check off all the boxes of what you guys said you want.
03:30Should we dive in and get out of the sun?
03:31Yeah.
03:31Go ahead.
03:33Oh, wow.
03:35Wow.
03:35It's so big.
03:36You can only see so much from listing photos, but it's actually quite nice in here.
03:39They've done some great beam work.
03:40Yeah.
03:40It does feel really open.
03:41Oh, my God.
03:42It's great.
03:43I'm blown away kind of how open and how big it is.
03:45We do a lot of entertaining with family, and we need to set up lots of tables, and so
03:49immediately I went, oh, my God, there's actually room.
03:52I mean, I have like a 1,000-square-foot house, and we have Thanksgiving there with like 15
03:55people, and it's usually outside.
03:57Outside.
03:58Well, just looking at this space here.
03:59Yeah, I mean, look at that.
04:00This is more than enough room.
04:01You could easily have 15 people nearly this size.
04:04Oh, my God, yeah, totally.
04:04And I think for Piper, what she mostly needs is a workspace for school.
04:08Wait.
04:08Your daughter's name is Piper?
04:09It is.
04:10My daughter's name is Piper.
04:12Oh, well played, well played.
04:14That's amazing.
04:16Two bedrooms down the hall here.
04:18One of the bedrooms, they're using it as an office.
04:20Yeah, we would keep it as a bedroom, I think.
04:22Your main bathroom right here.
04:23Great.
04:24And the kitchen.
04:25Okay.
04:25What's your opinion?
04:27It's great.
04:27It's a little brown.
04:29Yeah, I would want to make a few changes, but...
04:31Tell us all the changes.
04:32I mean, the tile to me looks like a floor tile.
04:34I really like it.
04:35The white countertops are really nice.
04:37No, I just, I just, I would go for more of a vintage kind of look.
04:41But I won't let her.
04:42Yes.
04:43I just, I'm like, I just can't.
04:45I would say I'm more modern.
04:47Yeah.
04:47I like transitional.
04:49I like color.
04:50You always hear about couples fighting when they're trying to renovate a place to figure it out.
04:54What about siblings?
04:55Do you think you could get along?
04:56No.
04:56No.
04:57She'll give in to me more than I give in to her.
04:59Oh, that's like Jonathan to me.
05:01I always give in to him more than he gives in to me.
05:03Yeah.
05:03All right, we're going to take a vote.
05:05Who says Jonathan is more accommodating or is Drew?
05:08100% disagree.
05:09Drew is not accommodating in any way.
05:15Who asked you?
05:16Good, good, good, good.
05:18You can do a transitional design that has some cool vintage elements within.
05:23Is that a compliment?
05:24Yeah, that would be great.
05:25I do like vintage.
05:26I just don't know that I want to live in a completely vintage house.
05:29No, because then it just looks old.
05:30Yeah.
05:31To me, yes.
05:32Should we check out down the hall here after you?
05:33Go ahead.
05:33Yes.
05:34Okay, let's go.
05:34Laundry on the left.
05:37Let's see.
05:38All right.
05:39Then you have bedroom number three over here on the right.
05:41Nice.
05:42Oh, okay.
05:43And it's big.
05:43Oh, that's nice.
05:44And the big bedroom on the end.
05:45Who would get the main bedroom suite?
05:47Kristen.
05:47Probably me.
05:48You just give it up that easily?
05:49You know, we're splitting the costs, but Kristen, because she sold her house, has more money
05:54for the down payment and that's getting our PM.
05:56You know, we don't need PMI because of that.
05:58That is very kind of...
05:59Well, she was gracious enough to suggest it.
06:01I really like with this house, the way it's designed that you have the two big bedrooms
06:05are on opposite ends.
06:06That's pretty cool for you guys.
06:07That is good.
06:08There's the Michelle and Aiden wing, and then there's the Kristen and Piper wing, which
06:11would be nice.
06:13And of course, that pool that you said was oh so important.
06:16I want a pool.
06:18All right.
06:19It's a nice pool, but I don't know.
06:21It kind of takes up the whole yard.
06:22I like it.
06:23It's small.
06:24We don't need something big.
06:25I mean, I just feel like it's a little cramped.
06:28I would rather have a pool than a backyard.
06:30You know, this place is just under 1.6.
06:33Okay.
06:33If you did want to do some work on the kitchen and stuff like that, then obviously there'd
06:38be a little bit of extra money involved just to do those things.
06:40What's your max again?
06:41What are you willing to spend?
06:42With renovation?
06:43I mean, we could probably go like 1.7 to 1.8.
06:47Yeah.
06:48This is like exactly kind of where we're looking for, close to the schools.
06:52I mean, obviously, I know the pool is something you really want.
06:55That's awesome.
06:56But I do have another place I wanted to take a look at.
06:59We can check out.
07:00All right.
07:00I'll look at something else.
07:01We have houses we want to show you, too.
07:02But are you willing to go a little outside of Burbank?
07:04I mean, your dollar would stretch further elsewhere.
07:06Ooh, that's a million-dollar question, isn't it?
07:09I don't want to.
07:10No.
07:10That was kind of one of the reasons we were pooling our resources was to actually be able
07:14to afford in Burbank.
07:16I mean, this community is kind of a part of our life, and it's important to us.
07:20We want to live within a certain specific area.
07:23We wanted to maintain the right school district, and I want to be close to work.
07:27So I think we are limiting ourselves, and so that makes it a little more challenging.
07:31We're putting a lot of money into it together, and so we both have to agree on the home that
07:36we purchased.
07:37Is this a contender for yourself?
07:39Yeah.
07:40I was pleasantly surprised at how big this house is.
07:43When I looked online, the pictures were good, but it's even better in person.
07:47I'm a little concerned about the backyard.
07:50I mean, the pool is nice, but there doesn't really seem to be any other space, which I
07:54feel like maybe might be missing the mark.
07:58This is the reality of the market in urban centers like L.A.
08:02People have to find creative ways of getting into homeownership, and I think siblings living
08:06together is a great thing.
08:08I think it's awesome.
08:09Even with kids, I think it's a great way to stretch a buck.
08:11Are you curious to see what Michelle has in store for you now?
08:14So I feel I'm starting to get their personalities, but I'm really curious to see what Michelle's
08:20style is, the house that she found, so we'll see.
08:26I actually like this, that we're seeing two houses you guys are picking first before we
08:30show you a house, because that gives us a way better idea of what you want and what you
08:34don't want.
08:35So has she shown you this place?
08:37Yeah, this will be sight unseen.
08:38Okay, good.
08:39Super cute.
08:40Really cute.
08:44I like the door.
08:45I like the color.
08:47I'm hearing a lot of likes.
08:48Wait, have you been through the house or not?
08:50Just online.
08:50Okay.
08:51So I've only seen it online.
08:52I really liked the backyard.
08:53It's really big and open, and it seems like it has a lot of space for entertaining, and
08:57it has all the other stuff on our list.
08:58The only thing is, the price of this house is starting to creep up on the top of your budget,
09:02right?
09:03Right.
09:03So.
09:04Slightly.
09:05All right, should we get inside?
09:06Yeah, let's do it.
09:07Thanks.
09:11Very cute.
09:13I love it.
09:15I'm actually pretty impressed with how bright and inviting.
09:19It feels.
09:20Nice job.
09:21But it's a bit choppy.
09:22I wasn't expecting to see the big drop.
09:24It must be an addition.
09:25Yeah.
09:26It goes actually back this way, a way to see you've got bathroom, bedroom, bedroom.
09:29Okay.
09:30They've done some updating.
09:31They've done some flooring.
09:31Definitely something that I'm noticing is that bedrooms are so tiny.
09:35Yeah.
09:36You know, seeing it online is a little different than when you see it in person.
09:38I can see that the kitchen is a little tighter than I expected.
09:42That would not be comfortable.
09:44The kitchen is in kind of an awkward spot.
09:47I mean, it's tight in here.
09:48It's very tight.
09:49Yeah, yeah, yeah.
09:49Hey, guys.
09:50Hey, hey.
09:51He wants to cook together.
09:52Hey.
09:52Hey.
09:53This is a little small.
09:54You have your fridge right up against the door to the garage.
09:56It's just odd.
09:57It's so awkward.
09:58If we can make changes and improve it.
10:00I know the backyard is really where I'm kind of excited about.
10:03So it looks like you have a little hall there with bedroom number three.
10:05Oh, wow.
10:06It's a lot bigger than I thought it was going to be.
10:08All right.
10:09It's really cute.
10:10I like the pillows.
10:11Should we look at the living room?
10:12There's tons and tons of space.
10:14I love it.
10:15Oh, this is an office back here.
10:17That's the fourth bedroom.
10:18We can make it so that Aiden can sleep there.
10:20I think that would be good.
10:21I love the high ceilings.
10:23I mean, that's great.
10:24I do actually like the floors, though.
10:26I mean, I like the color.
10:27Me too.
10:27It's warm.
10:29This has a bit of a mid-century modern feel with the console over here as well as the
10:33sopa.
10:34I really like it because I like that kind of retro look.
10:37I'm all for it because I don't want something boring and contemporary.
10:42Hmm.
10:42I mean, the house has character, so there's some things we could do that could really make
10:45it cool and unique for yourselves.
10:47But something has to change with that flow between the upper level and the lower.
10:50I think so.
10:50I agree.
10:51This actually could work in two ways.
10:54One, if we shifted this across so that the step down was here, then we leave it all completely
11:01open with a railing.
11:02You can see all the way down.
11:03Shift the kitchen down here.
11:05And all of this becomes living room, dining.
11:08That makes more sense.
11:10But if we're moving kitchen and stuff down here, that's a lot more work because you have
11:13to jack up the concrete and whatnot.
11:15I mean, it definitely would be an improvement on what's going on.
11:17It's already there.
11:17From where it is now.
11:19Let's take a peek through here because it looks incredible.
11:21Okay.
11:22All right.
11:22Is there a pool?
11:24Okay.
11:25Okay, now, see, this is a yard.
11:27Oh, yeah.
11:27This is what I was talking about.
11:28This has no pool.
11:30Pool is nice.
11:31It's a nice idea.
11:32I just think there's a lot more room out here.
11:34No fighting in the beautiful big yard.
11:36I'm just saying.
11:37Ah.
11:40This is what I was talking about.
11:41This has no pool.
11:43Let me point out two things.
11:44One, there's way more yard here.
11:46For sure.
11:47If you decided to put a pool in, you could tuck a pool in at the back and still have
11:51usable
11:51yard space.
11:52And two, this place is listed for 1.62.
11:55And then you want to put in a couple hundred thousand dollars to make it perfect.
11:58You also want to put in a pool that's going to be like $70,000.
12:01So in a house like this, I actually think it's either going to be the pool and a light refresh
12:05inside or do the kitchen you want.
12:08Oh, that's the debate.
12:09That's the big debate, isn't it?
12:11Ah.
12:13My opinion would be fix the kitchen situation.
12:16Re-jig this around.
12:18Find a way to just make it flow better.
12:20You guys do Thanksgiving dinner.
12:22I'm like, have a kitchen you want to spend time in.
12:24Right.
12:24I agree.
12:25I do agree with that.
12:26Is that what you wanted to hear?
12:27That is what I wanted to hear.
12:28That you, yes, I made the better pick.
12:30That you made the better pick.
12:31That is right.
12:31There you go.
12:31This is therapy.
12:32That's right.
12:32You're just doing it right.
12:33So knowing that the inside is important, why don't you guys go take a look at the bedrooms
12:36and see if they would work?
12:38We'll catch up with you in a few minutes.
12:40Okay.
12:40We'll do that.
12:41I think this is a contender because of the yard, but there is a ton of work to do inside.
12:45I don't, I know if I'm sold with their budget, but I don't know if I'm sold on moving
12:48the kitchen and stuff the way we were talking about.
12:51Obviously we want to keep the price of the house, you know, at a certain level.
12:55For practical reasons.
12:56For practical reasons, you know.
12:57Property taxes and things like that.
12:59Yeah, we don't want to, you know, overpay for the house.
13:01We do have some money set aside from our father.
13:06This is hard for Chris and I'm talking about that.
13:08It's super hard.
13:08Sorry.
13:12Our dad passed in March and I know he would be really excited for us to live together.
13:18He was always worried about us, right?
13:20Single women with kids.
13:22I think that's a good legacy from him.
13:26I think it would make our father proud and I think it would make him excited that we
13:30were doing something for the family.
13:33Just a great dad.
13:44So we saw both of your picks.
13:46This is our pick.
13:48I love the street.
13:49I love the trees.
13:50Every time we've looked at a house, we learn a little something extra from you guys.
13:54This takes all that information and puts it into one place that I think you're going to love.
13:59It's nice.
14:00There's a school right down the street.
14:02I believe it's Piper's school.
14:03It is school.
14:03It's her school.
14:04That would be really great.
14:05That is Piper's school.
14:05Yeah.
14:06Can't get much closer than this.
14:09This is a cute house.
14:11It's gorgeous.
14:12Love it.
14:13Yeah, this is really nice.
14:14It's a decent sized lot.
14:16The house is just over 2,000 square feet.
14:18My office is a mile down that way.
14:20So yeah, it's very close.
14:22There's a pool.
14:23There's a pool here?
14:24There you go.
14:25But just keep in mind, the list price is 1.58.
14:28We're not going to get the price down.
14:30It'll probably go up a little bit because it's a great neighborhood and it's a lot of house.
14:34Okay.
14:34There are a few problems with the kitchen, the layout, but these are things we can change.
14:39Okay.
14:39All right.
14:39Great.
14:41Okay.
14:45Oh, wow.
14:46Wow.
14:47It's really big.
14:48Very big.
14:48And like you can see all the way to the back, which is nice.
14:51Yeah.
14:52Down the hall here is a little choppy.
14:53There's a little hall.
14:54So three bedrooms here.
14:55Okay.
14:55One of these rooms is a decent size.
14:57The other two are quite small.
14:59Okay.
14:59And you have one bathroom.
15:00Yeah.
15:00The main bedroom suite is probably at the back.
15:02On the surface, it looks big and bright and nice.
15:04It has a lot of problems.
15:06Okay.
15:06So see on the flooring here, they had termite damage.
15:09When they opened it up, apparently there's asbestos vinyl flooring underneath this whole area.
15:13So something we have to consider if we're redoing our flooring.
15:15But forget all that for a second.
15:17There's more square footage here, which is going to benefit you.
15:19It's huge.
15:20It's huge.
15:21I mean, it definitely has room for our back-to-back-to-back.
15:25Oh, yeah.
15:25You know, six-foot tables that we generally do for holidays.
15:28But I don't understand this square.
15:31Oh, my God.
15:32What is this?
15:33What is this?
15:34Well, this is your island.
15:35And it truly is an island out on its own.
15:39It's odd.
15:39Away from the mainland.
15:40This is strange.
15:41This is weird.
15:42I don't understand this at all.
15:43And they've got pendants coming down.
15:45So this is where they wanted it.
15:46Is there electrical or is it free-floating?
15:48It's crooked.
15:49Is it?
15:49Oh, my gosh.
15:49No, look.
15:50It actually moves?
15:51Hold on.
15:52Oh, my God.
15:52Yeah, let's move over here.
15:54This is so weird.
15:55This is what I was saying.
15:57Like, there's some things that are just, why?
15:58Why do they do that?
15:59Yeah, laundry.
16:00That's supposed to be pantry.
16:02That's laundry in the middle of your kitchen.
16:04This is not a good float for me.
16:05Yeah, I love the amount of space, but I would have no idea how to utilize it properly.
16:11I would eliminate the peninsula.
16:13Okay.
16:13Definitely have a nice big island, which becomes also a focal point with storage so that you
16:19can access everything.
16:21And then that extra prep space will go so far as well.
16:24I mean, the kitchen is not small, but it's just set up really awkwardly.
16:30None of it feels like it flows together.
16:31This room is the whole reason they chopped up the kitchen.
16:33I think that's why there's a pathway right here, right?
16:37So you can get to the laundry area.
16:38To me, that's weird.
16:39Like, why would you not have laundry down in the closets or somewhere?
16:44I don't know.
16:45Like, I would make this laundry.
16:46Then you can actually use this as a part of your kitchen.
16:48Right.
16:49If we have the extra budget and we want to do it, great.
16:52More costly.
16:53Yeah, it just all starts to add up real quick.
16:57And I like that you have two separate living spaces.
16:59I mean, look at that.
16:59The height of the built-ins, the height of your ceiling.
17:02I can see us sitting here watching TV with our kids and together.
17:06Except, I have to say, I really hate this fireplace.
17:09It's horrible.
17:10No, no.
17:11I love it.
17:12What is it you hate?
17:13This brown, awful.
17:15This is not a giant space.
17:17It feels too big for the size of this area.
17:20I want to keep it.
17:21You could have the fireplace resprayed.
17:23Just make it all feel a little bit more elegant.
17:25I mean, that would be cool.
17:27That's okay to me.
17:28I hate okay.
17:29But that railing, too, feels like outdoor railing.
17:32It does.
17:33It looks exactly like it.
17:34It's tube steel.
17:35I wonder if this whole back side of the house was an addition.
17:38It has to be.
17:39Because there's no way this house is only 2,000 square feet.
17:41Yeah.
17:42Because this looks huge.
17:43Oh, my gosh.
17:44Yeah, this is gorgeous.
17:47This is really, really, really big.
17:50This is nice.
17:50I could get real cozy here.
17:52I've changed my mind.
17:53I think we need to flip a coin.
17:56This house is definitely bigger than they said it was in the listing.
17:58It's like a hidden secret here.
18:00It's nice.
18:00I like it a lot.
18:01Do you like it?
18:02I'm sure you do.
18:05Oh, yeah.
18:06It has a pool.
18:08Wow.
18:08Okay.
18:09Oh, this is nice.
18:10Oh, my God.
18:10I love it.
18:11It wasn't as important to me, but this is really nice.
18:14I do like this backyard.
18:15So nice.
18:15It looks new.
18:16There's privacy, but then the pool is just big enough.
18:20I think so.
18:20There's still room for seating.
18:22Yeah.
18:22When I look at this, I mean, there's so many benefits to this house.
18:26I mean, I think it has a lot of potential for sure.
18:29Definitely.
18:29And I mean, the size of it alone is just amazing in the neighborhood.
18:32That's a plus compared to what we've already seen.
18:33But I think definitely the budget is a little concerning to me because I feel like it's already
18:38near the top.
18:39And like we've talked about, it might go higher than that.
18:42And if we want to do the changes like we're talking about in the kitchen and stuff.
18:45Well, do you think this is going to go way over?
18:47Yes.
18:48So I think don't look at the $1.58 list price and say, oh, well, maybe we'll just go to
18:53$6.
18:53It's probably going to go higher than $1.6.
18:57Well, let's see this.
18:58It takes some more time to walk around because if you like this, we would have to put an offer
19:02in right away.
19:03I like this pool.
19:04I know you like the pool.
19:05We'll see you around front.
19:06Okay.
19:07Okay.
19:09This is nice, too.
19:10I didn't even know that they had this.
19:12I mean, when you look at all these different features here, in my opinion, this is the only option.
19:17This is the way they should put it on.
19:18It has more because the other houses have things that don't work for one of them.
19:21This pretty much does everything.
19:23It's just a matter of, I don't think they're going to be able to do all the renovations
19:27you would want to do.
19:28They're definitely not going to be able to.
19:28The kitchen is going to be the biggest expense.
19:30And floors.
19:31But then I think the price is going to go like, I mean, I think it's going to be like
19:34$100,000.
19:35Over list.
19:36Yeah.
19:37I mean, if it gets to the point where it's like $175,000, they can't afford to do this.
19:41$50,000 is not going to be enough to do all the stuff they want to do.
19:44We'll see.
19:57Come on in.
19:59Yeah, welcome, welcome.
20:01Grab a seat.
20:04We've got big discussions to have.
20:06Okay.
20:06Okay.
20:08You've seen some houses.
20:09What do you think?
20:10I mean, I hate to admit it, but it seems like the pick that you guys had was really the
20:15best
20:15one.
20:16I just feel like it had the most space.
20:18There's so much room in the kitchen, dining area to really do something with.
20:22And it had a pool.
20:23And it has a pool.
20:24Wait, you hate to admit it because you'd hate to admit that I'm right?
20:27You'd like to think that you could do it yourself.
20:30Then I'd be out of a job.
20:31Oh, well, yeah, I guess so.
20:32I want to be realistic, though.
20:34So right now that house is listed for $1.58.
20:37They're underpriced.
20:38Right.
20:38So we're going to have to offer more.
20:39Yes, we're going to have to offer more.
20:41Okay.
20:41So this is where I want to talk to you in your comfort zone because we're trying to also
20:44balance how much money you need for the renovation.
20:46Right.
20:47Right.
20:47We always have to keep that in mind.
20:49I think the value of the property is probably around the $1.65 mark.
20:54Okay.
20:54And there are probably a whole bunch of other people thinking the same thing.
20:57Okay.
20:57So maybe we should do an extra $10,000 or something?
20:59Yeah, I think that's a good offer.
21:00We can also look at things, too, like we can have an adjusted possession date, a shorter
21:05time frame.
21:05We could look at doing a really quick turnaround for inspection because we've already walked
21:09the property, so we know what any issues are.
21:11Those are the little things that make a difference when a listing agent is showing his client your
21:15offer versus someone else's offer.
21:17Okay.
21:17Yeah, I feel good about that.
21:19I'm excited.
21:20But before we get too excited, let's lock the house down.
21:22Yeah, please.
21:22Let's do that.
21:23I'm going to draft up the offer.
21:25I'll talk to the listing agent.
21:26And hopefully, just going a little over $1.65 is going to be that little edge that you
21:30get to snatch the house.
21:32Yeah, I hope so, too.
21:58We're so excited.
21:59Yeah, we're just now at the tail end of a long journey.
22:02Yeah.
22:02And I think this one was the one that I got the most emotional reaction from.
22:06There are some negatives.
22:08It's a little dated.
22:09You know, it's got this weird island in the kitchen.
22:11It doesn't have to feel right right now, but I feel Jonathan and Drew can help us narrow
22:16it down to what are the changes that are going to have the biggest impact.
22:26There was just enough of a budget to do what's most important.
22:29Yeah.
22:30The flooring, the kitchen, a little fireplace refresh, replace this railing, and paint the
22:36built-ins.
22:37No, that's good.
22:37I don't know why you would create a galley kitchen when you have all of this space.
22:43Yeah.
22:43Disappointing.
22:44It doesn't work for me.
22:44Yeah.
22:45100% this needs an island.
22:46This peninsula doesn't have much function.
22:48We can undo some of those bad decisions.
22:51Sledge.
22:52Whoa, you're taking my hammer?
22:53Sledge.
22:54Give me my hammer.
22:55Oh.
22:55There you go.
22:56I like to share.
22:57He doesn't like to share.
23:04One, two, three.
23:09This stupid thing.
23:29What's more exciting than figuring out your color palette, figuring materials?
23:33Great fun.
23:34Who do you say?
23:35You like more of a traditional feel, typically?
23:37I would say more vintage.
23:39I mean, I'm a little more old-fashioned, I guess we would say, between the two of us.
23:42I would say I'm more, like, modern than her.
23:45Well, good to know.
23:46I mean, we have to find a balance.
23:47Obviously, you're going to be living together.
23:48Right.
23:49Yeah.
23:49I want to actually start with my pretty little fan here.
23:51Okay.
23:52Because you said you like color.
23:53Uh-huh.
23:54But what exactly?
23:55Are you talking, like, super bold color?
23:57Yes, yes.
23:57Are you talking more subtle?
23:58Show me what you got.
23:59Like, I like blue for the cabinets.
24:02Like this one.
24:03Oh, wow.
24:03Wow.
24:04Okay.
24:04Yeah, but I kind of like a more teal.
24:06I like more greens, and that's more my, you know.
24:09But I like blue as well.
24:10Maybe something in kind of a navy.
24:12Are you actually leaning more towards the blue than the green right now?
24:15I definitely would.
24:16I think so.
24:17It's like, let's go bold.
24:18Bold for sure.
24:19Yeah.
24:19What are you thinking for hardware?
24:20Like, are there finishes that you...
24:22Yeah.
24:22Can I look through that?
24:23Yeah, yeah.
24:23Or is that...
24:24Yeah.
24:24Yeah.
24:24Okay.
24:25I mean, I like the gold ones.
24:28What do you think?
24:28Yeah.
24:29Yeah?
24:29Maybe that one?
24:30Yeah, brushed gold.
24:31Yeah, brushed.
24:31Yeah.
24:31I mean, that dark tone of the blue with this brushed gold absolutely plays with it.
24:35That looks great.
24:36That's classy.
24:37Now, for a backsplash, what are you thinking?
24:39Oh.
24:40Hmm, interesting.
24:41I really don't feel like I have a preference.
24:43Can we surprise you?
24:44Yes.
24:45I think so, yeah.
24:46You would be okay with that?
24:46Yes.
24:46I think so, yeah.
24:47Can't get mad at me.
24:48I know.
24:50Okay, with the construction side of things, just wanted to lay out the floor plan here
24:54for one sec.
24:55I mean, it's a massive space to work with.
24:57The laundry will stay where it is to save on cost, but will bring in fun tile flooring
25:02to update the space.
25:03The termite damaged floors will be replaced throughout the whole house.
25:07Bold blue kitchen cabinetry and a matching 10-foot island will span the length of the kitchen
25:12to offer plenty of counter seating and prep space for family gatherings.
25:16Finally, traditional vintage touches paired with modern statement pieces will be brought
25:21in throughout the space for a perfect blend of your styles.
25:24That would be awesome.
25:25Your kitchen is going to look so expansive.
25:27Yeah.
25:27It's going to be great.
25:28It's going to be amazing.
25:29Yeah.
25:29Yeah.
25:29Because budget might be a little tight, you said you want to make sure we don't overspend.
25:34That corner fireplace, it feels pretty dark, but we can paint the existing surround to brighten
25:38it up.
25:38Okay.
25:39And then also those built-ins, they feel dated, but we can totally just keep those
25:42and clean it up.
25:43Save ourselves a few thousand bucks.
25:44Any bit of savings is always appreciated.
25:46Yeah, for sure.
25:47And helpful.
25:47I want to talk a few things behind you over here.
25:51So, sounds like you love color.
25:53Yes.
25:53Do you want a statement with your rug?
25:55Let's look.
25:55I'm okay with pinks, blues, purples.
25:58For the rug?
25:59For the rug.
26:00Pinks?
26:00Like hot Barbie pink?
26:02Yes.
26:02Hot Barbie pink would be great.
26:03Not bubblegum pink, but yeah, hot Barbie pink would be ideal.
26:06Okay, I just like that you're willing to take some chances.
26:08You're not wanting something boring.
26:10No.
26:11We ain't no basic, never mind.
26:13I'll share the exciting news with Jonathan that we're going to go vibrant and bold.
26:16You have your work cut out for you.
26:28I'm already sweating and we haven't even started work yet.
26:31If there's anything not to sweat about, it's the fact all of this asbestos has been
26:36taken out, so that's good.
26:38This wall?
26:40We could eliminate that, right, Megan?
26:42Nothing here?
26:42Okay, perfect.
26:43That can go.
26:43Great.
26:44That'll actually just make it feel even more inviting.
26:47Oh my goodness.
26:49How come that changed?
26:51It was a...
26:52What the...
26:53Who took it out?
26:54I thought we were talking about not taking that out.
26:56We had a new member of the demo crew that demoed a little more than he should have.
27:03In the building.
27:04Mm-hmm.
27:06Uh...
27:07What's the plan?
27:20Knock, knock.
27:21Hey.
27:21Hey.
27:22What's going on?
27:23Hello.
27:23What's happening?
27:25Wow.
27:26Watch your step.
27:28Uh...
27:28Wow.
27:29Yeah.
27:30This looks so different.
27:31Oh my gosh.
27:33Yeah, I can't.
27:34Oh, wow.
27:34Oh my gosh.
27:35Amazing.
27:35The fireplace is gone.
27:37Oh God, the fireplace.
27:38You're probably thrilled about that.
27:39I was pushing for it.
27:41So, they accidentally went a little overzealous with the demo.
27:48Okay.
27:48And took everything out.
27:50Your entire feature walls.
27:51But what happens to all the cabinets?
27:53I'd have to redesign this whole area.
27:56We'll cover the cost on those because they were accidentally demoed.
28:00Right.
28:00But also, I have an opportunity.
28:04Okay.
28:05Okay.
28:05Now that we've already over-demoed, what about just getting rid of this fireplace completely
28:10and give you that square footage so you have...
28:12Well, that's what she wants, but that's not what I want.
28:14Yeah.
28:15Even though you still have the fireplace.
28:16We still have a fireplace up there.
28:18But if everybody gathers in this space, space mostly...
28:22But we would never light a fire.
28:23You think you would, but I don't think you would.
28:25I think I would.
28:26I don't think...
28:26I think we could gather in that place and I would like to have the square footage
28:30because then the room would be a regular shaped room.
28:33If this ends up gone, we could even do like something updated for that fireplace over there.
28:38That might be really nice.
28:40Do I have to give in to this one on this?
28:41It would be great.
28:42Should I give in?
28:43I think so.
28:45I think this is your compromise.
28:47She's always wanted it to be gone.
28:49Yeah.
28:49From the beginning.
28:50Okay.
28:51So you're okay losing this?
28:54I'm okay.
28:54Okay.
28:55With that.
28:56I think as siblings, you know, there's a lot of give and take and you can kind of read
29:01the other person really well.
29:03And we've been making lots of compromises.
29:05But I think that, again, I still think that if I really felt strongly about something,
29:09even if she kind of felt strongly about something, she would give in to me.
29:12I would.
29:12And you guys are still intact.
29:14We're still friends.
29:15Yeah.
29:15No.
29:17Okay.
29:18Okay.
29:18Okay.
29:34Hello.
29:35Hello.
29:36Making new progress or?
29:38How you doing?
29:39Good.
29:39How are you?
29:40I could also take the valve off, actually, and we could just go past it.
29:43Anyway, sorry.
29:44Hi.
29:45Thank you for coming.
29:45Yeah, of course.
29:46I had a sudden realization for something aesthetic here that would be pretty cool.
29:50And it's the same thing that I have at my house.
29:52Okay.
29:53Because we now have this beautiful, big island.
29:57Okay.
29:58Your kitchen is sort of disconnected here.
30:01Right.
30:01Where the laundry room is.
30:03What if we were to do a fake cabinet, fake door, so that you don't even know there's laundry
30:09here unless you open the door.
30:12Yeah.
30:12It just looks like it's continuous kitchen all the way around.
30:15Yeah.
30:15Oh, yeah.
30:16So, in line with the cabinetry.
30:17Let me show you a video from my house.
30:19Okay.
30:19Okay.
30:20This is a cabinet on the right-hand side.
30:23Okay.
30:23Pantry cabinet.
30:23And then this is the walk-in pantry that's hidden by these doors.
30:26Right.
30:26Right.
30:27And then, when you do want to access, it basically goes like this.
30:32These ones open.
30:34I love it.
30:35And then, boom, hidden inside is-
30:37It's gorgeous.
30:37I love it.
30:38Yeah.
30:38I love it, too.
30:38No, no, no, yeah.
30:57Kristin and Michelle were very specific with some of the looks that they wanted, so we went
31:00online. This laundry room floor is not from one of our regular suppliers. It never makes me feel
31:06good when a box is mangled. This tile is really gorgeous and I know they're gonna absolutely love
31:13it. Problem is when you're buying online you don't know what you're getting per se. Oh no that is
31:17broken. How many did we lose? That's broken too. Both of these both sides. That's broken. Oh my
31:26that is this whole box broken. How many tiles do we need in there? We have two. Wow I need
31:30about 30
31:31tiles. I'm gonna double check. There's no way we just ordered the 30 tiles that we need.
31:40Oh there we go. Yeah we have two more boxes. Two more? Yeah.
31:50Okay this box looks okay. One, two, three, four. I have 10 good ones. Okay I have 10 good ones.
31:58I'm
31:58going through the last box. These 10 need to work. Yes. Swap that out. Nope. Nope. This is broken.
32:10We're a tile short.
32:16This is broken. See that? So annoying. So this is basically half a box. Okay well we're gonna have
32:24to cut these up and make our own patterns. That has two broken? Yeah. Here cut out broken. Steal from
32:31there. Piecemeal it together. We need 30 tiles for this laundry room floor and half the tiles are broken.
32:40We always order extra material just in case but even with extra material we are just gonna have enough.
32:48The tiny laundry room is now gonna turn into over a full day project where we should be able to
32:52do it in a couple hours.
32:54Don't yell at me but I barely touched it and that's broken. Can you find me another one that has
32:59three good?
33:01This is very time-concealing.
33:18I don't want to take too much of your time. I know things are crazy. I just want to check
33:21in. How's everything going?
33:23So we got countertop going in right now. Sweet. That countertop looks stunning with the blue. Yeah. That looks sharp.
33:29No, I think we're in good shape here now. Appliances will start tomorrow. The railing looks so much nicer too.
33:36Yeah, everything looks better. This is great. Where's the stone on the island? Oh, here it comes. Look at this.
33:42Ha ha. Look at that big stone. Don't trip. Yeah. Let me get out of the way here.
33:48Do they love how you're being very helpful right now? He's being helpful for me. Oh wow. Amazing. That looks
33:55so good.
33:56Smart. Here we go. It's going in. Oh yeah. So satisfying.
34:05Yes. We're good here. Kristen and Michelle are going to lose their minds.
34:22When did you guys decide that you were friends first? Oh gosh. We became friends probably college. I would say
34:29we're three years apart. So she went to college first. I think that was the moment where it was like,
34:34oh my gosh, I miss this person that I used to fight with all the time.
34:38And, and yeah. Yeah, definitely college was when we realized we were friends and sisters.
34:46Pulling our money and getting a bigger house was very attractive. But then, you know, just having her there for
34:51support for my daughter, for me, you know, it's like having a backup.
34:55I mean, we are both single parents. We chose to be single. So for our children to have that same
35:01kind of relationship is what I'm most happy about, that they're that close.
35:07Aiden's very protective of her. She always has to say, well, he's not really my brother. He's my cousin, but
35:12he's like a brother. You know, not to get maudlin, but like eventually one day,
35:16that we won't be here and they'll have each other. So for us, having someone else that can be with
35:23them throughout their whole lives was really important.
35:28I think it's not only going to be a good experience for us, but I think it's good for the
35:32kids and makes them even more bonded than they already are.
35:35And it's just more fun to have a sibling. And we want our kids to have that and have someone
35:40that they can share those memories with.
35:53I think it feels like you are falling to the ground, but I'll be there beside you. I'll be there
36:00beside you.
36:01And it may feel like there ain't no one when you turn around, but I'll be right behind you. I'll
36:08be right behind you.
36:09I'm gonna reach out when you need a hold of your hand. I'm gonna reach out. Reach out.
36:18They wanted something that was really going to stand out, a blue that was going to add the personality that
36:22they wanted to bring to the space.
36:24Yeah. And it paid off. It's also picking the right accents for it. That brushed brass hardware is stunning.
36:29Light countertops, the light fixtures. It's a super dark tone. You want to make sure you're well lit in the
36:34space.
36:35Oh. How's the electric slide going again? I don't remember. Not that.
36:41I'm gonna reach out, reach out. I'm gonna reach out, reach out, reach out.
36:51Hey, there we go. Hi, guys. Hello.
36:54You guys, I'm so excited. We're so excited. You can't be more excited than we are.
36:59Every house with a piper in it needs to be perfect for breakfast. Yeah, that's right.
37:02I can't wait. I can't wait to see everything. Okay, shake out. Take a breath.
37:06Wiggles. Okay, we're ready. We're ready. Let's go. Okay. Do you want to go first?
37:13Oh, my God. Wow. Oh, my God. It's amazing.
37:23Take a deep breath. All right. Oh, my God.
37:29Wow. Oh, my God. It's amazing. I love everything. I don't know where to look.
37:36I know. It's all so good. I mean, it's so much better than I thought it could ever be. Honestly.
37:43I know. Oh, my God. I don't know where to look. It actually pulls you into the space.
37:48Yeah. Oh, my God, you guys. And it's so much brighter. It's so light and bright.
37:53And they put a new mantel. It's a new mantel. Remember the bulky thing? So we just kind of like
37:56took it down and streamlined it a little bit. It's so good. I love it. And this was just
38:01a super simple side project to make the first impression a little bit better. We know you wanted
38:06to spend your budget in there. Yeah, for sure. But the first impression has to be a good one.
38:10As I was walking up, I said to her, if I don't like it, I'll give you one of these.
38:15And I love it. I do. I love it. I do.
38:18The floors are so great. Are they not beautiful?
38:21Oh, my God, the floors are so good. Yes, we love those.
38:23I love this light. I love that light, too.
38:26When you were saying some of the vintage charm you want, we're trying to think of
38:28creative pieces that could fit throughout. So I'm glad you like it.
38:31I love it. I love it, too.
38:33Yeah, I mean, this artwork is... Oh, that's our dad and our grandmother.
38:36Our dad just passed away in March. Sorry. Yeah.
38:41And these were pieces that hung in our dad's house.
38:45So those were done in 1953?
38:46No, 33.
38:48Oh, 33.
38:49Yeah, yeah. It's really special.
38:52I love it. I think it looks so great in here.
38:54It looks great.
38:55Are you okay if we keep the tears of joy going?
38:59Because you have the most kick-ass kitchen I've seen in a long time.
39:03I can't wait to see it.
39:03Yay.
39:04I was wondering if I should blindfold you.
39:07Oh, my God.
39:09Oh, my God.
39:10Oh, my God. I love it.
39:20Oh, my God. Kristin, this is the color of your dreams.
39:23This is perfect.
39:25I mean, this really is the color of your dreams.
39:27Before, it was sort of a little disjointed.
39:30It was crammed in this corner.
39:31You had laundry in the middle of your kitchen.
39:34Look how massive this kitchen feels now.
39:36This is, like, this is amazing.
39:38I love this countertop, having it go up.
39:41Oh, it's awesome.
39:42That looks great.
39:43Yeah.
39:43I know what's behind here.
39:45Check it out.
39:45Can I look in there?
39:46Behind door number two.
39:49Oh, my God.
39:51Look at that.
39:52This is so awesome.
39:54I know you didn't have the money to move laundry.
39:58This is a great solution.
39:59Yeah, for sure.
40:00This is so good.
40:01I love this tile.
40:02Yeah, it's a gorgeous tile.
40:03We had no hassles with that floor at all.
40:06Were there problems?
40:07There were some little challenges, but we got past them.
40:10A few broken tiles.
40:11I've never even seen something like that.
40:12No.
40:12Let's talk about that island.
40:14This is just so beautiful.
40:15I'm like, wow.
40:16Well, you really love to host.
40:19You can put a spread out here, and people can enjoy this.
40:22It's so great.
40:22Oh, look, kids are going to want to sit on the island.
40:24Forget the dining table.
40:25They're never going to sit there.
40:26No, no, no.
40:26They're going to be like,
40:27that's going to become Piper's dumping ground.
40:28Yeah.
40:30What we did do with your table,
40:32we have a beautiful bench across the whole backside.
40:35Oh, nice.
40:35Oh, my gosh.
40:35I love that.
40:36Like, that is a kind of a fun, vintage look.
40:40Those dining room chairs, I love this fabric.
40:43There was this variation in your design aesthetics.
40:46Yes.
40:46You know, Michelle, you were looking for vintage.
40:48I was.
40:49You wanted vintage.
40:49Kristen, you were looking for something that felt a little
40:51bit more contemporary.
40:52Did we balance that appropriately?
40:55I think so.
40:56I think it looks like a mixture.
40:59Everywhere I look here, I see both of you.
41:01And we need that.
41:02Oh, my God.
41:03This is, oh, my gosh, look.
41:06Nice.
41:07This is awesome.
41:10Look at this, though.
41:11This railing, though.
41:12This railing is gorgeous.
41:14What an improvement.
41:14It's so beautiful.
41:15How much better is that than what was here before?
41:17It doesn't look like it goes afterwards.
41:19It just matches so beautifully.
41:20I love it.
41:20Oh, the rug.
41:21Mm-hmm.
41:22Oh, wow.
41:23I love it.
41:23I love it.
41:24We talked about that.
41:25We did.
41:26And you're wearing the colors of this rug.
41:28These are the colors.
41:29It's like we knew.
41:30So many homeowners are afraid to go bold.
41:33Yep.
41:33Go bold with a rug because the furniture tones it down.
41:36Yes.
41:37Now, do you think this is a better use of space than that
41:40fireplace you had before?
41:42Yeah.
41:42I mean.
41:43I do.
41:43I don't miss it.
41:44Yes.
41:44I don't.
41:45I, I, I, I, yes, I don't really miss the fireplace.
41:48It's so much more usable.
41:49Yes.
41:49You won that battle.
41:51Yeah.
41:51I agree.
41:52I was right.
41:52I love this too.
41:53They're so much better turned around this way.
41:56This is amazing.
41:57Focused on the media wall.
41:59Look at those built-ins compared to what was there before.
42:01Oh, yeah.
42:01Oh, yeah.
42:01Oh, it looks so much better.
42:03We weren't supposed to replace those because we're trying
42:06to save your budget and then our demo team accidentally
42:09ripped them out.
42:09It worked in your favor.
42:10Yeah, it really did because it's awesome.
42:12Gorgeous.
42:13It looks beautiful.
42:14And I love the color.
42:15It's been a great experience.
42:16Really a great experience.
42:17Yeah.
42:18Where a lot of families couldn't do this together,
42:19you guys are really creating something special.
42:22I mean, we're really lucky, I think,
42:23that we get along so well, that we're best friends,
42:26that we're so lucky to have that.
42:28Even when things are tricky or things are complicated,
42:30we can get through it.
42:32And taking on a project like this, buying this house,
42:34it definitely, at times, has been scary.
42:38And stressful.
42:38And stressful.
42:39Absolutely stressful.
42:41But so worth it.
42:42So worth it.
42:43And I'm just really glad that we were able to do it together.
42:46Me too.
42:46Yeah.
42:47The most important thing to our dad was family.
42:49Family, yeah.
42:50And not only pooling our resources to buy the home,
42:52but pooling our resources to renovate and to make a welcoming space
42:57and to improve our lives and the lives of his grandkids.
43:01I just think, yeah, he would just love that.
43:03Special.
43:03Yeah.
