00:04So I got a call from a potential new client couple, Naima and Edo, and they have an immediate need
00:13to either find a way for their house to work or move on. Do they have any kids? They do,
00:19yes,
00:19they have kids. There's nothing worse than when you feel your home doesn't work for you and your
00:24family and you're desperate for change. I could tell from the message that there's more to the
00:30story. Whatever is going on sounds pretty serious.
01:21This reminds me of Aunt Margo's neighborhood.
01:23Oh, yeah. Cute old 60s homes. But family homes need a little new life breathed into them.

02:11So my grandmother, my grandparents moved in in 1963.
02:14So my mom and my aunt grew up here in this house.
02:17And so when I got pregnant with our daughter, my grandmother said, I want to pass the house
02:21on to you guys because it's impossible to buy it.
02:23Not impossible, but it's really hard to buy a house here in LA.
02:26How old are the kids now?
02:27Well, our daughter will be 10 in two weeks and our son is seven.
02:30That's what actually kind of inspired us to throw her name in the hat for this process
02:34because our daughter, every day, mom, we need more space, mom, we need more space.
02:38Our kids share a room right now.
02:40And you could imagine, obviously, having a girl and a boy sharing a room.
02:44Surprise!
02:45It is a nightmare every single day.
02:48A preteen girl sharing her room with her little annoying brother.

02:53I appreciate the thing.

02:54Our daughter wants peace.
02:55She wants to sit in her bunk bed and read books.
02:57And our son is walking around, shirt off, like he's a wrestler and wanting to jump on her
03:02all the time.
03:02Is your son and my son the same person?
03:04You know, he is.
03:06What's the catalyst right now for taking this on?
03:09Why all of a sudden?
03:10The kids.
03:11Yeah.
03:12I think, well, also, let me say, the kids and their ages, and we all kind of pointed out
03:16their different personalities.
03:17Bursting at the seams.

03:19But also, it'll grow up entertaining, having a lot of people over all the time.
03:23We feel like we don't have enough space to really have the kind of gatherings that we
03:26really want to have.
03:26I will say, I am going through breast cancer treatments right now.
03:30So I am in chemotherapy.
03:33So we embarked upon this process, reaching out to the Property Brothers several months
03:38ago.
03:38And during that process of applying for the show, I learned that I was diagnosed with
03:43stage three breast cancer.
03:44For me, it was important to still move forward in this process, even though I'm going through
03:50chemotherapy right now.
03:51Because for us, I think this process of thinking about the house, thinking about our next chapter,
03:57thinking about potential renovation, it's been a bright spot for me.
04:00But also, the kids have been asking for, begging for, fighting for a room for months.
04:05And the idea of being able to surprise the kids is the gift that I want to give them.
04:09I know they're worried about me.
04:11And I know that they're always kind of watching, like, you know, how's mommy going to feel today?
04:15I just want to also show the kids that we can do hard things together.
04:19Now, is this a brave face?
04:21Or is this who she is?
04:26It's a brave face.
04:29And who she is.

04:44So, yeah, I think we're here for you however you need to use us.
04:48We're definitely interested in looking at other homes just to kind of see what's out there,
04:51what's possible.
04:52I'm also just kind of worried about the process of, like, a renovation.
04:56Looking for a new home hopefully kind of cuts down to that renovation stress.
05:00We can look at other houses, but Jonathan and I always like to show people what their
05:03house could become before you just think about packing your bags and leaving.
05:07I'd like to actually see the space.
05:09Starting in the living room, is there anything you've wanted to get rid of or ways of changing
05:14the flow in here?
05:15I've always imagined what it would look like opened up.
05:17Like, for example, the fireplace.
05:19We never use it.

05:21I mean, I do agree.
05:22This blocks everything over here.
05:24It is a big job to get rid of a chimney.
05:26You have to go all the way up through the roof and deal with that.
05:29Now I'm getting torn, right?
05:30Because when I did come here as a kid, I have pictures of me, like, you know, roasting
05:34marshmallows and, you know, using the fireplace.
05:37But honestly, we have never used it once.
05:43Because of this view, I'm thinking about, like, can we go out this way?
05:47Because right now, if I had to make drinks at the gate, it would go up through the side
05:52door all the way around.
05:53No, that's a no-brainer.
05:54And these windows are old, single-pane, original windows.

06:22You know, the only counter space we have is that little counter space right there.
06:27This was on the part of the house that we just kind of, like, got overwhelmed and we
06:30just stopped.
06:31There's a way that we could renovate, open up a little bit, make this a nicer kitchen,
06:35better flow.
06:36But then there's also a way to do it where we completely move things around.
06:39How much money do you have to spend on a renovation?
06:42We have about $220,000.
06:44Is there space, because you said you only have two bedrooms, is there space somewhere
06:47that you think you could put a third bedroom?
06:49It's a good question.
06:54This is our den space.
06:56This is where we go when we want to just, like, relax, sit on the couch, watch TV.
07:00Okay, but in reality, then, this is a three-bedroom home.
07:03I never thought about it like that, that this could be another bedroom.
07:06I think we've always kind of seen it as a den space.
07:08I mean, Jonathan and I actually shared a room for many, many years, and I can remember
07:12how annoying he was as a roommate.
07:13So I can only imagine bunk beds.

07:15But for a boy and a girl to be sharing a room together, and your daughter's almost a teenager,
07:19I mean, obviously she needs her own bedroom.
07:21I do want to see the outdoor space.

08:07That Naima's undergoing treatment, and I do worry about her.
08:10So I am a little nervous, but I think having the expertise in hand and taking it out of
08:15our hands will just put me at ease, and I'll be able to sleep better.
08:18Our whole goal is to take the stress off your plate as much as we possibly can.
08:22Obviously, there are decisions you need to make.
08:24Do you know roughly what the value of your house would be if you were selling it today?
08:26I think it's a little over a million.

08:30And then if you're looking at a new house, what could you spend?
08:33I think up to 1.6.

08:36We're going to make sure we find not only the right space for all of you, including the
08:39kids, but whether it's in a new house or this one, we're going to make sure it's right.
08:43I think it was inevitable that at some point we would outgrow this space.
08:47Now we're here 10 years later, and what do we do next?
08:50The idea of moving, I think, is appealing because we don't have to disengost the renovation
08:54process.
08:55At the same time, we have sentimental value.
08:57We have an attachment to this house as well.
09:00Honestly, I think we're a little torn.
09:03Naeem is going through cancer treatment.
09:05They have the stress of looking to potentially move and renovate.
09:09This is a lot.
09:10I almost would suggest, let's just put a few more bucks into it and find a place that's
09:15already renovated and just move into something that works.
09:17Then there's no headache, no mess, no long delay of having to wait for renovation.

09:23This house is understandably not working for them because there's just no room.
09:28They have two kids.
09:29They want to have separate bedrooms.
09:31The den could be a second bedroom.
09:33Ultimately, they would have the best solution if we found another house that gave them everything
09:37that they wanted and maybe a little extra.

10:31They're still listed in the high 1.6 range.
10:35I'm pretty confident that we could get this down to around 1.5, maybe 1.53, something

10:41And that would leave enough room for a renovation.

14:22so it kind of brought back the feelings of being close to a main thoroughfare,
14:27you know, being an L.A. native.
14:29The architecture of the home hit me as soon as we walked in.

22:23In the living room, a new entertainment unit will anchor new chic furnishings that play off their preferred palette of

22:30The fireplace stays to keep things budget-friendly, and we're knocking down the walls between the dining room and kitchen
22:36to open the space up for smoother sight lines and a whole lot more flow.

23:33Well, we need different things out of spaces today than we did, you know, back when this house was built.
23:39So I'm excited to breathe new life into this house because I think you will just experience how much more
23:47fun it is to spend time together as a family if you have this open and connected.

24:15So we could go fully custom and we could even do, like, bifold doors and everything, but you can literally
24:20get into, like, 20K, you know, to do a lot of that sort of stuff.
24:23If we go with a slider, the cost is a lot lower, but you still get all the light and
24:28you still get all the access.
24:29This is something I think has to happen.

24:32They also have an argon-filled gas in between, so that's better for the efficiency.
