01:35Because you never know who's lurking in the shadows, ready to pounce at the home that you're after.
01:42I know. I've been through it quite a few times and it is quite stressful.
01:45So I'm hoping with auction there's a bit more transparency.
01:47Yeah, absolutely. So whether it's online, whether it's in the auction room, live, you know, you can see everything.
01:53Everything's out in the open. You'll see when the bids are happening. There are no hidden agendas.

02:32Then, from the archives, a Cornish cottage has one feature Martin wasn't expecting.

02:57Welcome to Dimchurch in Kent, a seaside village and the setting for our first auction lot.

03:14Well, Frankie, as you can see, we are on this very narrow residential street.
03:19You have got the seafront literally just over there.
03:22So that makes this location spot on.
03:25Amazing.
03:26I knew you'd love it.
03:26Loving by the sea.
03:27The property I'm here to show you, Frankie, isn't a castle in the Scottish Highlands, my love.
03:33But it's this.
03:34It's a two-bed detached bungalow that went to auction for a guide price of £125,000.
03:41What are your first impressions?
03:42I'd say it needs a bit of work.
03:44Now, as a seer, did you like that?
03:47Yeah, it's very good.
03:48What are your predictions for the interior of this property?
03:52I reckon it's going to be in quite a state.
03:54You could be right.
03:55Let's take a look.
04:01Yes, with rotten fascia boards and cracks starting to show, this property looks like it's not for the faint-hearted.

06:04So this is quite a long, thin, narrow galley kitchen.
06:08But as you can see, there is really bad mould, so it's all going to have to go.
06:14There is an old lean-to there, which means there's a footprint.
06:17So they could push the wall back and extend the kitchen and make a much bigger space, which would be
06:23really lovely.
06:25I'm going to go and check out the garden, but I've noticed the ceiling's falling through that, so I'm going
06:30to go this way.
06:31But we don't want to fall apart, no.

06:37A wise call, Frankie, but that lean-to has seen better days and may even need to be pulled down
06:44and rebuilt to extend the kitchen.
06:47Back at the front, in the larger of the two bedrooms, those outside cracks look just as worrying inside, so
06:54a structural engineer will need to weigh in.
06:56But for now, let's see what's up those stairs.

07:05Head height not so great up here, but I'm thinking, if you made this into a dormer, imagine the space
07:12you could create here.
07:13If you rejigged the ground floor a little bit, open that space out.

07:28Well, there's the lean-to, and it is quite a big footprint, so you could square it off and make

07:50That's very pretty, but pretty as it is, we both know you've got to make sure that everything is secure

07:56You've got to have your contents insurance, you've got to have your house insurance, watertight, excuse the pun.

08:03Flood barrier, make the garden good so that it could really sort of soak in any potential.
08:08You could do a bit of decking so you raise the level up a bit.

08:10I think that would be good, especially if you're sort of knocking this down and bringing this up.

08:14Maybe bring the floor lever higher and then have a deck with sort of steps down, just so it doesn't
08:19flood so much.

08:23A lot of work that needs doing, but masses of potential.

08:29With a stream right beside the property, looking into flood risk and wildlife is a must because it's easy to
08:35get carried away here dreaming big.
08:38But any changes, either upstairs or extending out at the back, could need approval from the local planning authority.
08:49Let's see what a property expert from the auction house who sold it makes of this lot that came with
08:54a guide price of £125,000.
08:58This property has got a sort of lean-to to the rear.
09:01I would expect anyone coming in probably to take that down, look to extend into the rear as much as
09:06they can and also into the loft.
09:09Probably get some dorms up there, really open that up and make the best use of that room.
09:16If a buyer was able to get approval for these additions, as well as a full refurbishment, what does he
09:21think it could be worth on both the sales and rental markets?
09:25So if this property was extended, maybe made into a three-bedroom with extension to the rear, if it's gone
09:31on the open market, wouldn't be surprised to see it achieving £350,000.
09:35If it was going on for rental, probably going to achieve somewhere around £1,500 per kind of a month.
09:40And what if a buyer chose a more conservative approach, renovating and keeping the existing footprint?
09:48Kept as a two-bedroom, if it's going to put it on the market, I would expect it to achieve
09:51somewhere around £250,000.
09:53If it's going to put it on for rentals, you're probably looking at £1,200 per kind of a month.
09:59So Frankie, what did you think of your very first Homes Under the Hammer property tour?
10:04I thought it was fascinating, and I loved it, and I think it's got a lot of potential, and the
10:09garden's really charming.
10:10So, the big question is, to bid or not to bid, Frankie?

10:34This lot was part of a remote auction with bids taking place online.
10:38Fair warning, it's about to go.

10:44With a winning bid of £160,000, Tania, here today with her son, Zach, who's at college studying IT, bought
10:53the property with her husband, Cliff.
10:56After years of renovating and living in one project after another, this family now wants a forever home,
11:03and they've chosen Dimchurch.
11:05Frankie and I are on standby to find out more.
11:10Tania, Zach, wonderful to meet you both.
11:14It's lovely to meet you two.
11:15And I suppose the first question is, why did you go for this bungalow?
11:21Well, it's probably the location.
11:25Yeah.
11:25Really loved Dimchurch.
11:27Lots of memories here.
11:29My parents used to bring our dogs down, and we used to have great walks around there.
11:33Dogs love the beach.
11:34And then we, when I then started a family, we would bring the dogs down here.
11:40So therefore, it just means something a bit special.
11:44Yeah.
11:44And actually, when you go around, you can see the bones of it and what you could do for it,
11:49eventually.
11:50Yeah.
11:51With a lot of work.
11:52Yeah, yeah, yeah.
11:53I mean, yeah, absolutely.
11:53Have you done something like this before?
11:55So we've done renovations before.
11:57Nothing quite like this.
11:59And this also is the first time we've bought at auction.
12:02And did you visit the property then, before that auction?
12:05No.

12:07We took a complete leap of faith.
12:09And as my husband is a builder carpenter.
12:12Oh, nice.
12:13Handy.
12:13He looked at the pictures.
12:15Absolutely.
12:16He looked at the pictures and said, we could probably do something with this.
12:20It's very good that you got your hobby as a builder.
12:22Absolutely.
12:23My husband will be inside, knocking walls down.
12:27I mean, he's done this many a time.
12:29Zan, are you going to get involved?
12:31Yeah.

12:50Absolutely.
12:51What we'd like to do is go out the front end,
12:55because we've got the drive, so come outwards.

13:07What we would do is the front door will literally go on the front.

13:19So what we would do down here is possibly a toilet shower room.

13:43So we'll have all the bedrooms upstairs then.

13:46It may be that there may be one of these rooms here that could be a guest room.

13:53The lean-to will be demolished.
13:55We'll probably start again but go out somewhat to make the lounge much more bigger.

14:00And then you'll have patio doors or some sort of folding doors at the back and then you're onto the

14:06Myself and Frankie were looking and the garden's lovely.
14:09And with that lovely stream.
14:11So in the legal pack, what did it say about that?
14:14There is an environmental depot up the road.
14:17So they have like a floodgate.
14:19So you must try to not let anything fall into that water.
14:23Right.
14:23Otherwise it can get blocked and then start to flood.
14:26And that's it really.
14:27I mean obviously you're going to be reconfiguring and taking down walls.
14:30Because I've noticed that serious crack.
14:32It's almost like that side of the building is dropped.
14:36Yes.
14:36Because is that all going to go obviously?
14:38Yes.
14:39You've got an instructional engineer in to have a look?
14:41Yes.
14:41It will all be because you'll go for a major extension outwards.
14:45That will all come into that as well.
14:47Okay.
14:48Yeah.
14:48And do you have a budget for the works?
14:50I would like it to be under £100,000.
14:55What would be your goal for the time frame for you to actually move in?
14:58To move in a couple of months.
15:00Yeah.
15:00So we will be in here.

15:02And then I think maybe eight months would be a realistic time.

15:09For it to certainly look different.
15:11If we can get planning fairly quickly to get things moving.
15:15So that's the first thing we're going to do.

15:44Well, it's clear to see that Tanya and Zach absolutely adore this location.

16:07We're off to Fishpond now, a suburb of Bristol.
16:12Though, nowadays, it's mainly a residential area.
16:15In the early 1900s, it was home to a large manufacturer of London buses.
16:21But let's get back en route and hop off with Martin at our next lot.
16:27So, this is the intriguingly named Fishpond's area of the ever-popular Bristol.
16:35It's a great area, actually.
16:37Lovely Victorian properties.
16:39That's exactly what I'm here to see.
16:41It's a three-bed mid-terrace.
16:44Guide price, £300,000.
16:46That sounds like it could be a bit of a deal.
16:49But it all depends on what it looks like inside.
16:51Let's find out.
16:55A bit certainly impressive from the outside.
16:58Let's see what we find.
17:00A little entrance area here, which is quite good.
17:03Front living room.
17:04The bay window.
17:05Yeah, that looks like really nice.
17:06I mean, the first thing to notice is it's in really great condition.
17:11I mean, it's not got the most imaginative decoration,
17:15with the old magnolia on the walls and the white on the ceilings,
17:16but it's a classic.
17:18Understairs cupboard.
17:19Stairs up to, presumably, the bedroom's there.
17:22Rear living room.
17:23That could be another bedroom, perhaps.
17:26Or you could multi-use it for other things.
17:29And then you just keep going on and on and on.
17:31It's a big property.
17:33Look at this room.
17:34An absolutely massive kitchen.
17:38Obviously, it needs refurbishment.
17:40But what a surprise this house is.
17:43From the outside, an average terraced house.
17:48We come in here, it's a delight.
17:52This old property is off to a strong start,
17:55but it will need some modernising.
17:58A refurb is a great opportunity to improve energy efficiency,
18:01with an air source heat pump, or even a new combi boiler.
18:07If you're thinking of adding any space,
18:10then you need to bear in mind that this property is in a conservation area,
18:14with limited room outside, due to a large rear garage.
18:18It appears to have an asbestos roof, which will have to be removed by a specialist firm.
18:24This may be incentive enough to knock it all down and landscape a greener garden.
18:58Lots to consider.
18:58Yes, would be master bedroom, with a bay window mirroring, the living room downstairs.
19:04It's classic sort of Victorian space.
19:08And yes, you could think about putting en suites in.
19:11Yes, you could think about messing around with the interior to create more bedrooms.
19:15And you could then just lose this lovely feeling of just a house that's just allowing you
19:24to breathe.
19:27Not to break your zen, Martin.
19:31But there is a loft, which could potentially be converted into a fourth bedroom,
19:35if you made it habitable, added a staircase, and acquired the relevant planning permission.
19:44Some structural changes could add considerable value,
19:47but even an aesthetic upgrade may pay dividends.
19:54But what's the opinion of a professional?
19:57We invited a property expert from the auction house that sold this lot
20:01to give us his thoughts and valuations on this three-bed mid-terrace guided at £300,000.
20:11The two main things that people change on these types of properties
20:14are either at the back or the top.
20:17So you really want to try and create that open-plan kitchen-diner thing,
20:21opening onto the back garden.
20:23And then you go up into the attic.
20:25So loads of scope for an attic conversion.
20:27You know, you can get a good master bedroom up there with an en suite,
20:31and that takes it to a four-bed,
20:33which is a bit more suitable for a family home.
20:37It sounds pretty epic.
20:39And again, an attic conversion will require appropriate planning permission.
20:44But with these changes carried out,
20:46what could the property achieve on the sales market?
20:50So if we fast forward, the work's been done,
20:52and I'm stood here now in an open-plan kitchen-diner
20:55with three bedrooms upstairs.
20:57You're going to have a resale value of approximately £500,000,
21:00but it must be really done to the best standard possible.
21:04When you take the attic conversion into consideration,
21:07I think you're going to be pushing the £600,000 mark,
21:10so that will give you a four-bed with an extra bathroom upstairs.
21:15And for rental?
21:18So renting this out to professional tenants or a young family,
21:22you're going to be looking at £2,500 per calendar month as a three-bed,
21:26or if you do the attic, you should be £3,000 per calendar month
21:30or maybe even a smidge more.
21:33Well, what's not to love about this house?
21:36Great Victorian property, wonderful condition,
21:39loads of space in a nice area.
21:41Yep, a great one.
21:42Let's see who agreed when it went under the hammer.
21:47This lot was part of a remote auction with bids taking place online.

21:58In the end, it was sold to a property-developing married couple,
22:02Vic and Shelley, for £312,500.
22:08They've been in the business for the better part of a decade,
22:11and Martin met up with them to hear their plans.
22:18Vic, Shelley, great to meet you both.

22:21Lovely house this.
22:22Tell me why you wanted to buy it.
22:24A few things.
22:26We both love Victorian properties,
22:28and this is the best-looking property we have ever bought.
22:32Oh, really?
22:32In our portfolio.
22:34Wow.
22:34Yes.
22:35So do you do this as a living then?
22:37Is this what you do, property developers, or what?
22:39Yes.
22:39Do you work as a team on all these things?
22:41Yes.
22:42So he's the construction guy, and I'm the interior school.
22:45Okay, excellent.
22:46And how much of the work do you actually get physically involved in?
22:48I do not.
22:50I'm not a tradesman at all.
22:51Okay.
22:52I own a construction business, and they have been working for us.
22:57Oh, wow.
22:57You give them enough work to keep them in.
23:00So far, it's been continuous.
23:02That's amazing.
23:03So why this particular house, then?
23:06I think just with some internal restructuring,
23:09it could be a lovely family home for somebody.
23:11It's less work, but good outcome.
23:15So that's why we bought this property.
23:16So tell me what you're going to do to it, then.
23:18So we are going to make a kitchen.
23:22The living and the kitchen is an open plan.
23:24Oh, wow.
23:25And remove the walls.
23:26And also, we will be demolishing the garage outside,
23:32because literally it has occupied the whole garden.
23:35Yes.
23:36And then what we are doing, which is a little unconventional,
23:38we are not doing the loft conversion,
23:41but we are actually going to be creating the actual stairs
23:45to go to the loft and make it a bit of a storage room.
23:50Oh.
23:50So it will...
23:51Really?
23:52Yes.
23:52Stairs.
23:53All the trouble with the stairs,
23:54but not turning it into a living space.
23:56Had this not been a conservation area,
23:58I would have definitely gone with the dormer conversion.
24:01We looked into planning permission,
24:03and no one has been successful with the dormer conversion in this area.
24:07Right.
24:07We could do with the pitched one,
24:09but then the cost of doing it against the reward,
24:14we didn't feel it's the need.
24:16Yeah, it didn't feel right.
24:17So we're...
24:17And because we are knocking the outbuilding outside,
24:19we thought there needs to be some sort of storage,
24:22so it still appeals to a family.
24:25Yeah, definitely.
24:26So obviously the garage looks to me like it's gone,
24:28it's best off the roof.
24:29You can have that taken away by somebody professionally.
24:31Yes.
24:32I have worked with a contractor before,
24:35and I'll be working with him to get that off.
24:37Okay.
24:37So what is the plan then?
24:38Is it to sell it or to rent it out?
24:40Plan is to sell it.
24:42Okay.
24:42What's the budget for the work you're going to do?
24:45£60,000.
24:46Over what kind of time scale?
24:48What's the period you've given yourself to do it?
24:50Three months.
24:51Okay.

24:54And then in, out, boom.
24:56And has that been your strategy by sort of do up and then sell?
25:02Actually, this is the strategy we had from the last one year,
25:05because so far within our portfolio,
25:07we have just done and kept it for rental,
25:11all the properties we have done so far,
25:13and we just want to release some equities around.
25:16Yeah.
25:17And hopefully make some good capital.
25:19Yeah.

27:18Could be the forever house.
27:20The family planned to live on site
27:22while Cliff did most of the work,
27:24aiming to extend up,
27:26out the front,
27:27and the back
27:28to create a spacious three-bed,
27:30all for under £100,000,
27:33and in just eight months.
27:36So, nearly six months on,
27:38how much have they done?
27:40And nothing ever happens.
27:44Nothing happens at all.
27:47The needle returns to the start of the sun,
27:50and we all sing along like before.
27:53OK, so the eight-month schedule
27:55might have been a little ambitious,
27:57but outside the site has been cleared,
27:59and inside,
28:00while much looks the same,
28:01it's now a home.
28:03MUSIC PLAYS
28:06We moved in.
28:08We've kind of made it
28:10as comfortable as we can.
28:13As you've seen,
28:15this is a project.
28:18Once the family moved in,
28:20they decided to downsize their plans,
28:23opting to use permitted development
28:25to keep things simpler
28:26and more affordable.
28:31The loft will gain two dormers
28:33for two bedrooms and a shower room.
28:36Then, downstairs,
28:38a new kitchen diner
28:39will sit at the front,
28:40but be incorporated
28:41within the original footprint
28:43without extending out
28:45into the driveway.
28:47But there will be a side extension
28:49to create a large sitting room,
28:51bathroom, and snug.
28:54Then, instead of a large extension
28:56at the back,
28:57the lean-to will become an orangery.
29:02We were going to literally
29:04pull it apart,
29:05but with the onset of winter,
29:08I didn't really fancy
29:09having the roof off.
29:11So, with that,
29:12we've put up more insulation inside.
29:15We knocked the stairs down
29:17from the attic
29:17so that we can seal it.
29:20So, we're just looking
29:21to batten down for the winter,
29:22and then, in the new year,
29:24we will get on
29:25with the actual work.
29:27We gotta keep on
29:32Cause the rest of it
29:34ain't that long
29:35So we keep on
29:37keepin' on
29:40Tanya and her husband

29:41also plan to repair
29:43what turned out
29:44to be structural cracks
29:45with underpinning
29:46before the weather turns.

29:59I think for the

30:03and things like that,

30:08So, we will get
30:09other people involved as well.

30:15may extend his studies
30:16and go to university
30:17so a smaller home
30:19could suit Tanya
30:20and Cliff long-term.
30:22For now, though,
30:23they're enjoying life
30:24in Dimchurch,
30:25a place that has always
30:27held a special place
30:28in Tanya's heart.
30:30It's all about outside
30:32and the beach
30:34and everything
30:35so it's perfect,
30:36especially on a day like this.
30:38It seems they've chosen
30:40the right spot to settle.
30:41But, with a major change of plan,
30:44how long will the work take now?
30:46And can they still keep
30:48their costs near

30:57at least a couple of years,

31:35from the auction house
31:36who sold it
31:37and saw it last time
31:38to see what they make
31:39of the work done
31:40and the new plans
31:41for the place.
31:44I mean,
31:45not a lot has changed
31:46visually.
31:48I can see, obviously,
31:49there is,
31:49it's been cleared out
31:50and tidied up
31:51and made in a very,
31:52you know,
31:52Liverpool standard.
31:53So, after having a look
31:54at the plans
31:55that have now been approved,
31:56going to turn this property
31:57into a really,
31:58really lovely home.
32:00Once the work
32:01is complete,
32:02they're looking at
32:03a total spend
32:03of £240,000,
32:06including the original
32:07purchase price.
32:08So, once it's finished,
32:09how much could it be worth?
32:12I would expect this to,
32:14it's selling somewhere
32:15around £325,000
32:16to £350,000
32:17in the current market.
32:18I'm happy with that.

32:45because who knows?

32:49a fabulous apartment
32:50on the Costa Dell
32:52and it needed
32:54some doing up.

38:19it's not stable.
38:21If the concrete
38:21was made from
38:22china clay
38:23that was also
38:24mined in the area
38:25that would have
38:25been okay
38:26but in order
38:27to ascertain
38:28what type of
38:28concrete was used
38:29you have to do
38:30tests
38:31which is why
38:32there was a borehole
38:33in the wall
38:34of the cottage.
38:35But to find out
38:36more about this
38:37quirky property
38:38that had been
38:38guided at
38:39125 to
38:41150,000 pounds
38:42an expert from
38:43the auctioneer
38:44that sold it
38:44came along
38:45to tell us more.
38:48This is a classic
38:49auction property
38:50you walk in
38:50through the front
38:51door and you
38:52know that
38:52everything needs
38:53doing to it
38:53and it offers
38:54scope and
38:55potential to
38:55create what
38:56could be a
38:56stunning
38:57desirable property.

46:17dividing these rooms
46:18were load-bearing
46:19so steel support beams
46:20had to be installed
46:23the bespoke kitchen suite
46:24is super stylish
46:26with Shelley
46:26taking the reins
46:27on the design
46:30so we've gone
46:31for a really high spec
46:33finish in the property
46:34we've been very
46:35sympathetic
46:35to the period features
46:37yet we've given it
46:38a modern twist
46:40we've also
46:41staged the property
46:42to somebody
46:44can imagine
46:45what it would look like
46:46to live in the property
46:47as well
46:49the garden
46:50has seen
46:51a huge transformation
46:52a new patio
46:53leads to freshly
46:55laid turf
46:55the space
46:57has been opened up
46:57with the removal
46:58of the garage
46:59and its asbestos roof
47:01which wasn't
47:02an easy job

47:05we never knew
47:06it had 400

47:09so we had to dig that down
47:11and get that all ready
47:13which was not really planned
47:21luckily the rest of the house

47:26receiving a full makeover
47:27with new carpets
47:29and a rewire
47:30throughout
47:35the bathroom
47:36has been upgraded

47:37with a modern fit out
47:40but what happened
47:41to their plans
47:41to install stairs
47:42up to the loft space
47:44if the value
47:45would have permitted
47:46we could have gone
47:47to the loft conversion
47:48but since the end ceiling
47:50was not
47:51allowing us
47:53to move forward
47:53so we decided
47:54to create
47:55put some boards up
47:56loft legs on
47:57put the insulation in
47:59and it's over
48:0040 square meters
48:02of storage space
48:03for people
48:04to store
48:05anything they like
48:07though they didn't
48:08extend the stairway
48:09into the attic
48:10it is a usable space now
48:13so with all this work

48:22spending on this project

50:49the lads lived
50:51in nearby
50:51Cambourne
50:52and knew the
50:52area well
50:53so saw this
50:54as a perfect
50:55place to set up
50:56a new home
50:57but character
50:58wasn't the only
50:59thing it had
51:00run down
51:01dilapidated
51:02and fallen apart
51:03were a few
51:03of the other
51:04ways to describe
51:05it
51:06Miles was a
51:06PE teacher
51:07and Kieran
51:08a sports
51:09teaching assistant
51:09so they were
51:11the perfect
51:11pair to whip
51:12the place
51:13into shape
51:14when we saw
51:15it online
51:15it was quite
51:16interesting
51:16so we thought
51:17we'd have a
51:17little look at
51:18it and yeah
51:18what do you
51:19think when you
51:20came inside
51:21interesting
51:21yeah
51:22very quirky
51:24a bit shocked
51:25really when you
51:25walk through
51:26the door
51:26isn't it
51:27it is
51:27and as you
51:28progress
51:28further into
51:29the house
51:29it doesn't
51:29get any less
51:31surprising
51:31it gets a
51:32little bit
51:32worse
51:32doesn't it
51:35despite being
51:36first time
51:37renovators
51:37they were aiming
51:38big
51:39with plans
51:39not only to
51:40refurb the
51:41original cottage
51:42but they also
51:42wanted to
51:43demolish the
51:44rear single
51:45storey extension
51:45and replace it
51:47with a new
51:47double storey one
51:48adding in a
51:49third bedroom
51:49in the process
51:51all hopefully
51:52done within
51:53six to twelve
51:54months
51:54and for a
51:55budget of
51:55£40,000
51:56but it was
51:57twenty months
51:58later when we
51:59returned
52:00and things
52:01were looking
52:01good on the
52:02outside
52:03it had been
52:03freshly rendered
52:04it had a
52:05new front door
52:06and windows
52:07but what about
52:08inside
52:11top marks
52:13lads
52:13the two front
52:14rooms and
52:15downstairs loo
52:15had been
52:16knocked through
52:16to create
52:17one gorgeous
52:18sized living
52:19room
52:23and at
52:24the rear
52:25there was
52:25a great
52:26looking
52:26kitchen
52:27with two
52:28sets of
52:29French doors
52:29which led
52:30you out
52:30to a
52:31recently
52:31cleared
52:32garden
52:34and there
52:35you could
52:35really see
52:36the difference
52:36that the
52:37two storey
52:37extension
52:38had made
52:38to the
52:39cottage
52:40but before
52:40they got
52:41to that
52:41stage
52:41there was
52:42a lot
52:42of greenery
52:43to be
52:43dealt
52:44with
52:45the
52:46extension
52:46it started
52:47off with
52:47a big
52:48overhaul
52:49of the
52:49garden
52:49because it
52:50was heavily
52:51overgrown
52:51with big
52:52trees
52:52so we
52:53spent about
52:54a month
52:55actually clearing
52:55out the
52:56garden
52:57and of course
52:58the Mundic
52:58block extension
52:59had to go
53:00and there was
53:01the awkward
53:02floor level
53:02changes between
53:03the front
53:04and back
53:05of the
53:05property
53:05to fix
53:06we then
53:07had to
53:07dig the
53:07levels down
53:08to match
53:08it up
53:09with the
53:09front
53:09of the
53:09cottage
53:10once we
53:11got the
53:12levels down
53:12to the
53:12right height
53:13we then
53:14got the
53:15foundations
53:15in and
53:16we also
53:16got the
53:17walls
53:17put in
53:18so then
53:18that
53:18created
53:19the space
53:19for us
53:20to put
53:20in a
53:20two-story
53:21extension
53:24inside
53:24the extension
53:25housed the
53:26third bedroom
53:27along with
53:27the family
53:28bathroom
53:28and with
53:30the removal
53:30of the
53:30old
53:31bathroom
53:31the two
53:32front
53:32bedrooms
53:33were far
53:33more spacious
53:34and the
53:35main
53:35had an
53:36ensuite
53:36shower
53:37room
53:39the
53:40cottage
53:40was
53:41very
53:41quirky
53:41but the
53:42character
53:42was kept
53:43throughout
53:43with beams
53:44and vaulted
53:45ceilings
53:46in the
53:46upper
53:46rooms
53:47and a
53:47lot of
53:47hardwood
53:48finishes
53:48sympathetically
53:50mixing
53:50old
53:50with new
53:51and outside
53:53fortunately
53:54the walls
53:54of the
53:55garage
53:55were not
53:56made
53:56from the
53:56troublesome
53:57mondic block
53:58so it
53:59was retained
53:59however the
54:01greenhouse
54:01had gone
54:02but not
54:03to the
54:03scrapyard
54:04the greenhouse
54:05is actually
54:06back at the
54:07farm
54:07I think my
54:08mum wants
54:08to use it
54:09in her garden
54:10if my dad
54:11pulls his finger
54:12out and
54:13actually does
54:13something in
54:14the garden
54:14for her
54:15first timers
54:16miles and
54:17kieran had
54:17done an
54:18amazing job
54:19getting stuck
54:20into the
54:20renovation work
54:21in every
54:22spare moment
54:22they had
54:23away from
54:24their full-time
54:24jobs
54:25my role
54:26during this
54:26whole project
54:27has actually
54:27been quite
54:28hands-on
54:28along with
54:29my brother
54:29and my
54:30dad
