00:06We're searching along the 37 miles of beautiful coastline in Plymouth, Massachusetts. These
00:13shores might have a famous past, but the busy boardwalk, sandy beaches, and boating in the
00:19bay are what draw people here today. Owning waterfront property here can set you back
00:25almost five million dollars, but these experienced flippers have a plan to find
00:30an outdated property and transform it into someone's dream beach home for way
00:35less. Get ready for a beachfront bargain hunt. Renovation.
00:53I'm Vicki. This is my husband, Justin, and we are house flippers and looking to find the
00:59perfect beachfront home in Plymouth. Justin and I met back in 2007. I was working at a gym and he
01:08was a gym member there and he would come in every day with his head down and wouldn't
01:13talk to anybody. It was big old grumpy pants. His nickname is Mean Justin. Grumpy? He had
01:20his brother staying with him for a little while and his brother would like hang out
01:24and chat with all of us and that's what ended up breaking the ice and then from
01:29there it was a match made in heaven. We live in Carver, Massachusetts, 15 minutes from
01:35downtown Plymouth with our son Cole who was 12. The first house I bought I fully gutted
01:43and remodeled that house and I just loved it. I had thought about doing something
01:48like this for the longest time in the corporate world. I was sitting on my butt
01:51all day and I think I said one of us has to get our real estate license. We drew straws
01:58and she got the short one. So my role's buying and selling the flips but also a big part of
02:04the
02:05design behind it. I tend to come in and give my overall vision, the feel for the home. I oversee
02:12the complete job so I'm like the general contractor but I do like to get my hands dirty. I like
02:18to find
02:18places where I can do a lot of the work. Plymouth is about 40 miles south of Boston. Plymouth is
02:24a
02:25great town to get a little bit of everything. It's a hot spot for restaurants, shopping,
02:29cute little boutiques. You have a lot of beach options and just different sites to see, different
02:35historical monuments. Plymouth Rock of course everybody has to come out and see Plymouth Rock
02:40and the Mayflower too. It's a fun spot no matter where you are in Plymouth. So we are in the
02:46market
02:46for at least three bedrooms that we can target the largest buyer pool with good proximity to the beach.
02:53We're looking for a great neighborhood, a little bit of a yard. We want space and we have a budget
03:00of
03:00$600,000. In this area to get what we're looking for in that proximity to the beach, it's going to
03:07be
03:07tough. You see a lot of 500 square foot places that go for $600,000 around here. So hopefully we
03:14find
03:14that one spot and luck out. So this listing that we're going to is called Captain's Quarters. It's a
03:31quick ride to the beach. It's about a half a mile. I would love to just get up in the
03:36morning, take,
03:37get my coffee and take an early morning stroll down. Perfect way to start the day. It's a three bed,
03:43two and a half bath, just under 2,500 square feet. It's listed at $589,000. That's definitely top of
03:54the budget. Doesn't leave us much of any room to do a whole lot. All right, there it is. Is
04:01it that
04:02haunted house looking thing? Yeah, it needs a little lovin' on the outside, but it sits up high.
04:08Here it is. Wow, it doesn't have a front entryway. The curb appeal isn't the best. We definitely need to
04:18do something about that. It's dark. It's ugly. Yep. You can almost catch a little glimpse of the ocean
04:28from here. It has a uniqueness to it. It's not your standard cookie cutter place, that's for sure.
04:33Entryway is interesting. This entryway is non-existent. I don't see a front door. All right,
04:40so this is obviously not the way in. Right. But it feels like it should be. Yeah, we would have
04:47to
04:47make it flow better up to the house. Do you think this is pest damage, just water damage? That is
04:54some
04:54rotted wood. Looks like water damage to me. The whole gutter is rotted out. It is. That is a wood
05:00gutter,
05:01probably original to the house. Love it. Let's go take a look inside, huh? All right.
05:09This deck needs a little lovin'. Deck needs some attention, yep. Definitely. But I think the siding
05:16might be salvageable. Let's go look inside. All right.
05:25Here we are. Oh, wow. Look at the space. It's wide open. Look at the beams. It's a lot of
05:34wood.
05:35Definitely has a treehouse feel to it right now, huh? Absolutely. I think stripping down these floors
05:40would definitely brighten it up in here. I wouldn't want to lose the look of the wide plank floors.
05:47I think this house was built in the 70s, so these are probably original floors. No, I think the space
05:54is great. The fireplace looks like it can be salvaged. It's almost got, like, brick oven feel to it,
06:00but not quite. Kitchen is a little cramped, but... These kitchen cabinets? Paint them.
06:08New countertops. New counters. Appliances. Paint the ceiling. Definitely brighten it up. Yep.
06:12Get rid of these track lights. Absolutely. The whole entryway, I think we just really
06:19brighten it up, make it a little bit more unique. More wood. We have bedroom number one
06:25with some really fancy LED lights. And a different floor. We need to do something with the floor,
06:33try to match the pine. Yeah. Got to give it that beachy feel.
06:39All right. I think this is the primary, right? Absolutely. Look at the fireplace. Look at the
06:45size of that fireplace. It's incredibly wide. Two windows in here, so that's nice. It doesn't feel
06:49as cramped and dark. Right. A little bit lighter. So we have a closet here.
06:57This is not a closet. Definitely not a closet. No. This is the closet.
07:03Yes. Okay. So this space is tight. And you have a doorway into the bathroom from this bedroom.
07:10If we can manage to make this a true third bedroom, this is, you know, bunk bed, kid's space.
07:17There's definitely potential to work with. Bathroom is good size. We have a double vanity.
07:23We definitely have to save the blue one-piece tub and shower unit.
07:27It doesn't get any more beachy than that, right? 1972 beach house. Beachy.
07:33With the matching vanities. With the matching sink bowls.
07:36Yes. I love it. Well, there's one more level downstairs.
07:42Is this? It's an interesting door. It's very small.
07:47Oh, this is the door to downstairs. Add some character, but taller people will struggle a little
07:52bit. Wow. This is a large space. Definitely a great space for rec room, family, entertainment
08:01room, right? Right. What an added space to the house, right?
08:06Definitely. Yeah. What do you think about these floors? Are these, these don't look salvageable?
08:12Yeah. No, these would have to come up. Definitely have to come up. I think kind of an LVT down
08:16here
08:17would be good because you're, you're in, you're out. Kind of make it an outdoor, indoor space. Yeah,
08:23definitely. It's unique. It's got some really cool features. It's a great neighborhood. I mean,
08:31we're less than half a mile from the beach. You can walk over there. But again, it does need. It
08:36needs a lot. The 589 definitely doesn't work. We would have to get creative with getting them to
08:41come down significantly. I think it's got potential. We'll have to see. Sure. Let's check out the other
08:48ones. This next one is the White Horse Cottage. The White Horse Cottage. So this one is listed as
09:01two bed, two bath. It's just a thousand square feet. So it's on the smaller side. It's listed at 599.
09:09That is too close to our budget, but it's been on the market for a little bit. So I think
09:15we at
09:15least need to check it out and see if, see if they're willing to come down a little bit more.
09:20And the proximity to the beach makes it worth looking at. Maybe it doesn't need as much work
09:26and maybe we can somehow make a third bedroom in it and that's all we have to do. And it's
09:32worth it
09:32with the proximity to the beach. All right. It's right here. Oh, this one? Literally right here. Yeah.

09:42It's a cute little cottage. It's really cute. You can see the ocean from here. Yeah, look at that.
09:47Yeah. Sweet. What do you think about the exterior? This looks pretty rough. Yeah, there's some peeling
09:52paint. Roof looks decent. Shingles are okay. Over on this side, they're aged, but they don't have to be
10:00replaced. They can be cleaned or pressure washed. Let's see what it looks like inside. Yeah.
10:16Oh, wow. This is cute. Very little. Yeah. But so much of the work is already done.
10:23That's about it. I'm not getting like super beach house feel to it. No. So we definitely need to do

11:16this is weird. I think the door should open the other way maybe. But then you'd. Would make more

11:29better off with like one of the bi-folds type door styles. Right. Tell me what you think about this
11:36tile surround. It's boring. It's a little dated. Right. I think this all needs to kind of be redone.
11:43Let's check out upstairs. Little stairway. Right. Yeah. It's very tight. It's like walking up into an attic.
11:53Whoa. Okay. Cramped. You could do bunk beds right here. Like yeah. Twin bunk beds. Yeah. This little
12:00nook area is cute. Closet. You don't have any ocean views from here. I can't even think of like which
12:07way the ocean is right now. That way. So you wouldn't have ocean views that way. But you don't this

12:13either. Yeah. Okay. This is cute. Outdoor shower. It's looking pretty rough. It's all really soft and
12:29kind of moldy. So this probably all has to come down. Right. Yeah. It looks like it needs some
12:34plumbing too. Not the end of the world. I mean I think it'd be a pretty quick fix. Fence needs
12:40to be
12:40replaced. This whole side needs to be redone. Yeah. At least a couple of sections. Yeah. It's pretty
12:46rough. I think it's lacking on space. It is very close to the beach though. It is. White Horse
12:53Beach. This is an area that is sought after. People love this beach. I think we've got another place to
13:00look at so. Yeah. Let's go out. This next one is the Beachside Ranch. It is three bed one bath.
13:14So a
13:15little more spacious than the last one we looked at. And it's listed at $5.99. So it's within our
13:24budget
13:25depending on how much it needs in repairs. It is a private neighborhood but it looks like a walk to
13:30a
13:31beach like the first two that we looked at. If it fits the bill with everything else and the price
13:36is
13:36right it might make sense. It's right here on the right but I mean it looks like it's in good
13:42shape. Yeah.
13:45All right. Three bed one bath. Yeah. It's older but it's maintained. You know it's painted. I don't
13:52see any rot. I don't see any peeling paint. What's the square footage on this one? I think it's about
13:571,400. All right. Ray's Ranch. We'll start going up. Yep. Start up. Living room here. Kitchen. I like how
14:09it's open. Yeah. With the railing? Yeah. A little airy look. Nice big kitchen. Yeah. Look at the ceiling.
14:18Oh that's cool. Right? It's not very beach house feeling right now but floors are decent. Switch out
14:24this countertop. Pretty dated oak cabinets. I would love to get away with just painting them. Well I mean
14:31it's a good sized kitchen so that's going to be eating into the budget a lot if we replace all
14:37of those.
14:38Yeah. This is a interesting little outside area. Sun room. It is. Oh wow. Hardwood floor out here. Nice.
14:52Interesting. Oh this is cool. I like this. Like three season room. Overlooking the backyard. It's too bad it's not
15:00like with an ocean view.
15:01Yeah. I like it. I mean you have it's a wall of windows so you can open all these up.

15:18So full bath. Can we save this vanity? I think so. It's got a little beach house feel to it.

15:25little bit. Obviously painting. I like the uh the detail with the ground molding. Look at the lighthouse in the
15:33window.
15:33Oh that's that's kind of cool. Although it's a window that looks out onto that screened porch.
15:38Yeah but it's high enough from the other side you're not looking in on anything. Right.
15:43The whole. So new tub, new shower, new floor. Yep. Save the vanity. The vanity is probably salvageable.
15:51Yeah bedroom number one over here. Okay. It's good size. Yeah definitely spacious. Queen size bed but you
15:59can fit a king over there easily. Easy yeah. Let's keep going. Let's see what's on the lower level.
16:09Is the lack of railing going to be a problem? Gonna have to put a handrail in there. Yeah. Absolutely.
16:19Is this another bedroom? It must be. Is that a bathroom? We have a full bath. I think the listing
16:26said three bed one bath. It did. So this bathroom may have been added. Oh I love the tile.
16:34So that is a, that's what we call a throne. This might be a problem for some people. I think
16:38so but like
16:41the king sits on a throne. It's always at least two steps higher than the regular people. Right?
16:50Look at you. So we actually have a three bed two bath. And it's off of this bedroom. Sure. Needs
16:58refreshing though.
16:59Needs refreshing. It's not that big of a room. Should we check out the backyard?
17:04Yeah. Let's check out the outside.
17:10This is definitely a nice backyard area. Yeah. It's got some good space back here. This is pretty.
17:16Well everything's fenced in so that's nice. That's a plus. Yeah. I like this place. The house doesn't
17:21need a ton of work. I think the list price being the lowest. I think this one could be a
17:25good investment.
17:26But we started off with Captain's Quarters. Awesome character near the beach. The negative.
17:34It's the list price. $5.89 right? Yeah. That place needs a lot of work. Second one was White Horse
17:42Cottage.
17:42Yeah. That one was tiny. But you can see the ocean from the house which is a huge pro. Listed
17:51at $5.99.
17:52With a list price at our budget they would definitely have to come down for that one to make sense.
17:58Definitely. They all have their pros and cons. They do.
18:08We were looking for a home that would attract the most buyers. Something that's by the beach,
18:15your typical coastal New England, you know, America's hometown feel. So we ended up choosing
18:22Captain's Quarters. The space was a big factor in our decision with the high ceilings and the
18:27exposed beams was great. So I'm excited about making this someone's dream beach home.
18:34This home was on the market initially for $5.89 and then we saw that there was a pretty big
18:39price
18:39drop to $5.50. We went in at $4.15 and it worked out and we got it. Let's talk
18:46about the outside.
18:48Yeah. So total transformation outside, right? Front, back, in the house itself.
18:54We definitely need to create a better entryway, make it more inviting, make it feel like an entryway.
18:59We're getting rid of this whole storage area. It's too rotted out.
19:03I'm thinking we eliminate that stairway and just cut this deck off here,
19:08give it kind of a cleaner look on the back. Well the deck needs to at least come beyond the
19:12sliders
19:12though. Sure. Get rid of that little walkway that's currently there and create a new walkway down
19:18the side of the hill. So when you pull in you see that. Landscape it, paint everything, make it really
19:24pop from the road when you pull up. I'm thinking seashell driveway. The seashells go along with the
19:30beach, the beachfront property. Obviously we're doing all new windows, all new doors. There's a lot
19:37to be done. That's for sure. What are you going to tackle first up here? The floors. So I want
19:44to
19:44get my flooring guy in, sand these floors down in just a clear matte poly finish. Definitely. I would
19:52love to see that entryway a little bit different. We have so much wood. Pulling up those floorboards,
19:58adding in some color, do a little tiled floor, opening up that closet, doing some built-in storage in there.
20:05Yeah. I think sand the beams, keep them a little bit darker than the floors, paint all the ceilings
20:11white because we really want to brighten this up. Painting that fireplace, do you know, a color,
20:15a beachy color. Yeah. And paint all of the wall wood white. So I think with what we do out
20:22here,
20:23we want to make sure it flows into the kitchen nicely. Yeah. And if we can salvage those cabinets
20:29by sanding them down, it's going to keep that beachy feel. New countertops, new stainless steel
20:35appliances. Back splash, add a little bit of color that way. And I think we have a whole new look
20:42in
20:42here. Yeah. So that second level currently has that weird situation with the bedrooms. You have
20:48to walk through a bathroom or one of the other bedrooms to get to that third bedroom right now.
20:53This all needs work. Yeah. I have an idea. Those doors stay exactly where they are. And this becomes
21:01the closet to the primary, the bathroom. Give it its own doorway. We're kind of creating this little
21:08hallway space in the bathroom with its own doorway. I think that's perfect. We have the pine boards that
21:16match. We're sanding these down as well. This fireplace, clean it up, paint it, and just keep with that
21:23beach house look. All right. So the entertainment room, right? Blast this wall out, really open it up
21:31down here. It's going to be, you know, wide open. Absolutely. That raised area becomes a little bit
21:39more of like the kitchenette type spot. Sure. For the flooring, I'm thinking waterproof, vinyl plank,
21:46and kind of withstand the, you know, the indoor, outdoor kind of space that we're going to create.
21:53Yeah. We have another fireplace to paint. So the house has two and a half bathrooms.
21:58They all need to be updated. They're going to be gutted. New tubs, shower surrounds, new vanities,
22:04new toilets, new flooring. When it's all said and done, it'll be completely transformed.
22:11Where are we at with budget so far? I think we can do it all for about $150,000, $160
22:16,000. I think $160,000
22:18is a good number. It keeps us in a really good spot with resale value. I think going back to
22:23market with
22:23it, we want to hit that sweet spot with getting on right at the start of the summer. I can't
22:28wait to
22:28get started. I'm really looking forward to getting in there with a sledgehammer and, you know, my tools
22:33and pulling stuff apart so we can put it all back together again. We're getting things started.

25:13They rip the roof off, really making really good progress on that shed.
25:18We got a tremendous amount of stuff done today.
25:28So I get to the house nice and early this morning.
25:30The paint crew is here.
25:31They're sanding the beams and posts in the top level.
25:35And my carpenters are reconfiguring the hallway and doorways into the primary bedroom,
25:41the small bedroom, and the bathroom.
25:45We've got to close up one doorway, open up another, move the bathroom door, and kind of make that space
25:52more functional.
25:53I'm working on the kitchen cabinets.

28:01Today, I am meeting with my designer, Nikki, at a local staging company.
28:05Staging is hugely important.
28:07It really elevates the space and makes it feel like home and gives people that visual of how
28:12they would live in the space. I want the beach house feel.
28:15Yeah.
28:16But I don't want it to feel so beachy that it only feels like a vacation spot.
28:21Yeah.
28:21After seeing the pictures and the measurements of the space with those vaulted ceilings,
28:27the beams, I really think it would be great to bring in some texture too.
28:31Definitely, yeah.
28:32When staging a house, particularly with Nikki, it's been such a smooth process.
28:36Oftentimes, I will just send her photos of the space so she has an idea of how large the rooms
28:41are
28:41and a general idea of what I'm looking for.
28:44The dimensions of this table and the look, I just think it will give you that coastal, modern feel.
28:5081% of people can't visualize that space completed and looking like a home.
28:55So I stage all of my listings.
28:57Such a huge difference with how quickly it sells and how much over-asking it normally sells for as well.
29:02Do a stripe, do a light fabric to keep everything nice and light and bright,
29:07and then bring in anchors like this where it's not too much.
29:13But I also want to make sure that there's not too many different colors introduced into that space.
29:21My budget on this is between $5,000 and $6,000.
29:23I definitely need to stage the dining room, living room, primary bedroom, and then the rec room downstairs.
29:32I think that would be really nice in the dining area.
29:35Yes, that's what I had in mind.
29:37That is bigger than what that space can handle.
29:40Yeah, but just the style, that's kind of what you're thinking.
29:44I'm really excited about the different textures she's bringing in,
29:47just breaking up a lot of the wood that we have going in the house.

30:09Ross and his crew, they're going to remove the old boiler,
30:13the old hot water heater, and put the new boiler in place.

30:30He's prepping the beams in the top level, getting that ready to be primed and painted.
30:35So that's moving right along.
30:39I'm going to be installing the flooring in the basement bathroom.
30:43I have to put down a moisture barrier.
30:45You typically want to do that in wet areas, kitchens, baths, and especially in basements.
30:54The floor in the bathroom is a luxury vinyl that's waterproof.
30:59I'm pretty happy with it.
31:02Tomorrow, we can install toilet, vanity, tub, and shower.
31:06But today was an awesome day.

31:08I'm really anxious to see the painting and how that comes out on that.

31:33Vicki kind of gave me free reign to build it out the way I see fit.
31:41We're going to use the rough sawn lumber.
31:44So same wall material to trim out and finish that cabinet.
31:55I finished off the sides, the inside of the cabinet, and ran out of lumber for the doors.
32:02So that can wait till tomorrow.
32:05But I also have the sink temporarily in place.

32:10It's just waiting for Vicki's approval.
32:12And then we can check that one off the list, too.

32:53It's going to be perfect with the armoire and the white bench and woven baskets and some blues popped around.

33:12We've got someone in to sand the floors.
33:14These wide pine planks are going to look amazing once they get refinished.
33:20And the carpenter's finished framing out the hallway between the bedroom and the bathroom.
33:24So now we've been able to work in that bathroom.

35:59They're framing out the new walkway with timbers.

36:03It's going to be topped with p-stone.
36:05It's going to make the walkway really functional.
36:08And give it a little curb appeal as well.
36:10This front entryway, this pathway might seem like a simple thing.
36:13Just moving it like five feet over.
36:16But I think it'll really make a big difference with this home.
36:18The inside and outside are so close to being done.

42:06We spent over budget in the septic.
42:09Although the house itself is a three-bedroom, we put in a four-bedroom septic.
42:13And someone could build out a legal fourth bedroom.
42:16So that really upped the value quite a bit.
42:18So we are listing at 765432.
