00:23Oh my God, seriously.
00:24There's so many things in this home that I don't want to admit that I like.
00:28And award-winning design consultant Siobhan Lahm.
00:31Look at this. This is pure bliss.
00:35And this year, it's not just their scores that they'll have to decide.
00:39After the winner of the episode is revealed,
00:42we'll get a chance to use our golden key for one of the runners-up.
00:45Three golden keys, three judges. Let's see who picks what.
00:51The search continues for Ireland's Home of the Year.
00:58Marie and Jo and their daughter Emily moved into this Georgian-style home in West Cork
01:03after living in Germany for 25 years.
01:06So it's nearly a year since we moved in.
01:08And it's changed quite a bit compared to the first day here.
01:12It's lovely to get up in the morning. Every day is exciting.
01:15I'm an artist. I trained in set design at the Abbey Theatre in Dublin.
01:20The previous owners had a love of contemporary design that we don't share.
01:25And to make it more in line with our taste, we decided to go very gung-ho on the decor.
01:31Every room, we put our stamp, you know.
01:34Yeah.
01:34We couldn't find wallpapers that we really liked.
01:37So we thought we'd just paint them to suit our needs.
01:41This is our favourite spot, sitting on this lovely, comfortable old couch.
01:46It's just gorgeous at night.
01:48We have the fire lighting, the door closed, and the room embraces you with warmth.
01:52I feel at home sitting on this couch. I absolutely love it.
01:57I'd say it was worth it.

02:04The judges must now assess the home armed with only the basic facts about the property and its owners.
02:10Ah, this lovely bit of Georgiana.
02:15Even though this home was only built 20 years ago, it has a very traditional, classic feel.
02:20So I'm quite surprised by these overly ornate wall sconces.
02:24I wasn't expecting that.
02:25So I'm intrigued about what's going on inside.
02:36Wow.
02:38Well, we've definitely stepped back in time.
02:40We certainly have.
02:42Back to what era, I wonder?
02:44Actually, I do feel like I've walked into my grandmother's late 1950s house.
02:48There's that overall sense in terms of particularly the design of the stairs and the doors.
02:52But also I'm seeing bits and pieces.
02:54My parents are going to kill me.
02:55That reference my childhood growing up in the 70s and 80s.
02:58Look at the clock that's sitting on the table.
03:00I love it.
03:00I'm so relieved, Amanda, that you're now embracing the past with such happy memories of your childhood.
03:08Noticing rather than embracing.
03:10I'm certainly getting a sense of who these homeowners are.
03:12Their personality is all over the hallway.
03:15The only thing I'll say is I do not enjoy cream.
03:17The colour palette isn't enhancing the space like it could have.

03:34And you can see why it's their favourite spot, surrounded by such beautiful objects.
03:40This is like a Spanish galleon.
03:43That's what I think I've walked into.
03:44This is, you know, a more intimate living area where you're, it's all about conversing.
03:49Sitting here by the wood-burning stove, having a drink, chatting.
03:56And we have the dining room in gorgeous green.

04:01It's really refreshing.
04:02I feel like it's cleansed my palette from the hall.
04:05That's actually hand-painted.
04:08Is it hand-painted onto a wallpaper?
04:10Yeah.
04:11It's beautiful.
04:12Isn't it just wonderful?
04:14There's definitely an artist in residence.
04:16And I think they're making the most of the home.
04:20A beautiful, big, bright and generous kitchen.
04:25I love the simplicity of it.
04:28It's so different to the rest of the home.
04:30Well, who'd have thought that you'd find me standing in a modern kitchen,
04:34looking back and yearning for the quirkiness that we experienced
04:37when we were walking through other parts of the home?
04:41You remember this, Amanda?
04:43I do.
04:44Oh, my God.

04:45There's so many things in this home that I don't want to admit that I like.
04:49The little lace-covered tissue boxes.
04:52But part of me kind of likes doilies and intricate things, and they are white.
04:56My mum used to make those.
04:58I used to knit tea cozies, brown tea cozies.

05:12This is such a wild bathroom.
05:15It wouldn't be my personal choice, but I'm enjoying how playful it is.
05:19What they've done is upcycled, and they've created an art installation.
05:23I think it's just wonderful.
05:25I don't generally understand crazy WCs, but there's a logic, there's a rationale.
05:31I can feel the homeowner's hand in this room.

06:11I've enjoyed other rooms in the home where they have their own distinctive style, and it's clear what it is
06:16in here, but it's just too much, isn't it?

06:31We've got a gorgeous floral mural here behind the bed, and then florals absolutely everywhere else.
06:38This is kind of what I was expecting from the other bedroom.
06:42In some ways, I feel like I'm in some sort of museum.
06:45For me, I find that slightly at odds with the idea of that being your home, but at the same
06:49time, it's enjoyable.
06:50To me, this room brings those memories back of my parents.
06:54It's so much fun.
06:55It's not to my taste, but it's theirs, and they've gone for it.

07:09This home feels like a nostalgic journey through time.
07:11At first, the entrance hall felt confusing, but as I moved through the home, the intent became clearer.
07:18Each room has its own theme, and often expressed in an overstated manner.
07:23However, the main bedroom's Rococo theme was excessive, and would benefit from some restraint.
07:28I'm giving this home a seven.
07:32The homeowner's creative passion and talent shines through in this unconventional masterpiece.
07:39Looking around the home reminded me of my childhood.
07:42I'm thrilled to give this home a ten.
07:45I enjoyed the artistic flair throughout this home, but these creative moments were overshadowed by an excess of patterns, detailing,
07:53lace, and tassels.
07:57Karen and her fiancé, Paul, live in this Dublin apartment.
08:00This is the first time I've ever, I guess, done any type of interiors, because I've rented for years.
08:05So as soon as I bought this place, I really kind of wanted to just get stuck into designing it,
08:11because I've always loved interior design.
08:13We actually painted the entire apartment one colour, and then we just added in different textures and loads of soft
08:19furnishings in the different rooms, depending on kind of their function.
08:22I feel like the apartment is a really calm space, because you don't have any, you know, strong colours or
08:28patterns in particular hitting you when you come in.
08:30It's lovely and bright and open, and it really does separate you from the city, but then you still have
08:35the beautiful views of the city.
08:37So this is our favourite spot here in our guest bedroom.
08:41This is primarily our work-from-home space.
08:44It's quiet and allows you to concentrate and focus, but also we needed a spare bedroom, so we have a
08:49daybed, and it also then serves as a place for us to work out in as well.
08:53We obviously live in a small apartment, so it was really important that we found a space that could have
08:58that multifunctional use.
09:00I definitely am nervous about the judges coming in.
09:03One of their main criticisms will probably be that there isn't much colour and that it could be cluttered.
09:10I won't rely on that. I'll probably take it personally if they don't like it, but they're the experts, so
09:14we'll see.
09:19Wow. I did not expect this at all.
09:24But that's what's so great about apartments. You never know what you're going to find when you walk inside the
09:28door, and when you find something like this, this is about making the most.
09:32They've got everything. Living room, your dining table, your kitchen, and somehow, you know, it doesn't feel that cramped.
09:39Look at the sheer scale of this kitchen. You know, I'm fascinated by the amount of storage. Look at this.
09:46Look. Isn't that great?
09:48There's your utility room. Wow.
09:50Oh, all in one. Lovely smell of freshness in there.
09:54I want to open the rest now. Yeah.

09:59Oh, how wonderful. And this little dining area is sweet, isn't it?
10:03It's clever. I'm taken with the atmosphere that these homeowners have created. It's like a retreat.
10:09We're in the Hamptons all of a sudden. We're in our seaside cottage, and yet it's spacious, it's bright.
10:17The layering that they've done in this room in terms of, like, texture, in terms of tactility is extraordinary.
10:22The backdrop to this living room is stunning, looking out onto the skyline of New Dublin.
10:30It is so cozy.
10:34Sitting here, it's hard to believe I'm in an apartment. You know, to have a room at this scale in
10:42the city centre is just quite extraordinary.
10:45The amount of different layers and textures and tones that these homeowners have brought together, it's just incredible.
10:51And everywhere I look, it's so obvious that the homeowner has been considered with the materials that they're...
10:56Like, look at this table lamp. That's like a jute rope table lamp.
10:59I don't even know where this homeowner has gone to get something like that.
11:03The great thing about this home is there isn't a platter of stuff on the walls. Everything's been considered.
11:10Dare I say it? Have the three of us ever been so in tune in a home? We're all so

11:30Ah, quite a spacious bathroom.
11:33It's a good layout. You've got natural light.
11:35But there's one thing for me that's standing out, and that's the storage.
11:38I agree with you, Amanda. The colour really stands out.
11:42And from a stylistic point of view, I could be in an entirely different apartment.
11:47Well, I think they're very lucky to have such a spacious shower room with natural light and windows.
11:57Oh, the homeowner's favourite spot.

12:05I can work from home and look at my view.
12:09Well, I mean, look, it's that view that the homeowners have focused on.
12:13It's a perfect position for the favourite spot.
12:15The colour tones that we've seen in the living room are brought in here.
12:20Even better, I have a day bed. Terrific cushions.
12:23Again, that calmness and simplicity that we've seen elsewhere carried through to here.
12:28You have the storage. You have the sofa. You have a workstation.
12:31You have your home gym. You have your library.
12:34It's about clever design, because every wall is doing something.
12:41It's the bedroom.
12:44Ooh.
12:46Well, I think it's terrific. The colour tones and essence continues.
12:51Now, the floor in here is a darker colour, and I'm not quite sure why, funnily enough.
12:58But overall, this is a yummy main bedroom.
13:01I think you're spot on, Hugh, in terms of the flooring.
13:04If the homeowners had brought that lighter oak into the main bedroom, it just would have had a better flow.
13:10I really enjoy certain elements of this room.
13:13That cabinet is delicious.
13:14But that armchair and that side table, it just jars for me.
13:18There's something that's niggling at me in this room.
13:20It feels too curated.
13:22There's one thing in particular that is setting me off, and that's the use of the books.
13:26There's a trend that you see everywhere now, where books are used as props.
13:30They're placed on the flat, and then you have elements sitting on them.
13:34It feels a bit staged.

13:37This is not staged.
13:39Personally, I do put books on the flat.
13:42So do I.
13:42This, to me, is a really good example of how you can take an old apartment and reimagine it into
13:50something very special.
13:51And I think that's what these homeowners have done.
13:53When I walked into this apartment, I got an immediate sense of respite.
13:58Every element is thoughtfully considered.
14:00The open-plan layout is well-designed and creates a spacious, light-filled, and comfortable atmosphere.
14:06But for me, the bedroom feels overly curated.
14:09I'm giving this home a nine.
14:12The homeowners have created a warm, inviting atmosphere through their use of earthy color tones,
14:18expert layering of textures and fabrics, thoughtful styling, and clever zoning.
14:22For me, though, there is a disconnect between the main living area and the rest of the home.
14:26The flooring choice changes.
14:28So, too, does the atmosphere, flow, and attention to detail.
14:31Overall, though, this is a restful, stylish home.
14:34I give it an eight.
14:36The homeowners have zoned the space beautifully, creating a real sense of flow.
14:41The restrained design style is considered refined and divine.
14:46To be honest, I'm a bit envious.
14:50I think this is the correct detail.

14:54Well, you know, thankfully, we don't live together.
14:59In County Armagh, architect Catherine and her husband Sean designed this contemporary house
15:04to maximise the surrounding beauty and create a happy home for their family.
15:08So, the home is tucked in under the landscape.
15:12The wildflower floods down the side elevations and changes seasonally.
15:18So, the house is effectively growing and changing all the time.
15:22I wanted something that was still very fluid inside, outside, but also something that can be warm and cosy.
15:29With two wee children running about, it can be chaos, to say the least.
15:33But when it comes to lit on a good day, and you open these sliders, and they're going in and
15:38out in their wee bicycles,
15:40going through the whole process, it makes it worth it.
15:44This is my favourite spot.
15:47It's somewhere where myself and Sean can come when we get the kids down the bed,
15:51somewhere to unwind, have a glass of wine or a cup of tea, and just enjoy the scenery.
15:56As an architect, I'm well used to being critiqued, and I don't mind it.
16:02I think a house is so personal.
16:04Do you know, this would not be everyone's cup of tea, but I love it.
16:08Do you know? I love it.
16:13Wow, it looks spectacular.
16:16What a dramatic backdrop for this very unique and individual house.
16:21I sort of have one house at the bottom, covered in stone, and I have another house on top.
16:27Look at this landscape. It is magnificent. We're in the mountains.
16:31I think the design of this home has been influenced by its surroundings.
16:35Well, will we go in?
16:41Goodness, look at the scale and size of this entrance hall.
16:45And Amanda, it's all in white.
16:48Well, if you look at the colour tones on the outside, they're kind of neutral greys and blacks.
16:53And you walk in here, and the same colour tone has followed us, particularly in terms of the stair.
16:58And, yeah, white walls.
17:00Yeah, I know, but look at that pink.
17:02Isn't that absolutely gorgeous?
17:04You know, it's kind of indicating that these homeowners might be playing with more colour throughout the home.
17:09So, I'm excited. I'm excited to explore.

17:13But look, when we were walking up, wasn't it clear to you that there was a great consideration given how
17:17this home slots into the landscape?
17:19And you have that on the outside.
17:21Yeah.
17:21But when you walk in here, you don't.
17:23And I'm standing here, we know it at an upper level, but there's no visual connection.
17:28I'm not saying you need a huge double height space, but even a subtle one.
17:32It's quite clear where the staircase is to go upstairs.

19:17But I'm relying on the down lights in this room to give me light, and I shouldn't be.

19:25And that you can actually have lamps.

19:34It's like being in a meadow.
19:35The lovely thing about this room is there's no wardrobe.
19:38This room is about the bed.
19:40I have my reading lamp, and the obligatory pendant then arrives in the room.
19:46And because the bed's off center, the pendant is now in the wrong location.
19:52This room should have had no pendant and relied much more on lamps.
19:56I actually think this is a magical room, and it's because of this connection to the outside.
20:01I don't know if there's a disconnect for me.
20:03Perhaps it is that mishmash of styles, the more traditional, heavy headboard.
20:08The rug, it's neither here nor there in terms of the colors.
20:12It's a very cozy room full of lovely tactile materials.

22:37These homeowners have created the most wonderful open plan live-in, kitchen, dining area.
22:43It was white, it was crisp, it was calm, it was clean, the fabrics were terrific.

22:56Finally, Amanda reveals her score for the house in the hill in County Armagh.
23:00For me, the most enjoyable part of this home was the wildflower meadow garden.
23:05It actually just felt like it was a continuation of the surrounding landscape.
23:09However, saying that, this is a new-built home.
23:11I had expected and hoped for a progressive modern design style throughout, and it didn't.
23:17I gave this home an 8.

23:21So, that means our serene apartment is through to the finals.
