00:24They've had their second child.
00:25The house needs to have more function.
00:28Their dream is to host all of their family.
00:31And with this layout, that is just never going to happen.
00:33I want to get there and see it in person
00:35to actually believe it.
00:41This is my nightmare.
00:42It's really frustrating.

01:18Warren and Trisha were stretched to pay top dollar
01:20for a renovated house in Altadena in 2019.
01:23After having two kids, they are completely exhausted.
01:26Not just because they're new parents,
01:28but living in their house as it is now?
01:30Well, that wears them out.

01:41When we first bought this home,
01:43we envisioned hosting our families.
01:45And we have pretty big families.
01:46We did for maybe New Year's.
01:47I think that was like the one occasion
01:49that we had people over.
01:51It was hard to host because,
01:52one, the kitchen is so small.
01:54Like, kids are running around.
01:56We did in and out of the kitchen.
01:57It was very difficult and stressful.
02:00We had talked and we're like,
02:01uh, maybe next year your parents can host.
02:04You know, not being able to offer our home,
02:06it kind of just makes you feel bad.
02:08You know, it's our turn to host our parents.
02:11Let them sit back and let us like,
02:13you know, prepare the food for them.
02:15Have everyone come over.
02:16You want to be able to be great parents,
02:18but you also want to be great kids to your parents.
02:20Like, our parents have given up so much of their lives.
02:23They, they're, they're both immigrants.
02:25They moved, you know, from the Philippines.
02:27And me growing up,
02:28I never really lived in a house before.
02:30I've always moved from apartment to apartment.
02:32This is our first home together.
02:34And we want to share that space.
02:36You know, it's pretty sad.
02:37Like, um, not being able to do that
02:41from occasion to occasion.
02:42And it's, it's always a challenge
02:44looking for a space to host.
02:45Yeah.
02:45Why this house instead of just moving outside the city?
02:49We grew up about 15 minutes away from here.
02:51Her parents live 15 minutes away.
02:53This home feels like the perfect location to raise our kids.
02:56Moving outside of the city with the same price point,
02:58like would not be feasible for our family.
03:01We looked at 10, 15 houses before this one.
03:04Some of them only had one or two bedrooms or one bathroom.
03:07And that wouldn't work for having like kids.
03:09And we want to host a lot more because we're probably the most convenient location for all of our family.
03:17Ideally, we'd host our family outside, but our patio is so small and needs finishing.
03:21The only access point is through our bedroom.
03:23So it's hard for guests to get outside.
03:25So that's why we're here.
03:26We want to help you make the best of this space.
03:28I mean, the easiest way to get more square footage, especially in somewhere like California,
03:33is to extend that entertaining space outside.
03:36If that's something you're open to, we can definitely look at that.
03:39That would be great because our living room space is also limited.
03:43And there's another issue.
03:44When it rains, we notice moisture come through the walls,
03:48and now the walls are very soft on this big window, especially down below here.
03:53I am noticing a lot of water damage here and rot on the wood.
03:57I saw it when we were walking up.
03:58Any moisture that's coming down from your roof, there's no overhang.
04:01There's no flashing.
04:01It's just coming right in behind the wood and then getting into the wall,
04:07which means you can also have a mold issue starting to develop.
04:10I can smell the mold.
04:12Little kids, especially babies, are very susceptible to respiratory problems,
04:17especially if you have mold spores in the air.
04:19So this is something we would want to rectify and make sure we allocate enough in the budget for that.
04:25Another huge worry is that our electrical is out of date.

04:30We'll check out the water problems.
04:31The house will be safe when we're done.
04:33We need to spend money on that side of things.
04:34We just need to make sure that we have enough to spend on what you need for function and style inside.
04:38One thing that isn't working for us is this angled wall.

05:15But that can add up quite a bit since it would involve permits, an engineering plan, new beam, framing, insulation, etc.

05:28This area, to me, doesn't feel as challenged as what this clearly had a kitchen.

10:10If you had a gas leak problem, you smelled gas in the house, it turns out it's coming from here,
10:15you would not be able to shut it off here. You'd have to shut it off at the main.

10:21If there's an emergency, if you had a grease fire, whatever it might be, you need to know how to shut that stuff off,
10:26and you need to have clear access to it as well.

11:38They didn't want to spend the money to rerun all the electrical, so they hid a box in here to convert it over to upgraded wiring,
11:44so that if you look in the box, you see upgraded wiring.
11:47Somebody did this intentionally to fool a home inspector and to fool you as the homeowners.
11:52And most of the time, you only find out about this when there's a fire.
11:55And that scares me.
11:56Like, I mean, if we hadn't done this and we're living here with our kids and...

12:02If you ever assume that a house was a flip, you need a really good inspection.
12:08I mean, these guys even had an inspection and this work fooled the inspector.
12:12Let's be realistic. An inspector is not able to tear open the walls.
12:15So if someone really wants to fool an inspector, they can.
12:18One thing a prospective buyer can do is check for the permits on work that was done to at least know if the renovation was legal.
12:24I'm actually going to poke my head up in the attic to just see where this gas line terminates,
12:27and then we should be able to pull these studs out.

12:37They cut out around it, and then they close this in on a pipe that they could have literally just taken out before they put this in.

12:50So they might actually be using the angled wall as a load-bearing wall.
12:53Because they've cut it here, you can see all these joists have been cut and modified.
12:59And to top it off, your HVAC is so inefficient. Look at all this extra hose.

13:11I feel cheated on, and it does make me angry that there could be people out there who have this way of working. It's unethical.
13:21They've compromised the structure of your ceiling joists, so it looks to me like there is actually weight on this wall right now,

13:30This is one of those houses where I now don't trust anything on the surface.
13:34We've got to dig in and make sure that everything is done properly.

16:38They were trusting that the roof was going to prevent water from getting in up there.

16:50No wonder it's leaking from the top.
16:52Some people use particle board for underlay or furring things out, but not on the exterior.

16:58That's basically, like, cheap baseboard that they use to trim this.

18:26My recommendation, rebuild the footprint where it is.

18:30But we'll extend the roof line down so that it's a lot better.

18:38We're gonna have to do more work on this than expected and that's gonna be another two grand.

18:46We had allocated a good chunk of the budget, over $16,000, to vaulting all of that.
18:51Unfortunately, with all the issues we've come across, there just isn't enough money to do the vault and all the work you need.

19:32During demolition, we had found the angled wall and there was some janky framing going on.

19:38So, you can see now there's a beam going all the way across.

19:41That is not part of the original structure.
19:43It turns this into a load-bearing wall when it shouldn't be.
19:46So, that has to be re-supported.

19:49It would do brand new ceiling joists in this whole area here.

19:54So, you'd probably be looking at about another $3,500 for that.

20:21But remember, you're saving $16,000 by not vaulting the ceiling, so we're still within budget.

20:32We talked about shifting the kitchen over here.

20:45We could eliminate this wall where we had the fridge, kick the fridge over to the
20:50other side over there, have the same cabinetry wrapping around the edge, and then move the
20:55banquette to the other side.
20:56That gives you space for a two-foot by six-foot island right in the middle.
21:00The downside is you only have a little over three feet clearance on both sides.
21:06That's the bare minimum of what I would normally like.
21:11That'll cost about $8,000, and that's above and beyond your original budget.
21:16The only other downside to this is you have less upper cabinet storage.
21:22You would only have upper cabinets here and here on either side of the range.

21:32We've always envisioned our kids being at the island and participating while we cook.
21:37This would make it feel a little bit more open and a little more connected.

22:08Knowing especially that they want to have the island now, we need as much storage as we can get.
22:13So shifting the door over 26 inches means we can get another two feet of counter space, drawers, cabinets.
22:21Not to mention we want to get these walls insulated, so it's good to open them up anyway.

22:46They are stressed, and with all the problems we've come across, we are now at their max budget, but we are not even close to being out of the woods yet.
22:53We do need to get a decision today as to whether or not we're taking on that external space.
23:06We've already worked on some aspects of the patio that were in the original budget, like replacing the sagging fence.

23:14But if Warren and Tricia are really uncomfortable being at their max budget this early in the reno,
23:19the patio is the only thing we can lose to give them some peace of mind.
23:23But first, I'll show them my handy work with the front door.

31:18One of the biggest issues we had at Warren and Trisha's house was the fact that there was mold in the air.

31:27We had to completely rebuild this.
31:29And because we were rebuilding, we actually had to resubmit our plans, get approval from the city.
