00:10So grab your sunscreen and join us on the hunt for the ultimate beach house.
00:16It's been a hard day hunting.
00:17I'm thrilled to welcome you to Harvey Bay on the Fraser Coast of Queensland.
00:33This place is the definition of paradise.
00:36It's not just for retirees, but young families are starting to call this place home as well.
00:41Today I'm with Quentin and Michael.
00:43Their brief for a home is fairly open and so is their budget.
00:46So this is a wonderful chance to get to know real estate in Harvey Bay.

00:54And I'm Michael.
00:56And we're from Harvey Bay in Queensland.
01:01There's nothing exciting.
01:03I grew up in Harvey Bay, so I've done all my schooling and that here.
01:06And now I just love the place. I've never really wanted to move away.
01:09It's just really friendly, easy to get around and quite relaxed lifestyle.
01:16We love living by the beach because it's safe and it's friendly for our kids to run and play.
01:23They love jumping in the water and also the cafe culture.
01:26We love just being able to walk down the street and grab a coffee whenever we want.
01:29That's beautiful. It's great.
01:30We have renovated a couple of properties here in Harvey Bay and right now we're looking for something that is turnkey,
01:36something that we could potentially live in or potentially rent out or Airbnb out,
01:41something that's got some flexibility to it.
01:43We've got a budget of between one to two million.
01:45We'd like to keep it on the lower side of that, obviously,
01:47but for the right property we can extend and sort of push that budget a bit.
01:51But it really just does depend on what the property is and what it can offer us.

01:58Harvey Bay is just over two hours north of Noosa and is a go-to destination for its calm beaches,
02:04whale watching and easy access to Fraser Island.
02:07With a laid-back vibe and year-round beautiful weather,
02:10it's no wonder our couple are focused on buying in this dreamy piece of beachside real estate.

02:35You know this industry inside out.
02:37So this is going to be a great day of learning for me about real estate in Harvey Bay.

02:44But we're excited.
02:45We're looking for a holiday house that we can potentially Airbnb out,
02:50that we can have family come and stay,
02:52something that's going to suit family,
02:55something that's low maintenance and something that's easy.

03:01It's the most important thing in Harvey Bay.
03:05So, house number one.
03:07What do you think of the Street Appeal?
03:08I think this is the kind of home that we are looking for.
03:11We're looking for something modern, low maintenance,
03:12and this fits the bill.
03:14It's brand new.
03:15You could add your personal touch out here to the front yard,
03:17so please excuse the path as we make our way in.

03:30So on entry, we have a junior suite,
03:33which I think is really handy to have some bedrooms on the bottom floor.
03:36Your double garage, obviously.

03:41It's very open and airy.
03:43I like the thick countertops on the island, too,
03:47and the different colour.
03:48It's interesting, isn't it,
03:49because they could have gone for just a very white colour palette,
03:52but the fact they've added some colour into the island bench there,
03:55they've put some colour on the walls,
03:56it makes it feel more homely straight away.
03:59It's easy to maintain.
04:00It's not huge.
04:01Are we into the laminate flooring,
04:03or would you have done tiles?
04:04Do you have a preference?
04:05I think this is low maintenance.

04:07This is great for a beach location.
04:09Sand comes off nice and easy.

04:12Well, upstairs are all the bedrooms,

04:58The kids' bunk room is amazing.
04:59It's really spacious.
05:00It can fit a whole bunch of beds,
05:02and it's got its own ensuite as well,
05:04so that's a bonus.

05:14I think all the concrete's sort of in your face a little bit,
05:17but that's easy.

05:39What do you think this is on the market for?
05:43It's a tough one, this one, isn't it?
05:44I'm going to say you have to be around that 1.5 to 1.6.
05:49Well, I would go a bit lower, about 1.3.
05:53They are asking between 1.5 and 1.6, so you're spot on.
05:58The asking price is high, but it's worth it.
06:00I mean, you're literally across the road from the beach,
06:02and the bonus is you've got the pool
06:04and you've got the granny flat on the side,
06:05so I think it's worth its asking price.

07:14There's some very interesting features inside,
07:16so let's dive straight into this one.

07:26With that door shut, it feels like we're in a bunker now.
07:30You can't really hear the road at all.
07:32So you've got all the bedrooms down here, plus a study.
07:36This feature of the glass through to the garage is pretty unique,
07:39as are the fixtures and finishings in this home.
07:42So there's a lot of personal touches in this place.
07:45I don't know how to describe the character.
07:50The character can be very eclectic to the person, I think.
07:54It's something that we'll look at maybe changing
07:55if we've purchased it.
07:56Now, I know there is a lot to take in.
08:07It feels like this sort of grand foyer or open space,
08:11but once you break it down into the zones,
08:13it's a great layout.
08:15I mean, it's an entertainer's kitchen.
08:16It almost feels like a commercial kitchen.
08:18I like the kitchen, and I love this timber thing here.
08:20There's a couple of stools at the end.

08:23It's a very open-plan feeling up in the kitchen,
08:26and that bar area is definitely something else.

08:29I can see everyone hanging around that bar area,
08:31even if they're not drinking, having a meal,
08:33doing whatever in there, playing games even.

09:26that you can actually see the ocean
09:28from your front veranda or your porch,
09:30and this is one of them.
09:31So that's a very unique feature for this property.
09:33How are you feeling about this home?
09:35It's a different market.
09:36It's very executive.
09:37So if we were to let this out,
09:39I think we would be targeting
09:40more executive couples, per se,
09:43rather than families.
09:44I think this is probably less family-friendly
09:45than some of the others that we've seen,
09:47but still a lovely home.

10:20It's just a very special place.
10:22I have watched around the world
10:23and nothing compares to Harvey Bay.

10:40much closer to the water.
10:41It is literally a stone's throw.
10:46I don't know how to describe the character.
10:48The character can be very
10:49eclectic to the person, I think.

11:01Wasn't looking for a unit.
11:04Having said that,
11:05it doesn't feel like a unit
11:07because it faces the Esplanade.
11:08Yeah, it's got its own driveway
11:09and separate entry,
11:10which is quite nice,
11:11which gives it that more
11:12of a house feel.
11:12We've got four bedrooms,
11:14three and a half bathroom.
11:16So whereas the last property
11:17had a lot of space
11:18for minimal bedrooms,
11:20this one's got a lot
11:20of bedrooms packed in.
11:21So again, a different market.
11:23I like the stone feature work
11:24out the front there.
11:25That's beautiful.
11:26Let's cut to the chase.

11:34Walking into the home,
11:35you're greeted by
11:36a whole bunch of stairs,
11:37which is an ideal,
11:38I think,
11:39especially with having
11:39young children.
11:45So once you do get up the stairs,
11:48obviously you'd want
11:49to spend all day up here
11:50and then only head back
11:50down to your bedrooms
11:51for your siesta
11:52or night time.
11:53I think once you go
11:54get up the stairs,
11:55up to that kitchen,
11:56living, dining,
11:56it's very open and planned
11:57living up there.
11:58Nice view out to the ocean
11:59and you've got everything
12:00you need upstairs
12:01once you get there.
12:02Yeah, I think that view
12:03is the key thing there.
12:04That's the winner
12:05of that house.
12:05They've got a good-sized
12:09kitchen, living and dining
12:10all in this space
12:11and when the kids
12:13are sleeping downstairs
12:13you can be up here
12:14and you're not disturbing them.
12:15So there's advantages
12:16to the stairs as well.
12:17Go and take a good look
12:18around down there
12:19and then we'll do
12:20some dugong spotting
12:21off the deck.
12:33Put a little rental income.
12:34It's completely self-contained
12:36and for a townhome
12:37of this size
12:38that's actually quite
12:39a lot of outdoor space
12:40which is great.

12:49seems to have
12:50a little bit of something
12:51for everyone.
12:52You can imagine summers,
12:53barbecue,
12:54family around,
12:55perfect.

13:02I think that's what
13:02the key feature is here
13:04is that view
13:04you get the ocean
13:06is big enough
13:06that you can have
13:07the whole family around
13:08for a barbecue
13:08and eat out there
13:09on that deck.
13:10I think that would be amazing.
13:11So whether you are talking
13:12a retiring market
13:14or the executive market,
13:15young families,
13:16feel like this property,
13:18number three,
13:18could sort of fit
13:19all of those categories?
13:21Yeah, this one's
13:21a little bit different.
13:22It's probably not as high end
13:24as some of the other ones
13:25that we've seen today
13:26but it's certainly
13:27got your space
13:28and it's got your view
13:29and it's got everything
13:29you need.
13:30Where do you feel
13:31this home sits
13:32in the market
13:33at the moment?
13:33Look, I think we'll be
13:34under a million
13:35in this one.
13:36I think this is probably
13:36the cheapest one
13:37that we've seen today.
13:38I'm going to put my figure
13:40around the $950 mark.
13:42I'm going to go
13:43slightly higher,
13:43about $1.1, I think.
13:45I think the vendors
13:46would be very happy
13:46to speak to you boys.
13:48They're hoping
13:48between $970 and $105.
13:51Price is reasonable
13:52on this one.
13:53Obviously, it's a unit
13:54so we've got that
13:55to consider.
13:56There's not a lot
13:56of the yard space
13:57but the price is lower
13:59so that's something
13:59to consider.

14:03and potentials.
14:04I think the dual rental
14:05income definitely
14:06appeals to us
14:06especially where you
14:07can rent one out
14:08and still be living
14:09in the other
14:09would work quite well.

14:41to sell me the dream
14:42of Harvey Bay.
14:43I know we all
14:44have an idea
14:45that it's all about
14:46the whales and whale
14:47watching here in the
14:48season but you've
14:49lived here for a long
14:50time now.
14:51What's the attraction
14:51for you?
14:52It was a small town,
14:54very cruisy,
14:55very quiet
14:56but now we have
14:57restaurants that
14:58cater for fine dining,
15:00we have great
15:00accommodation options,
15:02we have wineries
15:03out the back,
15:04we have art galleries,
15:05we have a lot of
15:06history in Maryborough
15:07and of course the
15:08beaches are safe
15:09so it's great for
15:10families to come
15:11and holiday at.
15:12It's such a beautiful
15:13area.
15:14The whales brought
15:15you here 27 years
15:16ago, you were just
15:17going to come in
15:18and do the tour
15:19and leave.
15:20What happened?
15:21I stayed
15:22and the reason
15:23being is Harvey Bay
15:25is one of the best
15:26places, if not the
15:27best place in the
15:28world to watch
15:28humpback whales and
15:30the thing that sets
15:31us apart from
15:31anywhere else the
15:32whales come in,
15:33they stop over here
15:34so you can whale
15:35watch anywhere up
15:36and down the coast
15:36but they're moving,
15:37they're on a mission,
15:38they're migrating here.
15:39We have whales stay
15:40two or three weeks,
15:41they give birth here,
15:42they mate here,
15:43they actually get
15:44really curious because
15:45they're so relaxed
15:46and stopped here.
15:47They come up to the
15:48vessels and they look
15:49at us and they check
15:50us out, we even have
15:51swimming options with
15:52them now and you know
15:54it's just a very
15:55special place.
15:56I watched around the
15:57world and nothing
15:58compares to Harvey Bay
15:59plus the marine
16:01environment out there.
16:01We have dugongs and
16:03dolphins and you know
16:04rays and fish and
16:06seabirds and it's just
16:08a paradise out there.
16:09It sounds like an
16:14absolute family playground.
16:16It is, it is.
16:17It's a marine
16:18playground, it's
16:19nature based as well.
16:20We have you know
16:21wildlife sanctuaries,
16:23you know there's places
16:24that kids can go and
16:25check out Australia's
16:26most beautiful animals
16:28and there's just so
16:29many options.
16:30So now you've found
16:30yourself the greatest
16:31job on earth, what do
16:33you do every day Vicky?
16:34Yeah so I moved here as
16:36I got a job with Tasman
16:38Venture which is a
16:39locally operated family
16:40business and we started
16:42very you know humble
16:43beginnings but over time
16:45now it's grown into this
16:46amazing unique tour and
16:48we go up the west coast
16:50of the island and it's a
16:51very quiet site, a very
16:52peaceful, the scenery is
16:55outstanding, a lot of
16:56creeks so we kayak and we
16:58get into the creeks, we
16:59don't hear a single thing
17:00except for the birds and
17:01the water running and it's
17:02just yeah beautiful.
17:03It sounds like it'd take
17:04you 60 years to get
17:05through all the activities
17:06that are on offer up this
17:07way.
17:08Exactly, you can do as
17:09little or as much as you
17:10like on our tour but there
17:12is a lot of options and we
17:13have you know beautiful
17:14staff that look after
17:15everyone from day to day
17:17and yeah very established.
17:26Now that Michael and
17:27Quinton have had a bit of
17:28time to think about the
17:29three properties we toured
17:30together, I'm keen to meet
17:32up again to see if one of
17:34those homes has won them
17:35over.
17:36It's my turn to walk in on

17:41A beautiful spot this is,
17:42my goodness.
17:43Amazing.
17:45It's great to see you both
17:46again.
17:47Let's start with house
17:48number one, brand new
17:49build, obviously still had a
17:50little bit of work left to
17:52go which I think would be a
17:53lovely way to sort of
17:54personalise it a bit.
17:55Yeah and I like that, I
17:56like that we could make our
17:57own personal touches on that
17:58property and it wasn't much,
17:59it was just the outside area
18:00and some planting and some
18:01landscaping which wouldn't
18:03take us very long at all to
18:04do so otherwise that was
18:05turnkey and ready to go.
18:07And then house number two,
18:08the dark and moody one,
18:10right there on the
18:11Esplanade, great location.
18:13Location was perfect, it is
18:14very nice right across from
18:15the beach.
18:16Interior we would have to put
18:18our own touches on, that
18:19was probably not to our
18:20taste.
18:20It was a low maintenance
18:22block which we really like
18:23but the price point was
18:25obviously that little bit
18:26higher as well so we've just
18:28got to take that into
18:29consideration.
18:29And whether that would fit
18:30again with your executive
18:32rental as we spoke on the
18:33day, whether you could find
18:34that doctor couple that have
18:36moved up to Harvey Bay and
18:37aren't ready to commit to
18:38buying their own yet, that
18:39sort of, I see where that
18:41would sit for that one.
18:42And then house three, three
18:44storeys, still on the
18:45Esplanade, again a different
18:47market altogether really,
18:48depending on what you guys
18:49want to do with it.
18:50We hadn't thought about a
18:51unit, so that wasn't what
18:52we were looking at initially
18:53but that unit was very
18:55individual, it had its own
18:57access so that was great,
18:58didn't feel like a unit and
19:00it certainly had the space
19:01that we wanted and the
19:02downstairs granny flat was
19:03was great and access to the
19:04outside so that's a good
19:06contender I think.
19:08One, two or three, any
19:10interest in putting an
19:11offer in on any of those?
19:12I think number one seems to
19:14be the one to go to, nice
19:15and open, airy feeling, nice
19:17new build and with just
19:19minimal work to complete it
19:21to have it ready to go.
19:22Yeah, it had the granny flat
19:23there as well so potentially a
19:25dual income earner there so
19:27I think we need to perhaps go
19:29back and have a look at that
19:30one again.
19:31Sounds like a great idea.
