00:00A few years ago Paul Bottrell and his wife bought two small cottages in Barmer to rent
00:08to tourists but he worries more regulation may render his investments unviable.
00:14So I can see that if it becomes too hard that we're just going to say enough's enough and
00:19we'll sell it or we'll get out from it.
00:21It could become a reality.
00:23A parliamentary committee is recommending a state government registration scheme and
00:28making property owners pay a fee.
00:31The committees also suggested incentives to encourage some owners to turn their properties
00:37back into long term rentals.
00:40Short stay is here to stay in South Australia but it's a question of balance.
00:44The supply is going down and so there's even more competition for what is available with
00:49long term rentals.
00:50The inquiry found it still too difficult to determine the exact impact of short stay homes
00:55on the rental affordability crisis.
00:58It says industry regulation would put South Australia in line with other states and provide
01:04more insight.
01:05The data is really the missing piece in this so the registration scheme potentially would
01:10give us that data.
01:11If it's too burdensome it will cause problems yeah.
01:16The state government is considering the recommendations.
