En 1882, à la mort de son père, la jeune Marian Brook découvre qu'il n'a pas mis un sou de côté pour elle. N'ayant guère le choix, elle quitte sa Pennsylvanie natale pour aller vivre chez ses tantes Agnes et Ada à New York. Une mésaventure avant son départ l'amène à faire la connaissance de Peggy Scott, qui l'accompagnera durant de son voyage. De leur côté, Bertha et George Russell s'installent dans la magnifique demeure qu'ils ont fait construire dans un quartier huppé de la ville, en face de chez Agnes...
