Hôtel-refuge pour artistes à New York depuis plus d'un siècle, le Chelsea Hotel a accueilli une génération d'artistes iconiques comme Patti Smith, Leonard Cohen ou encore Bob Dylan. Racheté par un promoteur, il sera transformé d'ici peu en hôtel de luxe. Plus de cinquante résidents âgés, artistes pour la plupart, protégés par un accord de loyer garanti, y vivent encore au milieu des travaux de réhabilitation. Dans cet espace en pleine métamorphose, le film révèle le choc intergénérationnel et interculturel entre des survivants vieillissants de la contre-culture new-yorkaise et le rouleau compresseur impitoyable de l'économie de marché...
