00:13The building is the first residential development designed by Swiss-based architecture firm
00:17Herzog & de Meuron in the United Kingdom.
00:20It is cylindrical, with 57 stories comprising 484 private residential apartments and penthouses.
00:27The sub-penthouses on floor 55 were launched in September 2022, and the main duplex penthouses
00:33on floors 56 to 57 were launched in October 2022.
00:38As of 2023, 1 Park Drive is the ninth tallest building in the United Kingdom at 673 feet

01:44of all the assets of British Waterways in 2012.
01:47British Waterways had previously acquired the site from the Port of London.
01:52Wherry Wharf Group plc purchased a 250-year lease for the site in January 2012.
01:57In 2003, British Waterways issued a master plan for a substantial, mixed-use redevelopment
02:03of the site.
02:04The master plan indicated a potential development size of 330,000 square meters of commercial
02:10floor space, offices, retail, and restaurants, 120,000 square meters of residential use,
02:17approximately 1,500 units, and 10,000 square meters of hotel and service departments.
02:23The master plan has been adopted by Tower Hamlets as interim guidance to support the
02:27current local plan.
02:28In 2004, British Waterways held a competition to select a development partner for the project.
02:35In 2005, a consortium of British Waterways, Canary Wharf Group, and Ballymore Properties
02:40established the Wood Wharf Partnership to develop the scheme with Berwyn Leighton-Paisner
02:44as legal advisor.
02:46In November 2007, a new master plan was unveiled by Rogers Sturck Harbour Plus Partners.
02:52Outline planning was submitted to Tower Hamlets in July 2008 and was approved in October 2008.

03:01The new master plan shows considerably higher density, as well as more towers, which are
03:05also taller than the previous ones.
03:08The next step is to find different architects to design each individual building.
03:12The developers want at least one iconic residential and one iconic office tower as part of the

03:19The new master plan also contains a high street, which will run up the middle of the site.
03:23This will host bars, shops, cafes and restaurants.
03:27This will be covered by a glass snake skin-type roof.
03:30A planning application was filed on 30 June 2008.
03:34On 8 October 2008, Tower Hamlets Strategic Development Committee voted unanimously to
03:39grant approval for the application.
03:42Canary Wharf Group, which is a 25% partner in Wood Wharf Project, does not wish to proceed
03:47with the scheme until it has completed and let all of the office projects on and around
03:51the original Canary Wharf estate, including Riverside South, North Quay, Heron Quays West,
03:57and 25 Bank Street.
03:59In January 2012, Canary Wharf Group took 100% control of the project by paying British Waterways
04:05£52.5 million for their 50% stake and Ballymore £38 million for their 25% stake.
