You know when you go into a home and it’s vacant, it definitely gives a feeling of emptiness and it’s hard to wrap around what it offers.

In addition to that, if it’s cold, that doesn’t make a good impression either.

If there’s no lights in there it makes an awful impression.
So, what that brings me to is something called staging.

And I’m sure everybody’s heard about it.

Years ago, I sort of scoffed it off because I didn’t think it was that important, but today I understand it really is super important.

What I mean by that is that you as the seller, if you want to maximize your money, you want to make that buyer enthusiastic.
Well, what should you do?
Well, basically, I’m going to say there’s four rooms that you should do and make attractive.

Of course, one is the living room.

What does that involve?

Well, it could involve just a throw rug down in front of a couch, one chair, a couple of end tables, a couple of lamps.

What that does is provide for the buyer a sense of what that room can offer, and they come away with a much better feeling.

Then again, the second room, a dining room.

You want to put a table, a place to eat, chairs.

Again, the expense would be limited there, so that’s an advantage to the seller.

And of course, the third room would be the bedroom.

Again, having the bedroom staged with some artwork, perhaps, a bureau, the bed, It just makes such a difference.

And of course, you can go on and on, but you know you can also stop right there to limit the amount of money that you spend.

Now —→ I’ve read that, and it’s important, that perhaps maybe you want to do a den.

So you have a desk in there and a chair, a lamp.

Again, the buyer is getting such a different feel of what you are offering.
And that’s why staging makes a difference.
