02:10Massachusetts turnpike if it wasn't for eminent domain when they built the mass turnpike going.
02:15through Newton in the 1950s, they used eminent domain and took away, I don't know how many

02:20Don't quote me, but it was in the hundreds.

02:21So, and they promised that you were only going to have to pay tolls on.

03:10I've thought of this before, uh, if there was a plus 10%, plus 20%, then at least there's

03:15Some extra financial gain that that homeowner is getting.
03:17I mean, listen, I'm obviously an extremely.
03:20Strong believer in private property rights.
03:22I've testified on Capitol Hill, on Beacon Hill.
03:24I'm a huge.
03:25I'm a huge believer in it, but there are very rare circumstances.
03:28And this sounds like one of them.
03:30Where it's necessary for them to do this.
03:32And again, I'm sensitive to those people.
03:33I feel bad.

03:40How did the market do in Massachusetts last year?
03:42Uh, sales were up about 3%.
03:45And that's a small amount.
03:46Now I'm talking about the overall amount of sales.
03:48So we're still at a.
03:50Very low historic amount of sales since the second half of 2022.
03:53Thanks to.
03:55Interest rates being higher, but rates did improve about a point over the last year.
03:58And because of that, we.
04:00We saw an improvement.
04:00I will tell you this year, I am predicting that we're going to see at least.
04:05A 10% increase in sales this year.
04:07And here's the crazy part.
04:09With 10%.
04:10We still won't be back to the historic norm of about 90,000 home sales in Massachusetts.
04:15But is there enough inventory wise?
04:17Like.
04:17It's improving.
04:18It's improving.
04:19We have a country.
04:20Full of people who either bought or and or refinanced in.
04:25Late 20, 2021, and now they have 2.8 to three and a half percent rates.
04:30And they're like, wait, I got to trade that for a 6%.
04:32Now that sounds better than two.
04:35Three years ago when it was, I have to trade that for a seven and a half, 8%.
04:38So we're improved.
04:40We're in the low sixes, but it's still a tough pill for some people to swallow.
04:44Yeah.
04:45Well, I mean, it's very difficult.
04:46There are so many people who, whether they're calling or texting or.
04:50Whatever, who I want to own a home and cannot afford one in Massachusetts.
04:53It's so.
04:55So mortgage rates will help, you think?
04:56Oh, there's no question they'll help.
04:58And they have to bring them down.
04:59And there are things.
05:00Things being done to make that happen.
05:02You know, I don't want to get into the geopolitical weeds.
05:05But a lot of this international stuff is tied back to rates and, you know, the cost of.
05:10Borrowing, but they have to fix that.
05:11That's a real issue in the system.
05:13And I think it's.
05:15Getting better, for sure.
05:16And I think it's an interesting part.
05:17You know, my wife, she worked for you for some time.
05:20And now she's on the loan officer's side for Fidelity.
05:22And she said the rates are coming down.
05:25Are there specific areas?
05:26Like, you know, people are looking for home.
05:28Is there like areas that you might look in?
05:30And then this is going to be a good area where home value could be coming up.
05:33You want to get in early.
05:35Yeah, I mean, I remember when COVID hit, I suddenly looked like the smart guy.
05:40For once in my life where I had the probably one of the largest companies in the suburb.
05:45And we weren't in Boston.
05:46And everybody ran west, right?
05:48Because of COVID.
05:50And pretty much everywhere outside of Boston.
05:52I mean, you mentioned affordability, Greg.
05:55My wife and I had this conversation this weekend.
05:57I mean, if someone's making $150,000 a year.
06:00Right now, they can't buy close to Boston.
06:02They can't.
06:03It's ridiculous.

06:07And I look at it and I'm like, all right, I got four kids.

06:10And then a nine-year-old, I'm like, well, geez, no matter how successful they are, by the time they're 25, if I.
06:15I want them to live locally around here in Watertown, Brighton, Newton, Belmont area.
06:20I'm probably going to have to help them a little bit.
06:22And I'll tell you, it's becoming a norm.

06:25Helping their kids buy locally is a thing.
06:28I mean, I don't want my kids moving.
06:30As much as I love the Berkshires and we serve them, I don't want my kid living in the Berkshires.
