01:26Since moving into their forever home on the Costa del Sol some five months ago.
01:32ago, Jasmine Harmon and her husband John have completed phase one of their
01:39renovation. It is so fantastic to have a few rooms finally finished and not just
01:50finished but nicely finished beautifully finished
02:02I'm so happy with the way Joy and Albion's bedrooms have turned out and also the
02:08family bathroom is looking stunning
02:14after a series of mishaps and delays it's taken a lot longer than originally
02:18planned with two more phases to go and about three months to do it sooner or
02:24later this project is going to have to shift up a gear or three if they're
02:28going to have any chance of hitting their summer deadline. I would love to be
02:32able to invite family and friends over in the summer to see the house all
02:38finished then you know there might be a few rooms that I have to keep the doors
02:42closed. Finishing the three rooms we have great but that is a tiny percentage of
02:50the bigger picture of this house. We've still got a big garden to sort out, driveway to
02:59sort out, basement to sort out, garage to sort out, kitchen to sort out, stairs to the
03:06back, garden to sort out, roof terraces to sort out, utility rooms to sort out, bathrooms to sort out.
03:10But one step at a time phase two is going to focus on the driveway, pool area and
03:21basement. Once that's complete the family can live down there while the main
03:25bedroom, kitchen and living room on the ground floor are tackled in phase three.
03:29Project one of phase two for John represents a key milestone in this
03:38family's new life in Spain. The pool has always been a tiny bit of a mystery. We
03:43had always guessed that it wasn't really working because it's never had any water
03:47in it even when we came around to view the house. My assumptions are people don't
03:53tend to sit with pools empty for years and years unless they're broken. So my
03:58guess, my deduction is the pool doesn't hold water.
04:02There's two scenarios to this pool and getting it working. One is a fairly quick
04:08easy fix of filling in holes in the grouting. If that doesn't work, scenario two
04:14is digging down seven feet, finding a pipe, repairing the pipe, fixing the pipe. I don't
04:22want it to be scenario two. I am praying for my wallet, for our time and for the kids
04:29but it's scenario one and that in three days time we have water in the pool and the water
04:35level stays where it should. Come on.

04:53We've had quite a few different opinions on our pool and what we can do to get it fixed. It
05:16could cost probably €20,000 or more if we end up having to dig out the whole pool to find the leak. So it's a bit scary. I mean I'm just keeping everything crossed.
05:32Let's hope filling in all those gaps with new grout does the job. While John's still got a bit of a limp and the thrombosis slowed things down, his leg is now healing well and he's back on track, ticking off the recovery
05:36milestones. So the good news is the doctor's given me the sign off so that I can drive again, which is great. It's been about eight weeks since I last drove. I feel like driving is three quarters of the way there. The last quarter is just polishing off my walking and

06:32You sort of forget how much freedom you get from driving. And at the moment driving is actually physically easier than walking.

06:47I guess for Jazz also it's a little bit of freedom for her. She can have five minutes headspace on her own.
06:58I don't know what to do with myself. I'm alone in the house. It's really weird. You know, to have him not being here, he's become just like a part of the furniture over the last couple of months.
07:10And so him not being here, it's kind of feels a bit disorientating, but nice. I can have a cup of tea in peace for a minute.
07:22Keen to turn up the heat on this renovation. Jasmine's called in some support.
07:27I think we need an architect to just help us with a few tricky areas.
07:36John met Tamsin working on a property show and she was the architect behind all the stuff that you see on screen.
07:46And they've worked together for a long, long time. So we figured, well, let's see if she can work her magic for us.
07:55Tamsin has already arranged to get all the measurements and has had time to work up some ideas.
08:01With a basement key to this phase, they're heading straight down there.
08:05So on your plans, does this essentially stay as it is, the staircase?
08:12Yes. OK. I don't think there's too much we could do.
08:15You could put some glass in the door at the top to allow a bit more light in.
08:19Yeah, that's a good idea. But I think it's better for sound to contain everyone down here.
08:24And especially if it's a party room as well. Exactly, yeah.
08:29Tamsin's plan for the large main space in the basement is exactly that.
08:34An entertaining stroke party room with a cinema snug at one end.
08:38I have a question about the cinema space and whether you actually see it as a separate room
08:43or if it's just a snug area within here.
08:46I kind of feel like it's more like just somewhere cosy to sit like a snug with a big screen.
08:54And I think it could be for us if we have a movie night, you know, with the kids
08:59or if they've got friends over and they're playing computer games or something like that,
09:04they can be out of our way. Or as they get older, they can get, you know, we can...
09:09Even more reason to have the door at the top of the stairs.

09:13I've never had a room the size of the basement that we've got here. It's huge. It's absolutely huge.
09:21Mine and John's first flat that we bought together was way smaller than that entire basement.

09:36The other half of the basement, which is currently a garage, storeroom and toilet,
09:41Tamsin plans to split up into a guest bedroom, shower room and gym.
09:47We're going to take away that bar and add a door which will go straight through into the bathroom
09:52and then you could have some doors out from either the gym or the guest bedroom
09:57because we're dropping the ground levels outside.

10:24Once upon a time, before I met him, he used to be a barman when he was at uni.

10:34It also means that you can have bar seating.
10:36So it's a bit more social to be able to sit up at something.

10:43So the other option is more similar to where it is now,
10:47putting a sort of bar, double stack the bar there.
10:50So almost like a little kitchenette there, so you'd have a sink.

10:55You could have a drinks fridge underneath.

10:58Tamsin's ideas for the basement were quite different.
11:02It took me a little while to come round to them,

11:07I'm definitely coming round to the idea of having a big island down there.
11:11It will be the part of the house that everyone remembers
11:14and everyone talks about.
11:18The outside stairs up to the first floor balcony
11:20are another key consideration in this phase.
11:23So the concern is that if we put the stairs in that corner,
11:26we lose a bit of light, we can widen the other window
11:31to gain what we've lost from the staircase.
11:33That's a good idea.
11:34So you could have open tread risers which would allow the light in.
11:37My personal point of view on this is I don't particularly ever like looking
11:41through a staircase.

11:44So I would block it in and possibly have an outdoor store under the staircase.

11:48And then just make the window bigger.
11:50And then you have a couple of steps up to the garden through that door
11:53and then widen the other window.

12:52The other decision that you'll have is just what the stairs are made of
12:55and whether they're solid or not.
12:57I definitely always maintained that we had to have stairs coming down to here
13:01and I actually think that's a much better option.
13:04This is the best place for the stairs without a shadow of a doubt,
13:08in my opinion.

14:04costing a few hundred pounds in materials and man-hours,
14:07will save the time and expense of digging up the piping underneath the pool.

16:00I mean, at the moment, it's looking pretty murky and it's hard to tell whether it's going to hold water now that we've done a sort of small repair job to some of the obvious cracks that were there.
16:17But once we've filled it up a little bit, we'll mark it on the wall and see how quickly it goes down.

16:27Time to move on to a bit of a restoration project.
16:30We feel like it's important to keep some of the original elements of the house.
16:35And so, there was far too much metalwork already in the house to rip it all off and replace it.
16:40So, finding Chris and repairing the metalwork was important for us.
16:49And also, the metalwork that was there is actually pretty good.
16:52So, really, some of it needs repairing and then there needs to be a bit made to fit on the end to sort of complete the wall.
17:01With the gates, window covers and the odd bit of fence, there's a few days of work for Chris there.
17:08But that will have to wait, as a change of weather puts a hold on any outside work.
17:19Obviously, living in the Costa del Sol, we have so much sunshine for most of the year.
17:25Not today, unfortunately.
17:28Because we really, really want to try and be as green and as sustainable and as environmentally friendly as possible.
17:36I found someone that does solar panels and I thought that would be amazing.
17:42If we could get solar panels and power the house off of that and save money, then it kind of seems like a no-brainer.

18:53It's like the payback time here is usually between three to five years.

19:04It depends on how many panels and the labor costs, what kind of work we have to do to install the panels at your house.

19:28I absolutely love the idea of being able to have green energy to power the whole house with solar energy.
19:35The thing is, because we have such a limited amount of roof space, it's not an easy process.
19:44You don't just say, yeah, bring the people around.
19:47They can install it straight away and we can get going.
19:50There's a whole process.
19:52So we'd need to design the roof terrace, put in a pergola, finish that project first before we can then do the solar panels.
20:00So I do want to do it, but it's not going to be a quick thing.
20:05Jasmine and John have a few projects bubbling away and some seeds in the ground, but not much is really happening on site at the moment.
20:20It feels like it might be time for a bit of a shake up.
20:23We have got so much work left to do and it's just impossible.
20:30You know, no one could do this amount of work on their own in the timeframe that we've got,
20:36because we want to try and get everything finished by the summer.

35:36Jasmine and John's new builder, Dominic, has already removed the old bar that stood in the basement,
35:42and is now looking at architect Tamsin's plan of adding a door to provide easy access to the bathroom.

35:52I know you want a door here, but this was once under the ground,
35:57all the subterranean part of the house.
35:58So this is that much concrete with reinforcing.

36:09So we're essentially breaking into a bank.

36:14We're going to need to break into a bank, to be honest.
36:16That's over a foot, that's about a foot.
36:18Yeah, it's about a foot of concrete.

36:25About three days, I guess, to cut through this.

36:30We'll have to hire a bigger machine to take this down,
36:34because if you had something like this, or normal, it would burn out.

36:43Why is nothing ever straightforward?

36:50It's a renovation.
36:51You know, if it was new, things have to work like they're meant to work.
36:55But in a renovation, things turn up.
36:58When you look at it on the architect's plans,

37:03let's say the kids are in there, one of them needs to go to the loo.
37:07They come round here, and in a perfect world,
37:10they go straight through that door and into the bathroom, which is there.

37:16..all the way down to that door,
37:18which doesn't seem that much further,
37:19but then you've got to come all the way back.
37:21So it's not just that distance, is it?
37:22It's that distance, plus that distance.
37:23And the whole wall will be wet.
37:25And everywhere will be wet.
37:26And every time they go in the pool, I'll be mopping this floor.

37:30I mean, that does throw a bit of a spanner in the works, doesn't it?

37:40It seems like everything we try to do,
37:45you know, all these grand plans that we've got,
37:48something unexpected gets thrown up,
37:51and we then have to rethink, because of costs, because of time,
37:56because of disruption and all the other implications,
37:59and weigh everything up as in what's going to give us the best value
38:04and benefit to the work and the money we've got to put into it.
38:08It's tricky.
38:10Very tricky.
38:13With that one still up in the air,
38:16Jasmine shifts focus to another project that's been waiting for a fix.
38:21After meeting with Karin, she sent us a quote.
38:25The quote came back at around 7,000 euros for the solar panels.
38:28And obviously we've only got a very small amount of actual roof space here where we could put the solar panels.
38:36She said we could fit three up there, but that wouldn't be enough.
38:41So we'd need to find space for another probably five or so more panels.
38:44And the suggestion was to put a pergola and it would run from about halfway along here all the way over to around about the chimney.
38:54So it would take up quite a lot of space up here.
38:56And also building a pergola is not cheap and I don't know if we can really come up with that right now.
39:04Karin's going to come back again and have another look to see if there's somewhere else around that we could put the extra panels.
39:10So then we'll be able to make a decision.
39:13I think if we could just go for the three panels and get as much electricity off of the solar panels as we can to contribute to the rest of the house,
39:23then it would be a no brainer. We'd do it straight away.
39:29While a decision on the solar panels might be a few days away, down in the basement rooms, it's time to crack on.
39:36The thing with having a really huge space is knowing how to arrange it to get the most out of it.
39:46So it's really important that you are clear in what you want each area to do and how you plan to use the space.
39:54Because otherwise, you know, things could just get a bit lost down there.
39:59And it seems three days to create easy access to the bathroom from the pool is not an option.
40:04I think for the amount of time, disruption, noise, dust, to just gain like a couple of metres, I don't think it's worth it.
40:17And as much as I think, you know, it was a great idea on Tamsin's design, in the end, it just wasn't practical.
40:23It looks like a cupboard here. Basically, you want to have power in this cupboard.
40:35In the garage, tech-mad John is keen to focus on power sockets.
40:44I think that's a symbol for a two-gang power socket, so the electrician knows where to put them.
40:49But it does look a bit like I've sprayed two boobs on the wall.
40:53Maybe I'll have to do a different side.

41:09Jasmine's more focused on the big picture, and with two options for the kitchen area, a decision needs to be made.
41:15I love Tamsin's suggestion of having a huge, long kitchen island, which would be great for entertaining.
41:25The other option that Tamsin gave was a little kitchen in the corner, which would be quite functional and it wouldn't take up as much room.
41:34John thinks that it will be better to have a small kitchenette in the corner because it's nearer to the back door, it's just going to be more functional.
41:44So, we're going for his option because the basement is his domain.
41:51So, we're thinking sink there.
41:54Yeah, because of all the drainage and things on the side of that wall.
41:57And then, so you'll have a metre or so here.

42:02So, if you're there, the kids can always come behind and pass a drink out of the window.

42:16It's quite dinky now, I look at it.

42:20From the start of one project to hopefully the end of another.
42:32It's been a lot of fun and games trying to get this pool filled.
42:38So, we're now just filling up the last bit and it's crunch time really because the good news is after testing it with just a little bit of water, it seems like the repair that we've done on the pool means it's now holding water, which is great news.
42:57And I think that's probably saved us in the region of 15,000 to 20,000 euros because that's probably what it would have cost if we had to dig up the entire pool.
43:12So, honestly, John and I were so happy, so excited when we realised it was holding water and hopefully we can get it ready for swimming in soon.
43:24It's a momentous day, the pool is full and hopefully will remain full.
