00:55the county we're exploring today has two sprawling national parks within its boundaries and more miles
01:13of dry stone walls than anywhere else in the UK it is of course God's own country North Yorkshire
01:20I've got a question for you when you think about Yorkshire what immediately comes to mind
01:29maybe tea the moors the dales even or pudding with gravy well for me it's this little fella
01:38hey this is Percy Percy is a Yorkshire terrier one of the many wonderful and adorable things that this
01:50great county is given to the world another one hey Chris I've got another one for you oh he's such a
01:55good boy he's such a good boy in the north of England you'll find the country's largest county
02:03North Yorkshire it stretches over 90 miles from the east coast to Cumbria and Lancashire in the west
02:12I think North Yorkshire has it all so trial out different areas and different villages towns it's
02:21such a big and expansive place there's a place for everyone Rippon one of the smallest Cathedral
02:29cities in the UK does a fine line in Georgian townhouses and Victorian terraces always popular
02:36with homebuyers whilst the village of Burton Leonard is all Yorkshire stone cottages set around the
02:42peaceful green I think it's the most wonderful part of England in some ways there's just so much
02:48here so great walking great riversides when people come to visit they just do they'll always fall in love
02:55with it a love of the outdoors can really begin at any age which is why today's couple are hoping to
03:05find their home here for them and their little explorers our two littlest ones absolutely love
03:14being outside and they love to get messy they love to explore some more space would be brilliant for
03:23them this four bedroom detached property in the Hampshire town of Alton is home to Alex and Abby
03:31who between them have four children and a pressing need for more space Alex works from home and
03:38currently his office is in our 15 year olds bedroom which is not an ideal setup
03:47I'm really excited to move house because it means I'll get a bigger bedroom in a bigger garden to run
03:54around in I'm really looking forward to having a lot more freedom now particularly of our young
04:01family we'd like them to be able to make loads of noise have lots of fun and explore the countryside
04:07Alex works for a telecommunications company and for Abby a new business venture beckons so around 18
04:17months ago I started my own baking business or gluten-free bakes and it's something that I would
04:22really love to do when we make the move to Yorkshire and the dream would be to have a pantry so that I can
04:28put all of my baking supplies in there a woman after my own heart Abigail and Alex wanted attached
04:37character property with a modern interior five bedrooms a study and a spacious kitchen diner are
04:44musts as is a large garden and countryside views for the perfect home they can stretch to 800,000 pounds
04:58well Abigail and Alex certainly have their hands full with their big family this will be the first time
05:08they'll be looking at a property in North Yorkshire so it might be a little bit overwhelming but very very
05:15exciting I need to make sure we make the most of this time away from the kids for their exciting move
05:22that will hopefully benefit everybody
05:24our day starts in the grounds of Ripley Castle three miles north of Harrogate where I'm meeting
05:33Alex and Abby to chat more about their move
05:36welcome to North Yorkshire it's beautiful it's all right isn't it yeah is this what you were hoping
05:44for when you think countryside could have had a bigger garden yeah but this is beautiful yeah
05:51absolutely lovely so what draws you to North Yorkshire mainly this for the children to spend
05:57every year up here while I was younger with my family so I've got really fun memories bit of heart
06:01connection here yeah and we show a little passion don't we we do indeed thank you oh how exciting so
06:08you talk to me about your baking so I'm a gluten-free home baker wow okay so being celiac I did find that's
06:15quite hard to find specifically celebration cakes I need some tips on that yeah fantastic well lots to
06:21do lots to see lots of baking to talk about shall we get going yes please right come on then let's go
06:27our tour of North Yorkshire begins in the hamlet of Great Fencote just under a mile from the village of
06:36Kirby Fleetham many of its 600 residents live in the bonnie properties surrounding the green the
06:47village has a primary school rated good by Ofsted a community hall with a twice weekly cafe and electric
06:55vehicle charging point plus an award-winning pub a 15-minute walk from which sits our first property
07:03is this one thing yeah it's a stone-built link detached house thought to take back to the mid 1600s
07:13what do you think your first in real life property in North Yorkshire it looks really pretty I really
07:21like it yes we beautiful house I think the stone works really gorgeous quite a fun and random fact that
07:28you have on your roof the Wi-Fi hub for the hamlet which means that you get free Wi-Fi wow there you go
07:36and they pay you a little bit every year towards the electricity wow that's amazing right you ready
07:42to have a look inside yes please yeah I can see you're itching yeah come on come on let's go
07:46feel like you're gonna tackle me if I don't take you in soon
07:50the front door opens into an entrance hall which leads into this spacious open-plan living dining room
07:58wow it's really nice you look a bit surprised yeah I didn't know what to expect and but I'm pleasantly
08:14surprised it's it's really nice I like the beams it's very characterful yeah I didn't know I'd like
08:19the beams but I do I've got my mum head on right now and I see obviously the brick the corners yeah and
08:27I see a little trip in there the trip in there the stairs you know Teddy and Arabella will just
08:32very wild we are very wild children yeah that's my own that's my only concern so yeah I think there'd be
08:40some changes that I would feel we'd need to make for our family to live comfortably in this space okay
08:46well let's go look at the kitchen okay perfect always my favorite room yes my fellow Baker the
08:56kitchen sits directly next door to the dining area oh this is really lovely
09:09and it's a good-sized space there's more though because there's a pantry and a utility through
09:16there and a downstairs Lou oh that's amazing so yeah could this kitchen work for you yeah definitely
09:22yes I would say it could work I say definitely you can see he spends more time baking and in my ideal
09:32ideal property I would have a large kitchen diner so I could have the kids in the kitchen but you
09:40know the dining space is just there don't have you ever looked at a house like this before never
09:44so it's all very overwhelming yeah plain white walls and no character and you know perfectly
09:55symmetrical spaces yeah this is all very different but good different yeah it's not ready for that
10:02different moving on the single-story annex might provide them with a little more of what they're used
10:11to built in the year 2000 it's access via the kitchen but has a separate entrance a family
10:18bathroom a double bedroom and this large living room complete with kitchenette what you have to think
10:26about with this doesn't have to be an annex it can just be a continuation of your house yeah I think this
10:32is immediately way more what we kind of used to and probably feel more comfortable in so I could
10:39definitely imagine us using this as more of our everyday lounge even yes yes you're right 100% this
10:45is the everyday lounge this is the cozy place to get the family all the kids in to watch the movie and
10:51yeah that's exactly it I like it and I really like the wallpaper I do as well I really like that this is the
10:58sort of thing I want to do when we move is be really adventurous for things like this and I've never been
11:05able to bring myself to do it if they don't have to because it's already here they've done it for you
11:10yeah well Abigail there's more statement wallpaper in the bedrooms upstairs this is our main bedroom I
11:21say are like I'm moving in as well lovely big bad there's loads of space in here it's huge yeah loads of
11:30space they've got excellent taste in wallpaper yes great it's bigger than what we need what we've got
11:37it's bigger than what we're expecting yeah I'm not sure what they were expecting perhaps not this the
11:46smallest of the four bedrooms here has been turned into a walking more Joe yes we wouldn't change this
11:54room I think we may need it for one of our children though I think you're right a third bedroom is in
12:05use as a study with the fourth and final bedroom another good size double they're served by a modern
12:11family bathroom and a separate shower outside let's start with the neighbors on this side meet ginger
12:21loves carrots so I'm told on the opposite side four alpacas regularly poke their heads over the hedge
12:27hello you look very surprised to see me hey will you be my friend although today they're feeling camera
12:39shy you've got something in your teeth
12:41in addition to a large lawn the south facing garden has a summer house which could be converted
12:51into an office for Alex and a paved patio with a pergola and brick built barbecue
12:57yeah I could imagine us here on the evening looking out into the fields having a nice barbecue
13:04the kids running around you I think the garden's really nice well let's talk price I don't have a
13:10clue great okay I'm going to say 755 okay 755 thousand pounds Alex I'm going to go 695 optimistically
13:27695 thousand pounds okay well you're both wrong okay but in a good way it's actually on the market
13:33six hundred and seventy five thousand pounds oh wow yeah I did not expect that that's a very good
13:41price so it also could give you a little wiggle room if you did want to make a few slight changes to the
13:47house this 400 year old link detached property offers an open-plan living dining room a stylish
13:57country kitchen four bedrooms and a separate self-contained one bed annex the large side facing
14:04garden overlooks paddocks with horses and alpacas and it comes with a price tag of six hundred and
14:09seventy five thousand pounds it's really interesting and characterful but I think we're looking more for
14:16the character on the outside of the house and the inside to be a bit more modern whilst I don't think
14:24this is the house for us I think it's definitely made us curious to see the the next house for sure
14:33I do absolutely love the look of the property the outside space the views is everything we've been
14:38looking for unfortunately I do feel like the inside space just wouldn't work for our young family right now
14:54on the banks of the river you're sits the historic coaching town of boroughbridge some might say it's
15:05under the radar but as the residents will tell you that is its charm oh boroughbridge is an amazing town
15:13it's my hometown so I'm a little bit biased but great place to visit very vibrant town centre lots of
15:20lovely walks areas to visit locally we're on the edge of the Yorkshire dale so what not to love and
15:27lots of local villages which are great to visit to we're very lucky to live here some 3,000 folks call
15:36the townhome and proudly support their local high street well I think boroughbridge is just a great
15:41place to live work and do business 90% or so of our shops are locally independent businesses you can
15:49pretty much get anything you like in boroughbridge you really don't have to go far you name it we have
15:53it and that includes a plentiful supply of places to eat and drink Sunflower Bakery is one of the
16:01newest arrivals having opened its doors two and a half years ago to offer freshly baked goods baking
16:07supplies as well as workshops for kids and adults what's your best seller I hope that's a really
16:13hard one to pick actually because we have over 40 different flavors that we do and I say probably
16:18some of our best sellers is our birthday cake blondies and the cookies however recently our pistachio range
16:24of solve really well as well Alex and Abigail of course want to treat themselves to a tasty slice of
16:33the North Yorkshire countryside so let's get back to it the village of Sutton on the forest is our next
16:46stop eight miles north of York formerly the estate village to the now privately owned Sutton Park which
16:54has a tea room in the grounds many of the properties date back to the 1700s the 700 strong community
17:04enjoys a primary school with a good Ofsted rating a village hall that hosts numerous groups including
17:09a nursery a pub and regular buses to York on the village outskirts in a quiet cul-de-sac we find our
17:20next property built in the 1970s it has been transformed by the owners into a contemporary
17:27lavish and versatile family home here we are I love it that's a happy little face yeah I love it I love
17:41the tree I love the front garden I love it I absolutely love the look of it Abigail's happy
17:47on happy yeah it's a lovely looking house so yeah first thought so it's really could be us yeah I can't
17:57wait to have a look it reminds me of my grandparents house it's exactly like that style and I always loved
18:03it growing up so it's really nice to see do you want to go in yes please it's a question particular
18:13attention has been paid to this property's green credentials installing solar panels and an air
18:20source heat pump has improved its environmental impact rating from D to B if full cavity wall
18:27insulation were added a cost of about 1,500 pounds it could be elevated to a the highest rating and
18:34save Alex and Abigail a further 340 pounds a year on energy bills the best bit all these eco-friendly
18:43features are wrapped up in an interior that's just about as cool and glossy as it gets oh wow that's
18:55perfect that's good kitchen diner yeah I love it I love the space yeah it's great it's really big
19:03really open it's a wow at the moment it is a wow you can get all of us in here quite easily exactly
19:09what we're after so you wanted a spacious dining kitchen area do you fancy a spacious dining kitchen
19:16living area yes from this island you can see you can see everything you can see in the garden you can
19:38see in the living space and you can see in the dining room so for watching little ones yeah it's brilliant
19:44it's ideal everything we wanted yeah amazing yeah there's more through this door is a separate
19:54lounge this is a really lovely room I would leave this as a living space yes it's great as well yeah
20:03but a toy free zone I think a nice cozy space to retire to in the evening
20:08also on the ground floor is a bedroom suite consisting of a double I think this would
20:16suit Leo I think he'd love playing these games in here yes and hiding away from everybody else
20:23absolutely it leads through to a utility room and a very fancy ensuite shower upstairs the largest
20:33bedroom also oozes luxury oh this is a really nice room oh there's lots of built-in storage which is
20:41really good Alex because I've got a lot I've got a lot of clothes clothes so that should do me nicely
20:46oh really really lovely bath yes perfect bath yeah and another fancy shower and two sinks
20:56wonderful yeah very happy very happy indeed what we're discovering about Abigail and Alex is that
21:05maybe they don't want quite as much character as they first thought they're really enjoying the modern
21:11aspect of this house there's a third double bedroom at the rear a fourth at the front a family bathroom and a
21:23fifth and final bedroom another double for Alex's office the garage could be converted subject to
21:32planning or their space in the large north-facing garden there's some hidden sheds around there you
21:42took down some of the shrubs built a proper little office like that could work there's options there is
21:47lots of options I think the one compromise we would be making here is the views from the back of the
21:55property from the garden and really beautiful from the front and I think in an ideal world would have
22:02those views the fields all around the house let's talk about price okay I'm gonna go seven four nine seven
22:12hundred and forty nine thousand pounds okay and you get a little bit higher oh okay at 780 I think
22:17it's really close to the top budget okay seven hundred and eighty thousand pounds yeah you're both wrong
22:21again also in the great way oh actually on the market for six hundred and ninety five thousand pounds no way
22:30yeah way under seven hundred yeah that's surprising that is surprising so again it could give you a
22:41little bit of wiggle room office outside yeah there's options yes I'm feeling more comfortable about that now
22:47hmm funny how the price can do that this isn't it this beautifully renovated 1970s detached family
23:00home offers an enormous open-plan kitchen dining living area a separate lounge five bedrooms and three
23:07bathrooms outside there's a double garage with a large rear garden and it's marketed at six hundred and ninety
23:14five thousand pounds I really really like this house for me it's definitely a contender there are things
23:24that we do need to think about I think for me it's the view and I think I need to really think about what is
23:34the most important thing going forward yeah I totally agree it's not necessarily the the picturesque views of
23:41north Yorkshire that I was really I think we're all really wanting all right yeah that's it that's
23:54the end of our first day I'm just gonna let it sit down have a chat yes please sounds great yeah
23:59our day ends where it began in the grounds of Ripley Castle with a phone call to their 10 year old

24:36tree to be a wisteria tree I know that's very specific I like it anything else on your wish list and you
24:44wanted a new bike didn't you I like it high expectations summer it's good summer you're an absolute superstar thank you so much

25:35homebuyers pay a premium to live in one of the county's two national parks that means the average
25:42cost of a detached house here is around four hundred and thirty three thousand pounds only a few thousand
25:48less on the UK average of just over four hundred and thirty seven thousand pounds take a look at a
25:58selection of properties also on the market this two-bedroom terrace cottage has a living room with
26:06exposed stone walls a modern kitchen and a surprisingly large rear garden offers over two hundred and twenty
26:13thousand pounds could make it yours with a guide price of four hundred ninety five thousand pounds this
26:22deceptively spacious five-bed end of terrace has a stylish kitchen diner two receptions and a good-sized
26:30garden for those in the market for a rental there's this three-bed cottage which overlooks the back in
26:37the center of a popular village and is priced at 1,200 pounds per calendar month yesterday was quite
26:50literally the first time Abigail and Alex had looked at properties here in North Yorkshire which was very
26:57exciting if also a little bit overwhelming at times I think I showed them some pretty good options and
27:05they've had plenty to ponder over but I hope they've woken up today well rested and raring to continue our
27:12Yorkshire road trip because yet you guessed it it's mystery house time we're heading for the village of
27:21top cliff on the banks of the river swale this pretty village has two pubs a church a village hall and a
27:35shop with a post office the primary school has recently received an outstanding Ofsted rating a
27:4010-minute walk from the village center sits our mystery house dating back to the 1750s this grade 2 listed
27:48former mill house magnifies the character of the first property we showed them and super sizes
27:56the space of the second house they viewed by delivering a whopping 4,000 square feet of dream
28:03living space including a kitchen fit for a baking queen if I had to describe the perfect country kitchen
28:11this would be it and I can definitely see Abigail whipping up a gluten-free storm in here let's go see if they like it
28:19I love it the team loves it we just need Alex and Abigail to love it

29:03the main entrance is at the side of the house it opens into a hallway off which is a cozy snug but the
29:13main living accommodation is straight ahead come on through oh that's really nice yeah it's Abigail's
29:25style it is my style yeah yes it is no he's right it is my style and I love the little bench over there
29:31do you know I really love they've thought this through they've got the range cooker but they've
29:35also got a modern electric one as well oh that's good because I wouldn't know how to use that get online
29:40the teacher everything on that watch some videos it'd be fine so what do you think could you see
29:44yourselves here yep definitely if it works for her works for me you could be forgiven for thinking
29:54we're standing in the dining room but this is more of a breakfast area because next door is this massive
30:02alternative alternative dining area it's huge and then if you come round here yeah oh that's really
30:12nice useful living area yeah and I love that fireplace I really do love this space I'm really really really
30:20happy good good and you starting to picture it with your furniture in rather than this furniture yes
30:27and no because we're gonna get new furniture oh okay depends on the cost of the house would be nice
30:36get some new furniture kids have destroyed out okay they do that they do yeah it'll take a lot of
30:45furniture to fill this house it's set across three floors the first floor landing is large enough to
30:52be used as a library cum reading nook it gives access to a bedroom used as an office and music room a
30:59family shower room a second double be good for either of the girls what do you think yeah it's really nice
31:07character as well and a third equally generous double oh this is a lovely room we good for Teddy
31:17fixed Teddy or office yes I think it may be office view the fields oh that is such a such a lovely view
31:25at the end of the landing is the principal suite oh this is a really really lovely space yeah lovely yeah
31:35great size oh my goodness suggesting area also a place for you to work and you can see the river oh
31:43oh wow you can it also has its own ensuite bathroom the postman has just been to deliver a package and he
31:57left two dog biscuits for the dogs that live here I mean if that isn't countryside living I just don't
32:02know what is onwards to the second floor oh my word what there's yet more to see
32:13a family bathroom another two spacious double bedrooms plus the seventh and final room this
32:21could be a bedroom or massive playroom it could be a playroom yeah few I told you it was enormous
32:30hi hi well done you didn't get lost no no did you almost how many bedrooms did you count seven seven
32:40bedrooms is that enough I think that could be definitely workable I think the garden is too
32:50west-facing it catches the late afternoon and evening Sun with lovely deep borders of trees and shrubs
32:57at the end of the drive is a garage and potting shed and to the side of the house is a smaller
33:04patch of lawn it's really nice perfect gorgeous lovely yeah feels very contained yeah feels very safe
33:12yeah the kids whilst also you can hear the birds you can hear the river it's and it's lovely yeah yeah
33:20let's talk about price yeah and I do think that you've pushed the budget maybe gone over slightly
33:29I'm going to say eight to ten eight hundred and ten thousand pounds okie dokie Alex I'm not sure I quite
33:38believe this I'm gonna go seven seven five only because that's what I'm hoping it will be it would not surprise me if you said
33:46eight fifty plus yeah yeah well you're both wrong again it's on the market for seven hundred and fifty

33:57this detached grade two listed millhouse boasts four receptions seven bedrooms and three bathrooms it's
34:10set on a large enclosed plot to the edge of a popular north yorkshire village and has a guide price of

34:21it's absolutely huge so beautiful and I really didn't expect to be seeing a property like this in our budget
34:30it's exactly what I've been picturing in my mind and we could really like host an amazing Christmas bash every
34:40single year in this kind of house so yeah oh no I couldn't ask for more
34:48life can throw up all sorts of unexpected twists and turns which can sometimes lead to a whole new way
35:04of life or even a whole new location just as Owen and Jessica discovered last year when they moved to
35:10Yorkshire it is important to say that our life has changed because previously our most used apps were
35:22like uber and just eight years ago following a diagnosis of me just quit her London lifestyle and
35:35in search of something new moved to the city of Winchester in Hampshire there she started her
35:41own sales consultancy and met then married Owen when Owen's job in the military posted him to
35:47Rippon Jess unexpectedly stumbled upon the lifestyle she never knew she wanted I never thought that I
35:57would be starting a blog to talk to people about things that they could do in North Yorkshire I thought
36:02I was always going to be working in a city job and doing the things that I've always done and instead
36:08we're surrounded by birds and bats and plants and living our best allotment lives in just a few weeks
36:17we've had kale spinach and beetroots and we've got potatoes onions and peppers still comes still
36:24ready for the summer we have found the strongest community here of people that absolutely will go out
36:31of their way to help anyone I mean today we got given lemon curd in trade to be fair for our lovely
36:39art of flower cordial the pair is living the good life and by the sounds of it their best life and
36:48it's not just lemon curd that the residents of Rippon have gifted them no no there's an intriguing story
36:54involving the postman and a colony of bees thank you to hear more I'm stopping by for a cuppa oh here
37:10we go lovely thank you very much thank you thank you thank you now about these bees I got offered some
37:20freebies from the postman wait wait hang on see not like freebies as in like but like freebies how did
37:28that come about we got to chatting about honey I'm not sure how and he was like do you like bees and I
37:34said well yeah I think bees are pretty cool and he said do you want some and I was like yeah okay
37:41fine like he brought around some bee books that afternoon I wasn't sure he was serious about it
37:47nine weeks later Alan came over and he brought them over like 40,000 bees in a little like hive
37:54and he's been giving us beekeeping lessons ever since like he's our bee guru um genuinely we had a bit
38:01of a bee emergency yesterday and I texted him I was like this is what's going on in the hive and he
38:06was like I'll be straight there um so he's absolutely lovely and for me it sums up Rippon
38:11that's how we fit in here because people here are nice everybody looks out for each other the community
38:17works well I've got to meet the bees that have made such an impact on Jess and Owen I'm ready
38:25you look great let's go get some bees okay keeping bees is no small undertaking it requires knowledge
38:34and skill finding a mentor like Jess has in postman Alan is a great way to get started so normally we'd
38:41have got the hive open for you so you could have a proper look inside but unfortunately rainy weather
38:46means that all the bees congregate back in the hive and that makes it kind of dangerous to open
38:50for us because they'll swarm upwards and be quite angry about that but also for them because if the
38:55air gets in and it's cold and wet you can actually kill off an entire colony so gosh well let's not do
39:00that then startup costs average between 500 to 1000 pounds depending on your choice of hive
39:09equipment and bees the bees only live six weeks so in a bee's lifetime it will only actually produce a
39:16teaspoon of honey really yeah and then in a winter the house bees can live about six months because
39:22their job is just then to keep the hive warm but in this weather they're out they're going to get the
39:26pollen they're flying over to the local garden centre to get some of the nectar and then they're
39:31bringing it back to the hive and they've got about three mile range so they're going quite a long way on
39:37tiny wings and coming all the way back beekeeping is a year-round commitment that's busiest in the
39:45late spring and summer well thanks for having me this has been very cool no you're so welcome honestly

40:28quite contented quite peaceful yeah after that last property i think i do feel like that and alex
40:34you've been quite sort of quietly contemplating a lot of the time absorbing everything i felt that you
40:39really had an emotional connection to that last house yeah i think the last house definitely was
40:45something that i feel i've worked my whole life to achieve it was the dream home i think was how
40:53i felt walking up to it you know the river setting was amazing the fields either side of the house as
40:59well you could literally step outside your front door and that's it you're ready for a walk you
41:03wouldn't have to get in the car and go anywhere and that's what we didn't want to have to do we
41:07wanted to finish up dinner of an evening and say to the kids right we're going out for a walk
41:11that's exactly what we're looking for lots of dreams that could become reality yeah it feels all
41:18too good to be true so what your next step is going to be then practical side we need to do a little bit
41:25of research into the grade two listing what that means what you can do what you can't do i mean i've
41:31already had a look at train links and we've looked at local school location i think we we know is a
41:39good one the house we think we know is a good one i think it's just you know in terms of there's some
41:44wiggle room on the budget can we do what we want to do with it but it's definitely a strong
41:49contender oh i definitely something with definitely yeah i think there's some work that needs to be done
41:56yes which we need to take into consideration before an offer went in well i wish you all the
