00:00Imagine waking up to the biggest sky you've ever seen in a place where your
00:05dreams can take flight. This is it. How incredible would this be for this to be
00:11your story? This is everything I've ever envisioned. Hashtag ranch life. We don't
00:16need to imagine it. We grew up on a ranch in some of the most beautiful country
00:20around. The lessons we've learned and our passions for the ways of the West
00:24made us who we are. This is not glamorous work. But today a new generation is chasing
00:29that dream. I'm in love with this. I'm at peace already just being here. So we're
00:36tapping into our roots and everything we know about real estate to show that
00:40anyone can have that dream. They just need to know where to look. What are you
00:44waiting for? Let's have some fun.
00:46This road, it feels like it never ends. It's a legit dirt road. Ina grew up in the mountains and
01:07in the countryside. Fate brought them together in California where they fell in love, got married,
01:12started a family and then got sucked into the big city grind. Yeah. And now they won
01:17out. Working nine to five in the city, spending a lot of hours commuting takes away time with our
01:23family, with our son. They have been visiting Calaveras County for years and they
01:28love the friendly Loki vibes of the old gold rush town Murphy's. We love being in the wine country.
01:34When we visit Murphy's, we feel like we're at home. The downtown area is very dreamy and very
01:40attractive for me. All right, let's go. We decided that we want to move to Murphy's for a better work
01:45life balance. We're just looking to be really more connected. Ina and Homet really want that ranch life
01:50because they want to start a wedding venue or even a wellness retreat. They're looking for five
01:55bedrooms. They want four to six acres close to Murphy's, but they only have $700,000 to work with
02:00and the comps are easily coming in around a million dollars or more. So they need our help. They haven't
02:06been having any luck. I think they're gonna like this first property. This first property is absolutely
02:11stunning. This is 10, 15 minutes away from the wineries and they're not that far from the big city.
02:23This is a perfect location to draw people in for a retreat, especially with these views.
02:28Oh, look at this view. I already love the view. Hey. Okay. I mean, this is what it's all about, right?
02:34Nice to see you. Nice to see you. I mean, I think we're right up here in top of the world. I grew up
02:39surrounded by trees. I grew up back down the Golden Ears Mountains. You had that too, right? Yeah. I'm from
02:44Sofia, Bulgaria. I grew up in the base of a mountain. It's almost as beautiful as this one. I love it.
02:49The house here is almost 1,900 square feet, four bedroom, two bathroom, built in 2005. So it's not
02:55actually terribly old, but you know you're buying this house because of this. You're way up here on
03:00the hill. 6.75 acres. Wow. Wow. Look at that view. Everything about this is stunning to me. You're
03:07literally up high. You have no neighbors obstructing your view. You want to have events, right? We're
03:13thinking small weddings. We're thinking retreats. More like a really family-type weddings. And this
03:19is your backdrop for a wedding. You literally can't see anybody from this property. Even though
03:24there are neighbors a few minutes away, you're isolated here. I love it. I can't wait for the
03:30day where I just wake up and I don't have to hear the traffic. There's an eagle. That is your neighbor.
03:36When people say, you know, I want a million-dollar view, this is a hundred million-dollar view. Like,
03:41this is just something that not everybody gets to experience. I would live out here in a heartbeat
03:46if I wasn't working in the city every single day. We'll walk around the side here and have a quick
03:50peek as well. They have solar panels on here, too, so it's nice to have some of the energy offset.
03:54You have the new well over there, too. That's great, but coming from the city, we don't really know.
03:59What does that really imply? Dealing with the well probably will be... Oh, we'll have to figure it out.
04:05We'll have to figure it out. There are a lot of things because you're not living off the city. You don't have a
04:08city sewer system. You don't have that city water. So there are just different things
04:11you have to maintenance a home with when you're out here in the country like this.
04:14We've lived in the city for a long time. But I think we get a handle of this. At some point,
04:19we'll get used to it. Oh, no, I got ants all over them. Yeah.
04:24You better get used to them. So are you sure you're ready for this?
04:29Let's get out of the heat. Oh.
04:31Okay. Well. I see. Okay. It's a good size. This is good.
04:38Hmm. It's nice and large. I would want this to be a little more bright.
04:44You already feel like you're at home? Yeah. I mean, if you wanted, you could put bigger windows in
04:48or expand this from a French door into something that's a collapsible wall.
04:52Absolutely. Any way possible to showcase the main feature, the view, you should do it.
04:57It should be a little more on a brighter side. That's what I'm thinking. Sorry.
05:01Yeah. More ants? Yeah.
05:03In my shoes.
05:05This is a good size kitchen. I actually think they're making good use of what they have here.
05:09This is country. Comes with glasses, right?
05:11Yeah. We can write that into the offer.
05:13Oh, look at this. It's a little square.
05:15Check out some cabinets.
05:16How cool is that? I love it.
05:19As you come through here, it's sort of like a seating area. And then this is the main bedroom
05:22suite. Oh, my God. Look at this, bro.
05:25On a nice big king size. My dream bed.
05:28You're going to buy the house based on the bed.
05:30Yeah.
05:30Whoever's bed this is, I apologize for his shoes being on your bed.
05:33And then the bathroom over here, it's a decent size.
05:36Oh, okay.
05:37This is a good size bathroom. Yeah. No.
05:39You have a lot of rooms. I mean, it's a good size house around here. This is where your bedrooms
05:43are. The ultimate question, though, is could you see yourself living in this house?
05:48Hmm.
05:49Yes.
05:52Yes.
05:53Okay, good.
05:53It's a great home. I like the flow. I imagine people in here, I can imagine them being free
05:59to move around.
06:00For me, the kitchen?
06:01Yeah.
06:01Kitchen looks great.
06:02Kitchen is great.
06:03This is listed at $650.
06:05Okay.
06:05It's within your budget, and it still leaves you some room for the improvements you would
06:08want outside, potentially, for your event space. What are the negatives?
06:12We did want to have a little more bedrooms. We wanted to have five bedrooms. This place has four.
06:17Right. And this is really as much as we can do with the living space.
06:21Yeah, and you're thinking of expanding the property.
06:24Right.
06:24There's not a lot of opportunity. I mean, you could enclose this area. You could convert
06:29the garage into livable square footage.
06:31Okay.
06:31But this whole area over here, you're not going to be able to build anything more than
06:34a deck, just because of any setback off of the hill or the well right there.
06:38So we were also exploring and researching the concept of the ADUs.
06:42If you did that, you would want it tucked away enough where it's closed, but you don't
06:46see it from this house.
06:47Well, here, you know what?
06:47Come with me.
06:48Oh, you're wearing sandals, but you're going to do this.
06:50You want to be in the country?
06:52You've got to learn to walk the country.
06:54Watch the rattlesnake right there.
06:55I don't think I'm wearing the right shoes for today.
06:59Well, I do come from the city.
07:03This is gorgeous to me.
07:05It takes me back to my childhood.
07:06I know Ina had a beautiful house in the mountains overlooking the hills in Bulgaria, but she
07:11wasn't working the land, so I don't think they know what they're getting into.
07:15So this gives you a bit of an idea when you look down here.
07:18So you have your view here, but the guest house would probably be up towards the top over
07:23there, and then without even seeing your house, they're going to be able to see right
07:26over the top.
07:26Privacy.
07:26Yeah.
07:27And you know what?
07:28Since you're catering to smaller events, it's a four-bedroom home.
07:31I could see someone wanting to come and just take the whole house.
07:33You can just go stay in the ADU, and then that gives them full reign of this entire area.
07:38And you go in front of me, it's safer that way.
07:41Here we go.
07:41Whoa, there we go.
07:43Here we go.
07:43All right, careful.
07:45Sweaty and dirty.
07:46That's the suit you wear when you live on a ranch.
07:48These days, ranch life means a little something different to everyone.
07:55And for Ina and Hobbit, it's all about their love for the town of Murphys.
07:58It's rich history.
08:00And let me tell you, the locals are very passionate about it.
08:03I'm Martin Hubbardy, and I'm a sixth-generation Calaveras County resident.
08:06And this is where the gold rush started.
08:09There is such a great sense of space in Calaveras.
08:13The lakes, the rivers, the mountains.
08:15It's just an enchanted place.
08:16Gold mining was famous in Murphys because the Murphys brothers were the first ones here.
08:22And that's where the city got its name.
08:25There are photographs from that period in 1857 of the Murphys Hotel and the Main Street of Murphys.
08:32And it really hasn't changed much.
08:35A lot of the miners built little cabins that then they homesteaded in while they were mining.
08:40And there are a few left.
08:42And you can't let these historic, wonderful buildings go to waste.
08:46What's happening, guys?
08:48Hey.
08:49Hey.
08:49You said you love historic Murphys.
08:53This is actually one of the original gold mining cabins from the gold rush.
08:57Is that true?
08:57Yeah.
08:58I picked this property specifically for Ian and Hama because it's over five acres.
09:03It doesn't have all the bedrooms in the one building, but it does have those cabins, which are a great bonus.
09:08And they still have that direct connection to Murphys, which is just down the road.
09:12This would just be an extra auxiliary building.
09:16But this is where you would live.
09:18Wow.
09:21Yeah.
09:21That is a whole different story.
09:25You have 2,200 square feet.
09:28The main house has three bedrooms, three baths.
09:31I know you said you want more bedrooms, and we'll talk about that with some of the outbuildings a little bit later.
09:35But you also really wanted maybe like a destination, right?
09:40And maybe even have weddings.
09:42Well, you have all these nice, flat areas.
09:45You could really put in some nice, flat, lush gardens where you could host events, have people here.
09:51I can imagine a wedding event at this space.
09:53We just need to fix the ground and make it flat and nice and fresh green.
09:56Exactly.
09:57It would be beautiful.
09:57Do you take each other to live in ranch happiness for life?
10:04Oh, yes.
10:05You may kiss each other.
10:06Follow me.
10:08Oh, wow.
10:11This house is huge.
10:13Look at that view.
10:15It's so green.
10:16They've put in the three sets of French doors so you get to see the whole picture.
10:20You have an office upstairs, three-piece bathroom, additional two bathrooms, and two bedrooms.
10:25It doesn't give you the five bedrooms that you're looking for.
10:29We did want to have five bedrooms at least, and this place only has three.
10:33But it does have three bathrooms, which is good.
10:36This is a dream come true for me.
10:38I love the idea of industrial-size appliances.
10:42And honestly, this island definitely using this quite a bit.
10:46Oh, my God.
10:47There is a chicken coop out there.
10:49Ah, man.
10:50Chicken coop.
10:51These eggs are probably fresh, too.
10:52We just put a little chicken zip line so they come over, lay the eggs, and leave.
10:56Yeah.
10:57What is it that draws you into that ranch lifestyle?
11:00It's really kind of like bringing us back home to the happy years and careless years and less responsibilities.
11:09See, you become all grown up and you get so serious working on a desk job.
11:13You want to go back to live.
11:14Because you both lived on farm properties, right?
11:16Yeah, yeah, yeah.
11:16I used to go every summer, visit my grandparents, and they used to have a big farm.
11:22So spending all day in between trees is something that I'm looking forward to doing it again.
11:27And for me, I can imagine what my mom would have felt like washing the dishes and looking at the mountain.
11:34Why don't we get out and look at that view?
11:35Yes, nice.
11:40All the trees.
11:42Oh, I love how this house already has a planter.
11:45Are these walnut trees?
11:48Nice, nice.
11:50I grew up just climbing up all these walnut trees.
11:53They're perfect for climbing them up.
11:55Are you going to climb that one right now?
11:56I'm going to have my son do that.
11:58Smell it.
11:58Let me see.
12:00That's how his mom does it, to break it so that it makes it fragrant.
12:03Smells good.
12:04Yeah, the Iranian way.
12:07You've got a great property with level areas for events.
12:10You've got a great main house, but then you also have those outbuildings.
12:13You'll see there's one there, and there's one there, where you could have two separate cabins for people to stay at.
12:18I want to show you that gold mining cabin.
12:21Yeah.
12:22That's going to be pretty cool.
12:23You can clearly hear the cars passing by.
12:26It's not that quiet.
12:28This is like loud.
12:30Definitely a big negative race.
12:32We'll talk about that.
12:34After you.
12:35Oh, well, that looks very different from what I thought.
12:38Oh, that's fantastic.
12:40This would be a great fitness room, wellness room, sleeping quarters, you name it.
12:45If you wanted to put a bathroom in, you'd have to run plumbing.
12:47Same with a kitchenette.
12:48But this was actually probably the oldest structure on the property.
12:51I definitely didn't think it was going to look like this.
12:54The price of this property is $740,000.
13:01Oh, bad talk!
13:03I'll never get tired of that.
13:04Can we figure out a high-tech way of getting to add up weeds?
13:07You guys look as deflated as that melted candle right now.
13:11Look at that view.
13:12Oh, now we're talking, guys.
13:14Wow.
13:14You like that the sun comes up every morning here?
13:17Yes.
13:18Hello!
13:19Hey!
13:19How's it going?
13:20Wow.
13:21I love how open this is.
13:22It's all hat, no cowboy.
13:24I'm a horse trainer.
13:25There's no horse facility.
13:26Being together for 16 years, I trust him.
13:29On the flight down here, I'm not sure that's what you said.
13:31$740,000.
13:35That's what they're asking.
13:36You can always offer a little bit less.
13:38That's a little bit over our budget.
13:41Our maximum was $700,000.
13:43I mean, if I see opportunities, I definitely will hang them, for sure.
13:46And I do see opportunity here.
13:48I really like it.
13:49It has so much to offer.
13:50It has so much character.
13:52The big open space, the view.
13:54This one I figured was going to be something you really like.
13:57This is definitely landing.
13:58Great.
13:58Yep.
13:59Yeah.
13:59I feel like this property is going to be less to manage, the property size is better
14:05for them, and it still offers all the stuff they want.
14:12For anyone dreaming of a fresh start, Calaveras County is a rare gem with a thriving tourist
14:18market.
14:19It's perfect for Ina and Hamid, because they want to start their own wedding venue and retreat
14:23business.
14:24And if they succeed, they will truly cut the cord from the city.
14:28Whew.
14:29What a party spot here.
14:31We want to help make it happen, so we're giving them a snapshot of what their future
14:34could hold.
14:35We own a winery out here in Calaveras County, close to Murphy's.
14:39We have a 52-acre vineyard, too.
14:41On a 120-acre property.
14:42They are literally you seven years ago.
14:45They came from Silicon Valley here to start this business together.
14:49Amazing.
14:50So they have a winery, they have the vineyard, which you can see over here.
14:53They have tasting rooms in town, and this is their event space.
14:56Awesome.
14:57There's lots to do.
14:58We're off-grid out here, so we need to get some buckets and wash off these dusty tables.
15:03We have this event space.
15:04Sherry does wellness retreats out here, small weddings and things like that.
15:08A lot of people romanticize, come out here, they look at the vines, go, oh, this is beautiful.
15:13There's weeds to pull out there, and then move some furniture.
15:17The reality hits pretty quickly that there's a lot of work.
15:20When you open the umbrellas, watch out, because there are bats, you guys.
15:24Oh, okay.
15:25Yeah.
15:26Bats out here.
15:27She's afraid of rattlesnakes.
15:28I don't know about bats.
15:29Oh, yeah, there's that, too.
15:30All right.
15:31No.
15:32Oh, yeah, I'm lucky on those.
15:33No bats.
15:34Yeah.
15:35Shake it for bats.
15:36This one is bat-free.
15:37Yes!
15:38Do you know anything about ranching?
15:40Zero.
15:41Oh, bats!
15:42Oh, my God!
15:43Ah!
15:44I'll never get tired of that.
15:46Are you just cruel?
15:47The intensity of the work we're doing today is maybe a 20 out of 100 for what they're going
15:51to have to do on a ranch.
15:52This is a little teaser, a little taste, to see if they can handle it.
15:55Aha!
15:56You dumped all the water?
15:57We have no water up here, so the more you use, the more we have to go back and refill.
16:01Take some water!
16:02Moving to Murphy's from the Silicon Valley makes us both scared and excited.
16:06What's the scared part?
16:07We don't really know how to live off the grid.
16:09Just saying.
16:11Even the snakes are saying this is too hot.
16:15Drew loves putting people in difficult situations.
16:18Then we knew that Hamed and Ina are not being totally realistic with how much work there
16:23is, especially if you're putting on a retreat.
16:25I am sweating.
16:26There's going to be a lot of work, I think.
16:28It's so hot.
16:29But it gives us the opportunity to spend more time using our hands rather than being behind
16:34the laptops.
16:35I'm not sure if I should cry or laugh.
16:37I feel like there's spiders crawling all over me.
16:39Ina's got to get used to spiders if she wants to live in a ranch.
16:42I don't know how many times doing all the chores and everything we had to do on the ranch,
16:46you get into bed and then you're like, oh wait, I need to shower.
16:49I got cobwebs and spiders.
16:51Can we figure out a high-tech way of getting rid of weeds?
16:55As much as there might have been a little bit of jokey complaining,
16:58they're actually doing the work and they haven't stopped.
17:00In three, two, one.
17:02It's going to be a challenging ride, but I think we are up for the challenge.
17:06Yeah, it's good.
17:07You got it, baby.
17:08I feel like Ina and Hamid have the perfect setup.
17:17They're motivated.
17:18They're madly in love.
17:19They're a perfect team.
17:20The $700,000 budget is the struggle.
17:23I am not in love with that.
17:24No.
17:25But I feel like the strategy for the next property might work out.
17:27Yeah.
17:29This is kind of a cute cabin in the woods over here.
17:32It is a cute cabin.
17:33Huge streets.
17:34I love it.
17:35There's parking around behind the house.
17:36You also, just over here, there's another flat spot up there
17:38that could be overflow parking for a vent space.
17:40You could eventually build an ADU over there.
17:42The big difference from the two houses we already showed you, though,
17:44you don't have from here the valley views.
17:47The house itself, it was built at the tail end in the 70s.
17:50This is 2,040 square feet.
17:52Three bedrooms, two bathrooms.
17:54There's a spare room as well that they consider another bedroom.
17:57It looks pretty old.
17:58It does need some work, so keep that in mind.
18:00Yeah.
18:01This is the main door, by the way.
18:02All right.
18:03You guys look as deflated as that melted candle right now.
18:11It was so dark, smelly, and small.
18:15Here we go.
18:16From the outside, it looks huge, but in the inside, it's very confined.
18:20This, Stephanie, needs to be much bigger.
18:23Having a stove is very ranch-like.
18:25So no heater.
18:26I can tell we're losing you in this place.
18:29I want to have more people being able to flow in and out.
18:32Oh.
18:33This is a secondary living space, but you could have it as a bedroom.
18:36What if you remove this wall?
18:39And get rid of the kitchen, please.
18:41If we open this up and push this kitchen back,
18:44so then we give more space to the living room, then it would be nicer?
18:47I don't know.
18:48But then it's still dark inside?
18:49It's definitely dark.
18:50Oh, it's very hot.
18:51Thank you very much.
18:52I hope that's cute.
18:53This is very good.
18:54Oh, this space is so tiny.
18:55Great.
18:56Up here, you have bedrooms.
18:59There's a bathroom and some storage.
19:02These bedrooms are a pretty similar size.
19:04All right.
19:05All right.
19:06Get some venting in here.
19:07So hot.
19:08What is this?
19:09That's the vent for the stove below.
19:10Oh, it's hot.
19:11Is that true?
19:12Does it get hot?
19:13It will get warm.
19:14What is this space?
19:15Storage.
19:16All right.
19:17It's getting smaller and smaller.
19:20It is.
19:21Is this a room?
19:24This place was listed just shy of $600,000.
19:27Now, they dropped the price to $495,000.
19:30What?
19:31What?
19:33They're desperate to sell.
19:35So that's a pretty big jump for you guys to be able to have something like this,
19:37and then you have the money to be able to afford some fixes.
19:40$495,000.
19:42All right.
19:43Okay.
19:44Now, the price is very attractive to me.
19:48How big is the land?
19:496.5 acres.
19:50So here, you're getting the trees.
19:52You're not getting that perfect view right here because of the trees, but further out on
19:55the property, you do have view.
19:57But we're still covered and surrounded with a ton and ton of trees.
20:01Honestly, I cannot imagine owning that much land.
20:04It is a lot of land.
20:05That's what we signed up for.
20:07Here.
20:08All right.
20:09This is getting real.
20:10I can't even believe that this is part of the property.
20:13This is your guest quarters right here.
20:14Or where we keep the goats and the chickens.
20:16The goats?
20:17Yes.
20:18I have no idea.
20:19Now you know.
20:20Now we know.
20:21Sorry.
20:22You'd be so grateful of me when we have these goats.
20:25Look at that view.
20:27Oh, now we're talking, guys.
20:28Wow.
20:29Whatever your wellness retreat main building would be or your accommodations.
20:33Right.
20:34You could nestle some accommodations here.
20:36Incredible view behind.
20:37Right.
20:38Very private and secluded.
20:39For any events of any kind, you could have a real magical setup right here.
20:43You'll have a beautiful house just a few steps away.
20:46I feel like there's a lot of potential here.
20:48Rattlesnake, watch out.
20:49Ah!
20:50You're a jerk.
20:51I just got to come under.
20:55So what do you think?
20:56Well...
20:57We have three options.
20:59We have the first ranch.
21:00In terms of the house, the living space was spacious and usable.
21:05Outside, the view was amazing.
21:07Honestly, it took some time to get to it and the road wasn't too easy.
21:11I forgot about the road.
21:12Yeah.
21:13You're right.
21:14I cannot imagine where we would put space for venue events.
21:16Right, because most of the land was on the slope side.
21:19What do you think about the second ranch?
21:21I love the fact that there was a walnut tree right there in front of the house.
21:25Yeah.
21:26It was perfect for what we want to do in terms of, like, events.
21:29The little gold rush cabin, that was cool.
21:31It's a little expensive.
21:32We wouldn't have much left to put our signature on it.
21:35Then you could hear all the noise from the main streets.
21:37That's distracting.
21:38What do you think about this place?
21:39I like the price.
21:40For sure.
21:41I like that we can have so much land for this money I never even imagined, actually.
21:46But this fixer-upper is a little bit more than what I'm comfortable with.
21:50Can we handle it?
21:51It is very dark on the inside.
21:53It's a trade-up.
21:54Do you focus more on the outside or go with the easier option, pay more?
21:59Biggest plus probably around it is that we can have enough budget to fix it up and make it the way we want it to.
22:05Are you ready?
22:06Are we gonna do this?
22:07Call out your number and I'll call out my number.
22:09Okay.
22:10Let's do it.
22:11One.
22:12Are we gonna say it or are we gonna show it?
22:13Say it.
22:14Okay.
22:15One.
22:16Two.
22:17Three.
22:18Three!
22:19Ahhhh!
22:20Ahhhh!
22:21Ahhhh!
22:23Ahhhh!
22:24Ahhhh!
22:25Ahhhh!
22:26Ahhhh!
22:27Ahhhh!
22:28So we found our ranch.
22:32Finally, our sons got enough space to room around.
22:36Ahhhh!
22:37You got it!
22:38It was definitely the land, the land, the land.
22:41The price was right.
22:43For $500,000, you can't even buy a parking spot in Bay Area, let alone this beautiful ranch.
22:50Our sons got a huge love for soccer.
22:52Ahhhh!
22:53Good job!
22:54So I get to play around with him in the yard.
22:56The renovation of the house has been slow.
22:59My dad is here helping us and right now Hamid and my dad, they are working on the deck.
23:04Working on the house and the property has been definitely challenging.
23:07Living on a ranch is completely different from living in the city.
23:10Perfect.
23:11You find out you're about to water.
23:13You have to think about being well prepared for the heat season.
23:16And the pump system and the septic.
23:18We had to deal with electricity algae several times and now we have a generator.
23:22You're completely off the grid, guys.
23:24Ahhhh!
23:25But any of this is worth living the ranch life because our state of mind has significantly changed.
23:33Waking up, super grateful for what we have.
23:36All we hear is the birds, no traffic whatsoever.
23:39And honestly, we're just happy to call this place home now.
23:42All right.
23:43Do you know where you're going, Jim?
23:44Oh, I always know where I'm going.
23:45I'm just like passenger princess over here.
23:50Pauline and Jim are currently living in Canada where they run a horse training facility while
23:56raising four children.
23:57But they've always yearned for something bigger.
23:59For Jim's business, it doesn't get any bigger than Scottsdale, Arizona.
24:03Scottsdale is the pinnacle of places to live for horse training if that's what you do for a living.
24:09My entire life is engulfed in horses, horse training, and we compete.
24:12Jim's been showing horses in Scottsdale for years, but the constant back and forth from Canada hasn't been easy.
24:18You have to travel on the highway 24 hours with your horses and your truck and trailer to show up.
24:24The drive, the extra time away from family, being able to not have to travel so far is, I think, huge.
24:45Scottsdale is a paradise for families, with everything from theme parks and scenic hiking trails to a vibrant art scene.
24:52is so unique and different.
24:53What do you think the kids will think?
24:54Everything in me hopes they'll love it.
24:56We have four kids.
24:57I homeschool them, and now the kids are getting older.
24:59I really feel that we need a space where I can feel
25:02like it works for us as a family,
25:04where it's not just about the business.
25:07Watch for drunken cowboys five miles per hour.
25:12It is definitely hard to run a ranch in a harsh winter.
25:15We know that much.
25:17A lot easier with a year-round sunshine.
25:19Well, we've spent our entire lives chasing our goals
25:22and our dreams, so I get it.
25:23Yeah, I get it.
25:24I think it's going to be exciting to help them out.
25:27My biggest dream has been to own the property
25:29that I'm working off of.
25:30Versus renting a facility and living in a home we own.
25:34They want four bedrooms, two bathrooms,
25:36move-in ready for family and for business.
25:39And I mean, their budget's decent, 1.2 million.
25:42They've been looking for quite a while,
25:43and they can't find anything.
25:45So I think the first property we showed them,
25:47it's just north of Scottsdale proper.
25:49It's like perfect Arizona ranch country.
25:53Yeah.
25:54This should be good.
25:54It's gorgeous.
25:59Hey!
26:00Welcome to the ranch.
26:01Good to meet you both.
26:02I hope you like what you see when you walked in here.
26:04It was pretty, yeah, I like this.
26:06Coming down from BC, it's beautiful, lush, and green.
26:09This is a different kind of beautiful down here.
26:11Totally different, I love the cacti.
26:13I'm surprised how much green there is.
26:14Big move.
26:15Did get the notes that you want to have a bit of a home upgrade.
26:18Yes.
26:19And I think this will do the trick.
26:20Yeah, I'm excited to see.
26:22Scottsdale ranch homes are built for desert living.
26:25Single-story layouts keep things easy.
26:27Stucco and tile handle all the heat like pros.
26:30And the big windows bring in all that gorgeous natural light.
26:33Check this out.
26:34Oh, wow.
26:35Look at that.
26:37Wow.
26:39Is that Four Peaks, the mountain range?
26:41So that's Four Peaks.
26:42You know your mountain ranges.
26:42Yeah, yeah.
26:43I love this neighborhood.
26:45I love the view.
26:46I've been coming here for 15 years to show, and I always thought, you know, if I'd ever
26:50get my stuff together, maybe I could live there someday, you know, or do this.
26:53And so we've decided we're going to do it, better or worse.
26:55Have we decided, or are you still, because you don't seem as forward about your excitement.
27:00I feel like it's the right thing to do, it's just a scary thing to do.
27:04Leaving my family, the financial side of packing up, you know, family of six, taking our kids
27:10out of everything they know.
27:13How old are the kids?
27:14They're 14, 11, 8, and 3.
27:15Okay.
27:16So they have roots back home.
27:17Yes.
27:18It's always been a dream to go big, own a facility.
27:21And I think the age of our kids is in that sweet spot right now, but my biggest fear is
27:25leaving my family.
27:26We're really close.
27:28And so to be that far away from family, I've never done that.
27:31That'll be a huge adjustment.
27:33This is all custom, everything in here.
27:35I like that fireplace.
27:36That fireplace is super easy.
27:37Amazing fireplace.
27:38Yeah, I think it really is that southwestern vibe that you see so much down here.
27:43This is a lot of house.
27:44This is 2,480 square feet, three bedrooms, three bathrooms.
27:47So you're not getting the fourth bedroom you were asking for, but it is a triple car garage,
27:51which means you could convert the extra garage into another bedroom.
27:55You have 2.5 acres.
27:57It's listed for $799.
27:59Oh.
28:00That's a great price.
28:01That's a good-
28:02Way below your $1.2 million.
28:03That's a great price for this kind of house.
28:05Yes.
28:06It's beautiful.
28:07Well, it gives us some wiggle room for any additions or expansion.
28:09I love the island.
28:11I can see some of the kids doing some school here and at the dining table and me still
28:15being able to do the typical mom things while teaching.
28:19So I think this open layout, I really like this concept here.
28:22Yeah.
28:23Is this enough storage for you, enough cabin space?
28:25Is that like a pantry?
28:26It goes all the way through.
28:27Oh, like a pantry.
28:28I feel like we might lose a child in there.
28:30That's nice, because I was looking at the cupboards themselves, thinking they were like, you know, not that many.
28:35There's not that much.
28:36That's a good size.
28:37On the island, I think the reason it's a little tighter over there is because they have storage on both sides.
28:42Over on this side, you have two bedrooms.
28:44That would be the kids' rooms.
28:45Okay.
28:46They share a bathroom.
28:47So you don't have access from the hall to the bathroom.
28:48You would do a walk through the bathroom.
28:49Okay.
28:50Main suite over here.
28:51Oh, wow.
28:52Okay, wow.
28:53This is really spacious.
28:54I really like this.
28:55It feels like a nice little separate oasis for us.
28:57Open, airy, and then lots of light.
28:59Even in the bathtub, you've got a view straight out there in both directions.
29:04It's interesting how it's so open to the bathroom.
29:06That is a very Arizona thing.
29:08Okay.
29:09To me, it's weird because if, you know, I'm getting up for work early, I don't want to be disrupting my wife while I'm coming in the bathroom.
29:15Wow, that's really spacious.
29:16It is something.
29:17I like the view of the window.
29:18And once we have staff and all that, I could just sit here in the tub and then just let them direct from here.
29:23Like sign language.
29:24Walkie-talkie.
29:25You know, hand signals.
29:26You have that separation from the main suite to the other bedrooms.
29:32That's kind of nice as well.
29:33Yeah, I like that.
29:34I really like that.
29:35Especially with the kids getting older and, you know.
29:36Exactly.
29:37Yeah.
29:38Before we even head outside, I want to be upfront about the fact that there are no corrals.
29:41There's no official ring.
29:42There is one stall over here with some shade.
29:45You would want to build out exactly what your horse operation would look like.
29:48Exactly what you need.
29:49I mean, the house is cool, but that's a tough deal for me.
29:52It's all hat, no cowboy.
29:57To not have outbuildings, to not have a barn, to not be able to show up here and, like, get to work.
30:03It's a beautiful house, but I'm a horse trainer.
30:06There's no horse facility.
30:08That takes some time to get everything built, and I've got to hit the ground running.
30:11You are in corral country, out here.
30:13There's a million companies here that do it.
30:15They build a lot of the modular, too, so you can continue building on.
30:18Pros and cons, you've got to customize it to exactly what you want, but you're not getting the financing initially.
30:23You know what?
30:24That's what we appreciate about you guys helping us, is that, you know, you guys have those ideas.
30:27I mean, that's the whole point of finding somebody that knows what they're talking about.
30:30Right.
30:31Pauline really said she wants a beautiful home, and this is an incredible spot.
30:35And in the land, Jim had to custom-plan his own barn, his own rings.
30:38That's what I want with this property.
30:40Two and a half acres.
30:41The house is so far under their budget, they could build the dream barn.
30:45That's a big perk.
30:46You can see the property line right there by the neighbor's stall.
30:49The fence, yeah.
30:50The fence goes all the way down to the back there.
30:52Okay.
30:53Way back by the cacti that you see back there.
30:54Cool.
30:55I love the view.
30:56I've looked at that mountain for years, and then you stand here, and you think, you know,
30:59we could own this place, and we could look out at that every day.
31:01This is your only structure over here for the horses right now.
31:04For a successful operation, you need a minimum of eight to ten stalls.
31:08I would right away level this, actually, and put in a huge riding arena.
31:12If you're out there riding any time somebody drives by and sees you're a horse trainer,
31:15it's kind of publicity.
31:16I think that's great.
31:17The exciting thing about this is you could actually build that dream barn facility that
31:23you have always wanted to.
31:24Yeah.
31:25You've got the space for it.
31:26You've got a beautiful big house, but the biggest benefit is price is only $7.99.
31:30Yeah.
31:31Yeah.
31:32All right.
31:33Yeah, I do like this style of this home.
31:34It's really neat.
31:41We want to help set Jim and Pauline up for success, so we're taking them to another incredible
31:45horse facility nearby.
31:47From our ranch experience up north, we definitely know firsthand the limitations.
31:51But down here, it's a whole new ballgame.
31:53We want to show Jim that if he wants to stand out from the crowd and live his best life, he's
31:57got to dream big.
31:58So we're setting up a meeting with top rancher and trainer, Steve Ross.
32:02He's going to show them the ropes.
32:05I always loved this area.
32:07There's always been a tremendous horse culture here.
32:09Hey, it's too hot four months out of the year here, but the other eight months out of the
32:13year, the temperature, the climate, it's tremendous.
32:16Horses choose you.
32:17You don't choose horses.
32:19My favorite author, legendary horse trader Ben Green said, loving horses is like having a disease.
32:25The best thing you can do is learn to manage the symptoms and hope to have a productive life.
32:32Let's roll into the barn.
32:33Awesome.
32:34How many stalls you got here?
32:35This is a pretty big barn.
32:36Wow.
32:3724 stalls in this barn.
32:38This is our main show barn.
32:39Oh, wow.
32:40And the misters.
32:41Can we just take a moment to appreciate the fans and misters?
32:44Oh, my gosh.
32:45It's 110 degrees outside.
32:47This is pretty great in here.
32:48It's so cool.
32:49And it's very different to the climate that I'm used to, the everyday training horses.
32:54You know, if you're going to operate in this country, some essentials are you're going
32:57to need shade.
32:58And I build all my barns with extra tall roofs like this so I don't create an oven.
33:02The misters aren't a must.
33:04I mean, we really like it because they're so effective.
33:07How much water does it take to run the misting system?
33:09Surprisingly little.
33:10And we can recycle it.
33:11Do you have days in the summer where you don't work?
33:13We start early and we finish early.
33:15And that's safest for the horses, safest for me.
33:18The best thing I'd tell you to do, if you're thinking about training livestock down here,
33:22you've got to avoid the direct sunlight.
33:24It literally sucks the moisture out of you.
33:26You know, even just the last two days of being here, I can see the change in my skin, right?
33:30Yeah.
33:31I'm actually 21 years old, Chad.
33:36These are our workstations.
33:38That's our equipment room.
33:39Here's our tack room.
33:40The walker's right here.
33:41The arena's out this door.
33:42You're close to everything here.
33:44This is like the Shangri-La of branches.
33:47I love what Steve has done here, but it's obviously way more than what Jim would need.
33:51But I think it was the right kind of inspiration.
33:53It's been really helpful to hear from you.
33:55Really helping me with all my reservations of making that move.
33:58Now I'm looking at the opportunity to live next door to the best guys in the country.
34:02And it's very difficult to get worse if you hang out with the best people in the world.
34:07Pleasure to meet you, sir.
34:08Hope you guys move down here.
34:09You'll love it.
34:10It's from a little bit I've known you.
34:11I think you'll kill it down here.
34:13It's the land of opportunity.
34:25Do you like that the sun comes up every morning here?
34:27Yes.
34:28Gorgeous.
34:31I have to say, Pauline and Jim are very inspiring.
34:34Sort of reminds me of dad when he was always reminding us of the cowboy code.
34:37Live every day with courage.
34:39This is totally them.
34:40Big risk, big reward.
34:41Horses or no horses, this is just a beautiful place to live.
34:44It's gorgeous.
34:45But Jim's going to love the horse facilities at the next property.
34:48And the house is pretty great too, so Pauline and the kids will be happy.
34:51This is a win-win.
34:53Hello!
34:54Hey!
34:55How's it going?
34:56What a romantic stroll.
34:57We walked from Canada.
34:58We've been there.
34:59We've done that.
35:00I think the first thing you need to know is this is a lot bigger, this property.
35:04This is just shy of five acres, 4.6.
35:06The house is a little bit smaller than the other one.
35:09But listen, it's so quiet out here.
35:13The only catch I see here, you see it coming, 1.2 million.
35:16It's at the top of your budget.
35:18Oh.
35:19Okay.
35:20Moving here already feels risky to me.
35:21Being at the top of our budget, that makes me nervous.
35:262,290 square feet, three bedroom, two bathroom.
35:29This was built in 98.
35:31Okay.
35:32In case any of the kids grow real tall.
35:34Yeah.
35:35I mean, they are.
35:37Wow.
35:38I love how open this is.
35:40Being home with the kids and homeschooling and stuff and being able to all be together.
35:44This is your central living space.
35:47It's kitchen, dining room, living room.
35:48Yeah.
35:49You've got the kids' bedrooms and a bathroom over here.
35:51Okay.
35:52And knowing the size of these bedrooms, does this feel realistically like it would be enough space?
35:56Yeah.
35:57Yeah, I do.
35:58You've got your bedroom and a bathroom over here.
36:01Okay.
36:02You're more the design.
36:03I love that it's move-in ready.
36:04So if you are using this for homeschooling, this is it.
36:07I like having this open.
36:09We would do school right at the dining table.
36:11Yeah.
36:12Is it just your kids or do you have other kids you were hoping to be a part of it?
36:15Um, it'll be just my kids mostly.
36:16Okay.
36:17Yeah.
36:18Yeah.
36:19What Drew's getting at is, would you also teach his kids?
36:22Yeah.
36:23I think it's a pretty amazing feature to have the corner glass.
36:26That's cool.
36:27That's incredible.
36:28One thing I know from our ranch growing up, we almost always went straight from the kitchen
36:33out to the barn or out to the stable.
36:35And here you can see there's a straight shot through.
36:37Yeah.
36:38So whoever planned this house originally, they actually did a pretty great job.
36:41People can be hanging out in the living room or in the kitchen and homeschooling at
36:45the dining table.
36:46And we can all kind of be doing our thing, but still be all together.
36:49And I really like that.
36:50The business and the barn has always been priority.
36:52For sure.
36:53And I really said this time, like, I need more space.
36:55And so it's more space than I've ever had, which is exciting for me.
36:59This house only has three bedrooms.
37:01That's one thing to keep in mind.
37:02I know you're wanting a four bedroom.
37:04Yeah.
37:05But unfortunately, this is already the max of your budget.
37:07The thing you could consider, just like in the other ranch you saw yesterday, you do
37:11have a garage attached.
37:12Okay.
37:13You could actually convert that to another bedroom if you wanted to.
37:15Okay.
37:16And then you have the space to build a separate garage down the road.
37:18Okay.
37:19Let's just talk about the one thing that is great here, that you didn't see another property.
37:23That pool is pretty amazing.
37:25I could get behind this kind of lifestyle.
37:27Yeah.
37:28A ranch luxury.
37:29Living this far out of town for me to entertain the kids or to always be bringing them to town.
37:34Find somewhere to cool off every time.
37:36There's a pretty good hall to town.
37:37Yeah?
37:38Yeah.
37:39In the pool.
37:40I will, but they're new boots.
37:41You don't want to get rusty spurs.
37:42I can go.
37:43The pool is a huge bonus.
37:45As a family that homeschools with four kids, like this kind of Arizona heat, we need somewhere
37:50where they can cool off.
37:52And that's a huge draw for me here.
37:54This is the property line here where the corrugated steel is.
37:57Okay.
37:58And then it juts back.
37:59Yeah.
38:00And where that far fence is where we came in off the main road, that's the other property
38:03line, and it runs further back over here.
38:05Okay.
38:06You're almost five acres.
38:07Wow.
38:08That last property we looked at was half the size.
38:09You really feel like you have all usable space here.
38:11Well, look at that usable space.
38:12The whole ring.
38:13Wow.
38:14That's a beautiful space.
38:15I would say with that size arena, if I can't train the horse in there, it's not the arena's
38:19fault.
38:20Yeah.
38:21Exactly.
38:22Right?
38:23Yeah.
38:24Direct access to the road here.
38:25Nice and level.
38:26Tons of space here.
38:27Yeah.
38:28You have the eight stalls across here.
38:29Feed room at the front.
38:30Tack room over here.
38:32I like when they built these stalls.
38:34They did it right because you have misters in two of them, water back here, and there's even
38:38a drain in here.
38:39So when you're washing the horses down, you don't have to worry about getting a big pool
38:42of water and muck below you.
38:44It'll actually drain out the back.
38:45Plenty of space.
38:46The riding ring and everything out front, you've got that extra space in behind here.
38:49So it's not like you're short on space by any means.
38:52Obviously for this one, to walk around here and have the horse facility standing ready,
38:57for me, it's the business.
38:59I can come here and at least get started in the business easily.
39:03My concern is that this being at 1.2, coming here with a family and being so maxed out
39:09on our budget and then the transition of starting the business from scratch.
39:13Like, are you going to get enough business right away to sustain us as a family?
39:16It worries me.
39:17And it's not like it's just the two of you or the two of you with one kid.
39:19You have four kids.
39:20Four kids.
39:21I hear what you're saying.
39:22So the other place, I like that it has a little bit more buffer in our budget.
39:26That makes me a little more comfortable.
39:27Have you ever thought of the fact that, you know, making this massive move to a new country,
39:32starting fresh with your business, have you ever wondered if you're just nuts?
39:38I come up with every excuse we shouldn't.
39:41But being together for 16 years, like, I trust him.
39:44I have all the reservations and he's talked me through them all.
39:48And I'm starting to see the bigger picture.
39:50It's good that you have that balance because it's let you talk through all the worst case scenarios.
39:53I really appreciate that you said you trust me because on the flight down here,
39:56I'm not sure that's what you said.
40:03Talk me through it. What sticks out for you?
40:04Well, we said this time we were going to focus on house stuff.
40:07You like the style of that first house.
40:09I kind of like that.
40:10I like those curves.
40:11It makes it kind of unique and fun and like that Southwestern vibe.
40:14And the main suite kind of separated from the other bedrooms.
40:16Yeah, and I like that.
40:17Sure.
40:18They both only have three bedrooms.
40:19Yeah, we got to somehow knock something off the list.
40:21The second house had a pool for the kids.
40:23That's a huge perk right there.
40:25And the house felt bigger.
40:27And with the big high ceilings, it still had the beam work in both.
40:30Yeah.
40:31And all we do is talk about the house.
40:32Oh, that's what I want.
40:34That is the truth.
40:35The house has to work, but we also have to pay for it.
40:38You know, the business has to work too.
40:40So that second place we looked at has a beautiful barn.
40:43It's very easy for me to already begin planning with a place like that, that has everything there.
40:48It's at the top of our budget.
40:50Yeah, it is.
40:51It's scary to spend that kind of money.
40:53But to me, I'm comfortable with that because the horse math works out.
40:57You simply focus on actually getting horses in the barn and finding those customers.
41:00But do you want to be able to customize it with the other place?
41:03Like we have that budget and you can make it your own.
41:06You've always dreamed of building from the ground up.
41:08Yeah.
41:09And you have that option there with a more comfortable price point, which I'm happier with.
41:12But I do think that one of them checks off more boxes than they are.
41:18Are you thinking about the one I'm thinking about?
41:20I hope so.
41:33I don't know that we could even imagine how cool life's become.
41:45I would wholeheartedly agree.
41:46Like, even though it was at the top, top of our budget.
41:49And we do sometimes feel that stress of like, we are stretching it.
41:54Oh, it's like, yes, we made the right choice.
41:56Hacking up four kids from everything they know and their family and moving them down here.
42:01They have repeatedly since day one thanked us for making that move.
42:06The horse math is mathing.
42:08We're able to charge more per horse because of the location.
42:12And I've really come to love the layout of the kitchen and dining, living.
42:16The kitchen is spacious and open and we can have people at the island while people are in the living room.
42:21It's worked out really good for our lifestyle.
42:24You got me soaked.
42:26Look at it.
42:27For me, missing my family was pretty big.
42:30But thankfully, we do live in an area where people want to visit.
42:34It's very cold.
42:35Drew and Jonathan were incredibly good in helping us.
42:38On the family side of it too, like making sure the house works for me and the kids and us as a family.
42:43It was really about what we needed.
42:45And I think that was really cool.
42:47This is what we are supposed to do.
42:49It feels good.
42:50I love the neighborhood.
42:51I love the community.
42:52It's been spectacular.
42:53I wish everybody had that feeling of going like, okay, this is where I'm meant to be.
